Lake Orion Michigan Real Estate Sales- Home Prices Still Up! Inventory Down! Despite the fact that unit sales have been down the last 4 months in a row, and that the median sale price for October was down slightly from last October (less than 1/2%) Orion sales are still up year to date. 5 of the past 6 months have shown median sale prices above the previous year and October median sale price was down only $500 from the median sale price for last October. Part of the reason for this is the decrease in foreclosure sales. Last year foreclosures made up 48% of the total sales in Lake Orion Michigan but only 38% this year. Lake Orion Michigan Lakefront Real Estate Sales Lake Orion is a 470 acre all sports lake that is in both the Village of Lake Orion and the Township of Orion Michigan. Lake Orion is a public lake with a public access off Indianwood Rd, just west of M-24. The housing on Lake Orion is a mixture of cottages, cottages that have been re-built into larger, year 'round houses, and newer homes. Like the rest of Lake Orion, the housing market on Lake Orion has been hit with its share of foreclosures and short sales and a general drop in housing prices overall. Lake Orion Michigan 3rd Quarter Home Sales- Cold Hard Facts Refute Media Reports Regarding Foreclosures. Which is a fairly nice way of stating that, again, the main stream media is full of shit and spreading alarmist and untruthful information regarding the state of housing sales. I kept hearing all day how foreclosures in Michigan are not only up for the 3rd quarter compared to the 3rd quarter of 2009; I was hearing reports about how foreclosures in Michigan were hitting record highs. First of all, at least one of the sources quoted counts foreclosure notices as a foreclosure. Many of those houses will never go to foreclosure sale. Secondly, you can't take Detroit statistics and claim that is reflective of the rest of the state. Home sales in Lake Orion Michigan are up, average/median prices are down- but not the 28% prices were down last year. The good news for Lake Orion Michigan home owners is that even though prices are dropping, it's more like a gentle glide than the deadly plummet of the past few years.  For the first 7 months of the year average sale prices are down 8% and median prices are only down 3.8%. Short sales are about a quarter of the sales lately in Lake Orion and Oxford Michigan. So unless you are in a hurry to close on a new house, you will more than likely be looking at short sale listings- they are becoming very difficult to ignore. Remember- the seller walks with nothing but bad credit. If the listing agent did his/her job the seller will be protected from future lawsuit from their lien holder(s). The village of Lake Orion...here's a short version of the historic past. Philip Bigler and Jesse Decker arrived and purchased a tract of land, where they erected a dam to unite several lakes into 1 large body of water: Lake Orion. They also constructed a sawmill below the present dam site. The waters of Paint Creek powered machines that cut logs into board lumber and ground wheat into flour that was critical to early settlers. In 1832 the sawmill was burned by vengeful Indians (or so the story goes). In 1854 the name of the town was changed to Orion, though local wags continued to call it Dogway.
