Tuesday, August 5th, Livonia voters and seven Northville Township residents on the old Northville Psychiatric Hospital voted against the plan to annex the 414 acre property. As a former Northville resident and current Livonia resident, I was conflicted about the debate. Mostly, I'd love to see new life given to this beautiful parcel, regardless of whose responsibility it is. As it turns out, the developer dropped their $100 million lawsuit against Northville Township in exchange for 100 acres of land. Now that the annexation vote is behind them, that agreement can proceed. Given the big push to stop the annexation, I found it ironic to see this sign at the corner of 6 Mile and Haggerty. Hmmm, I wonder who was behind the stop annexation agenda after all?

When you buy a Michigan home you should always have resale on your mind.  Even if it is your "last house" that you want to live in, your heirs or guardian may have to sell it to pay for the nursing home or expenses. In the Metro Detroit real estate market homes that sell the best have: 3 bedrooms or more 2 bathrooms or more basement garage a decent sized yard isn't on a main street does not have things like cell towers, commercial buildings, or busy streets near by. Are health care costs dragging you down? My wife has had Breast cancer for 18 years now.  She is a survivor and every day is a good day.  We are lucky.  Back when she first had it I made a decision to keep her single insurance policy.  (We weren't married yet)  She had a good policy that had reasonable rates.   Of course over the years it has risen in costs. I just read a blog about a closing not happening on time.  This is my advice to Michigan home buyers and Michigan home sellers on closing times. IN THIS TOUGH LENDING MARKET I WOULD RECOMMEND TO BOTH BUYERS AND SELLERS TO GIVE YOURSELF TIME AFTER THE CLOSING MICHIGAN HOME BUYERS:  Don't schedule movers, painters, contractors to come the same day.  Give yourself a day or two.  If you want to move in on Saturday.  Try to schedule the closing on Wednesday or Thursday. MICHIGAN HOME SELLERS: Don't schedule another closing on the same day.  Don't schedule your new home purchase until the next day.      I thought the Metro Detroit real estate market and mortgage market was going to take a dive two years ago.  I was right but I never thought it would get this bad.  It is has been a tough real estate market in Metro Detroit.  I believe it is going to get a little worse before it gets better in Wayne County, Oakland County Michigan.  Many homes are selling for $100 a square foot.  There are some areas in the Metro Detroit real estate market that selling for a little as $50 a square foot.  In Detroit proper there are 1000 square foot homes selling for as little as $5000.  Sure they need a little work.  But some of them are decent Michigan home bargains.  I had some Neighbors in Livonia Michigan that were trying to sell their home.  I coached them on how to prepare their home for sale,...

When buying a Michigan home for sale some home buyers come up with the plan to put in multiple offers yet only want to buy one house. When you submit a written sign purchase agreement and give a deposit and the seller accepts and signs it becomes a legally binding agreement.  So if you put in three different purchase agreements and two of the sellers accept and sign.  Then legally you are committed to buying two houses.  You can lose your deposit if you back out.                                          That is the reasoning on why you can only put one purchase offer on one Michigan home at one time.  It would be different if you are looking to buy multiple houses.  But if you want to buy one Michigan home, then just one purchase agreement at one time. It's been one of those busy busy days.  I had a closing at 9am which stretched on for 2 hours because the closer was late and then slowly did the closing. She kept getting up to get more papers and then would sit there leafing through them while we sat. Which then made me a little late for my next closing.  I had jumped into my car from Livonia and sped to Royal Oak for the second closing.  Then I was sort of lucky that my client was late to the closing.  I had called him earlier twice and there was no answer.  But as I was rushing along he called wanting to know if you could postpone the closing for two hours.  Unfortunately the title company was booked that day.
