  When you are buying aLivonia HUD home you have to get your mortgage done on time or it is going to cost you money.  HUD will give you an extension to get the mortgage done but it is going to cost you $150. What I have to do for you when you need a HUD extension is to explain why I need it.  Most times a letter from the lender will suffice.  Then I need to fill out a form, attach the explanation letter or supporting documentation with the check and send it to the closing agent for HUD. So save yourself some money.  Get your mortgage started quickly.  Respond to your lender and get them the additional documents that want quickly.  That is key.  Move quickly and most times you will not need an extension.  If your mortgage company is the problem then ask them to pay the extension fee. Is an agent asking you to pay an upfront fee to list their short sale?  My opinion is do not do it.  Now some agents will argue this point.  Some will say the fee covers all trouble and the extra work a short sale has.  Some may not admit it but they cover some of the time a real estate agent has invested if it does not close. I'm one of those people that do not believe in over paying.  I will not pay one carpenter more to put in cabinets than I would another one.  I'm not saying I would go with the cheapest carpenter.  But I would go to an experienced carpenter that is reasonably priced.  I am not into overpaying.  I'm even that way with food.  Sure an excellent steak at Flemings, Mortons, or Ruth Chris's is great.  It definitely a more tender steak.  But my stomach fills up the same w... 07/27/2012

A Livonia home seller there are two documents that you will have to fill out and share with buyers.  One is a Lead based paint disclosure if your home was built before 1978.  Paint that was manufactured before 1976 had lead in it.  In Michigan you need to disclose if you have any reports about lead based paint in your house. Another document you will have to fill out is the Seller’s disclosure.  This form is about the age of certain items, whether items are part of the sale, and whether they are working.  They ask about basement and roof leaks.  Be honest and fill out the form correctly.  Failing to disclose something could end up in a lawsuit.  It is better to disclose an item than to be sued later.
