As we start a new year it is good to review and look back to see if we can learn from the past. So much of the news lately is on the Housing Market and the difficulties that sellers are having through the erosion of prices. Buyers are waiting for the lowest point in the market to buy. Sellers are looking at prices that were higher a year ago to set prices for today.  In some markets we have seen the average price go down while in others the prices has been stable and even risen. How do you make the right decision in this market? I don't think there is a economist or an "expert" in the business that can say with certainty what the market will do in the short run.  CASCADE TOWNSHIP MICHIGAN REAL ESTATE MARKET REPORT In the chart below, the sales activity has remained constant and cost per square foot has stayed steady for the last few years in Cascade homes.  Even with this good news, the same story as in other local areas, the downside is inventory. The Cascade housing market has shown that the homes are selling to within 96.8 of the list price in the 49546 zip code.  Also we have shown a slight increase in homes being listed as reported by the local real estate board GRAR.  New listing  reported by the board were 4318 for the first quarter totaling 10302 homes for sale board wide.What does this mean...you must market your home to attract the same buyer everyone else in your price range is trying to find.  So simply pricing your home correctly will not get it sold even if it is the best one available in the marketplace.  Buyer's have to find your listing, Realtors also have to find your listing.  It takes much more now to be competitively promoted than a few years ago.Cascade is a great area to live and raise a family.  The availab... 04/18/2007
