Not that it was frozen shut, but the thawing of the Spring Real Estate Market in Howell is coming with a rush. Normally I may have had a couple of appointments today but I am taking the day off.  Why? Well it is Sunday and I like to have a different routine on Sunday with family and church and maybe just doing something that is not real estate in the afternoon.  Two different clients want to see homes today.  So why am I not out showing?  Well, it is my birthday for one today.  Yup, another trip around the sun has taken place and here I am. The clients?  Well a few months ago I hired a showing assistant and she is doing it today.  I like that extra help, especially when there is so much to do. I blogged about this condo at 2181 Knotty Pine Drive when it was assigned to me back in August. After the bank did some minor repairs, added fresh paint, carpet and new kitchen appliances it was listed on October 29th for $89,900.  It went under contract for $97,000 on November 15th, but a lower appraisal had the price adjust downward to $94,000.  We closed on it December 23rd.  It's great to see homes sold to primary residents (or owner occupants). Stats: Accepted offer for 104% of list price in 17 days.  Closed 38 days later with a conventional mortgage.

The area Farmers' Markets are closed until Spring 2014, and while that means we’re not going to have fresh local produce, there are still some great options for local shopping. The Howell Winter Marketplace is one of those choices. It is open 2 Sundays a month through April 2014, from 10:00 am to 2:00 pm.  Some of the items that will be available are fresh eggs and butter, baked good (including gluten-free products), jewelry, arts and crafts.  A new local coffee shop, Teeko’s, will also be on site to sell coffee.  The Howell Winter Marketplace is at the historic Howell Opera House at 123 W. Just took access of a townhouse style condo, 1400 sq ft, 2 beds 1 and a half baths, 2 car garage (only 1 car wide, though - yup - nose to tail parking).  It'll be spruced up with replaced light fixtures, paint and carpet, and probably new kitchen appliances. All in all, it's in pretty fair condition. It's so interesting to see these foreclosure properties.  Some are in horrible shape, others not so bad.  This one is in a 'stalled' condo project that hit the skids when the bottom fell out in '07-'08. Still some unbuilt buildings, but the units are leasing for $1,200 to $1,400/month and selling from the low $60,000's to the low $90,000's.  Still doing the research, but I'm pretty sure FHA financing is out of the question, so a cash buyer is likely the answer. I came across this article in Realtor Mag’s Daily News section today.  Citing an article from the Phoenix Business Journal, it states that, “New-home builders don’t appear too anxious to help meet the demand.”  To be fair, they do mention the lack of qualified tradesmen and the fear of another housing bubble that is keeping builders cautious.  It also suggests that perhaps this is being done to keep prices higher in view of short inventory. Personally, I can’t speak to the desert Southwest’s conditions, but in this area (West Oakland and Livingston), it appears that builders are pretty active - and they seem to be ramping up. Here in SE Michigan the '1st Robin of Spring' usually means warmer, nicer weather.  Not today. For the last couple of years, the weather on St. Patrick's Day has been in the 70's. In fact, for the last two years, I've been able to get my first round of golf for the year played on March 16th or 17th.  Not this year.  It appears that our local groundhog prognosticator, Woody the Woodchuck (who resides at the Howell Nature and Conference Center) and the nationally known Puxsatawny Phil have both misled us.  Early Spring, indeed. It was still great to see a relatively plump robin in my serviceberry tree this morning, even though we had a light snow overnight.  And Spring often means that home sellers are getting ready to list homes.  If that's you, consider calling me for a frank discussion...

If it’s time for the Livingston County Home Show, Spring can’t be far behind – regardless of the weather. Show hours are 5-9 pm on Friday, March 22nd, 10am – 8pm on Saturday, March 23rd, and 10am – 4pm on Sunday, March 24th.  It will be at the Howell High School Field House, and admission is only $6/person, $5 if you’re a senior (60 or older).  On Saturday, from 11:30 am – 3pm, the show will also feature the popular ‘Taste of Livingston’. The number of homes for sale by owners themselves has been pretty low the last few years because of the economic conditions. Run Ichabod, Run!!!On Saturday, October 27, 2012 I ran the Headless Horseman 5k race in downtown Howell, Michigan. There was also a 10k race as well. Howell, Michigan does a great job re-enacting Washington Irving's "The Legend of Sleepy Hollow".I loved that the race started at 7:30 pm and this was one of my few times running a race at night and in the "dark".  The race was made more exceptional by the fact that there was a full moon that night. OK, I admit it.  I’m a big proponent of shopping local.  I don’t care if you’re from Waterford or Birmingham, Ann Arbor or Brighton – patronize your local shops. A couple of weeks ago, some business owners in Brighton got together and made a video about just that topic. Now we have a great promo video of being in downtown Howell during the Holidays. A lot of video was shot during the Fantasy of Lights Parade (which everybody should see at least once!) and really gives you the feeling of shopping in a downtown area. Big box stores and malls are fine for some things, but don’t forget about the folks who work right there on your Main Street.  They usually do a lot more for your community than the big franchises (sorry, corporate policy doesn’t let us do that) and they really are more a par...
