I had a propsective seller say that she wants to sell her home quick. So she asked all the right questions. She had me come over for a pre-sale walk thru. We walked through the house and I told her what needed to be painted and what needed to be fixed or changed. She took it all in. Her and her husband looked through the CMA and all the comps. Buying Metro Detroit real estate story. Here in Metro Detroit real estate market homes are going tremendously cheaper than they were several years ago.  In fact in many cities in the Metro Detroit area colonials, split levels are going for a little as a $100 a square foot.  So a 2000 square foot home can be had in Canton for as little as $200,000, or a 1000 square foot Redford home for under $90,000. I just had a client's offer turned down from Option One Mortgage.  They had a foreclosed home in Livonia Michigan that is  listed at 209,900.  The lender got it back a year ago and put it up for sale in October.The 2200 square foot house needs a roof immediately. At a minimum cost of $4-5000.  All the carpet has been ripped out of the house.  $7-10000.  The wallpaper has been torn off here and there through out the house.  All the walls need painting.  The kitchen is in need of updating.  There is a in ground swimming pool that hasn't been opened in over two years and may have to be ripped out at a cost of about $7000.   The basement walls need crack repairs and rod hole repairs.  The yard hasn't been taken care of in years.  The bathroom looks like a bomb went off inside of it.What I c...

The Metro Detroit real estate market is bad, but how bad do you think it is? Here are some home sales number to look at.  Every body knows that the Metro Detroit real estate market was bad last year.  So how is this year starting out? In January 2007 Wayne County homes sales were 1825 homes sold.  In January 2008 there were 1265 homes sold.  That is a 31% drop in number of homes sold in Wayne County.  Though there was only a 3.8% drop in median home sales price during that period.  Comparing February 2007 to 2008  there was a 56% drop in home sales.
