The last game of U of M season means only one thing for the past 84  years, Michigan V. Ohio. If you live in Michigan or will be relocating to the Metro-Detroit/Ann Arbor area this is the one game that consumes us. We look forward to this game the entire year. Brady Hoke, U of M's head coach defined this game as the most important game on their schedule. It is just minutes until Kick-off in the Big House... so that means that all of my outside chores on my home will have to wait until half time or the end of the game. Go BLUE!!!

What are my taxes going to be, after I purchase this Canton, Michigan home?   This is one of a few questions that I get asked over and over. So, I started to make a list of these often asked questions clients ask me often and am going to start blogging about these questions over the next few weeks. Today I am going to start with this question.     In Michigan we have a two tiered approach to calculation property taxes. If a homeowner is planning on occupying the home as their primary residence, the property will be Homesteaded or taxed at a lower rate from a property that is Non-Homesteaded. Homesteaded properties have a lower taxation rate and have limits on how quickly the property tax can increase (once the value of the home appreciates).   Many Bank Owned properties are non-homestea...

Since 2009 Canton foreclosures has decreased. Some of the reasons are: 1.   Banks are trying to spread out the foreclosures 2.   Some  (city of) foreclosures are being sold as short sales 3.   Less people are now going into foreclosure 4.   Some big investors are buying them before the bank lists them to the public either through the sheriff sales or bulk purchases (purchases of  10 -25 homes at a time) There are just not many Canton foreclosures as there were a few years ago.  So you as a home buyer have to be more aggressive.  You need to be getting the latest (city of)foreclosure listings emailed to you.  Then you need to go out and see them as soon as possible.  Don’t wait two days or a week because the good ones will be gone. Currently there are 26 Canton foreclosures (Canton, Mi...

A foreclosure will affect your credit for at least 3 years from the date of the foreclosure.  You will not be able to get a mortgage loan for at least 3 years from the date of the foreclosure.  At that point you can get a FHA loan.  You will need to have about 3 lines of credit that have been paid on time for the last year.  You will need to have 3.5% down payment.  That can be a gift from family.  But FHA has loan limits of $271,050 (as of 2011 in Metro Detroit).  So you can’t get a FHA loan on a single family home for more than that.   If you want to buy a bigger home after you have had a foreclosure and you need a higher loan amount then you will have to wait 5 years to buy a home.  A conventional mortgage through a bank requires 5 years from the date of the foreclosure.   So if you...

Canton Township was once a farm community that has grown from a little over 5,000 40 years ago to just under 80,000, as of the 2000 census. Canton Township is just 25 minutes from Detroit and Metro Airport because of Metro Detroit’s great highway system.  And it is only 20 minutes to Ann Arbor!Because Canton Township was a farming community it has many older and historical homes that have been restored and renovated. Canton Township is now a different community from the 1960’s.  The new residential homes and condominiums gives it a whole different feel.  (I remember walking through farmers fields at Canton Center and Ford Rd.  It is now a shopping center!)  But to explain Canton Township real estate better you have to realize that starting from the 1970’s Canton started growing.  The fa...

Here are five curb appeal tips to help sell your Canton home. (Canton home selling tips). Plant seasonal flowers.  Early spring plant pansies.  Summer plant Begonias or impatiens.  Fall plant Chrysanthemums.  A few carefully place pots of flowers adds lots of color. De-clutter the front porch and the front of the house.  Get rid of all the nick-nacky yard ornaments and statues. Trim the bushes and trim up the trees so you can see the house. Put fresh mulch down to brighten up the beds. Fertilize, water, and cut the grass.  A bright green yard will look a lot better than a burnt out brown yard full of weeds. By doing these quick 5 inexpensive curb appeal tips it will help sell your Canton home quicker.  It will help you get more people inside of your home.  You would be surprised at how ...

There is yet another victim of the great recession. It was announced last week that the Canton, Michigan Libertyfest parade is canceled due to budget constraints. Like government budgets around the country, Canton Michigan is looking for areas to trim budgets to keep the generous offerings that our city enjoys. However, the June parade was an area that did not escape the budget cuts. In a recent press release, Debbie Bilbrey-Honsowetz, Canton Leisure Services Director, whose Department annually presents Liberty Fest. said"It is a very difficult decision to cancel the parade. However, we are cognizant of our current economic challenges and this is just one example of reducing a service when appropriate without negatively impacting Canton's identity." The press release continued to state ...

March 15th is the deadline for Spring recreation baseball and softball youth leagues for the Greater Canton Youth Baseball and Softball Association. The GCYBSA is a great league offering a wide range of programs from travel, competitive, to Rec leagues. I coach a softball and a baseball team every year and highly recommend the league to any parent that is looking for a great baseball experience for their child in the Canton and Plymouth, Michigan area.   If you are interested in registering your child, you can register online at the GCYBSA website.
