This past weekend was sort of a last Hurrah for Summer in Milford, Michigan. We had something for everybody going on over the weekend.   On Saturday and Sunday the 2011 Milford Home Tour provided access to five of our Village homes (four of them historic homes), plus visits to the Milford Historical Museum and the Log Cabin was open next to the fire station, with a display of how the original settlers lived in Milford. The Pettibone Creek Powerhouse was also open for tours visits both days and the Friends of  Oak Grove Cemetery provided a cell phone based walking tour of the homes of some of Milford’s Civil war heroes, all of whom are buried in Oak Grove Cemetery.   Saturday evening the Milford Downtown Development Authority (DDA) held a reception in Center Street Park to launch the i...

Just a reminder that the Milford Home Tour, presented by the Milford Historical Society, is this weekend.  Presale tickets are on sale at the museum and at Acorn Farm, Main Street Art and Your Nesting Place.  Ticket prices are $15.00 for adults and $13.00 for Seniors.  This year we have 5 beautiful decorated homes most of them are within walking distance.   The Log Cabin will be open both days to give everyone a glimpse of what life was like in the early 1830's.  There will be a lot of children's activities on both days and the log cabin is a free site.  The Milford Car Show and a vintage tractor show will take place on Sunday.  The Car SHow takes up all of Main Street from Commerce to GM Road and the location of the tractor show is in the parking lot of the Huron Valley State Bank on S...

In addition to being a Realtor in Milford, Michigan, I'm also the President of the Milford Historical Society (MHS). The MHS was founded in 1974 by a group of local Milford residents who wanted to preserve the history of our little Village. The main mission of the MHS is running the Milford Historical Museum at 124 E. Commerce St in Downtown Milford. We also run a  very nice web site - www.milfordhistory.org. The MHS runs several events each year, including the Independence Day Parade, which is always a favorite with area residents. Some of our event are aimed at fund raising to support our mission. The Annual Milford Home Tour is the primary fund raiser each year. It occurs on the third weekend in September each year - this year September 17 & 18. The Home Tour features local homes, mo...

The market in Milford, Michigan continues to track downward, at lease as far as median sold home value are concerned. The inventory on the market bounched up at the beginning of the new year. but has again started down - perhaps an indication of dashed hopes of would-be sellers. So far in 2011 the average price per square foot for sold homes in the Milford market remains well below $100 at $82/Sq Ft, with the median value even lower. The SEV multiplier is currently averaging 1.5454, which means that homes are selling at about 77% of their assessed values. On average sellers are accepting offers that are 95% (the median is 93%)of the asking price at tht time of the sale. I don't track how many times the the property has had price reductions before it sells, but my observation is that hom...

The best way to get an answer to that question is to go to the one place where you can find the data and charts and other information about the local Milford Michigan market - the www.themilfordteam.com web site. If you go to the Real Estate Statistics Page there is a whole slew of choices for charts and data and reports for Milford and the surrounding area. On the Charts Page you'll get a view of a couple of important statistics - the median sold prices in the market and the inventory level, as well as the Average Days on Market statistic. The charts on that page are updated in real time when you access them, so you'll see the latest data on the markets that I chart. Further down the page is what I call the Market Velocity Report. It's really the County Market Reports from the local Mu...

You don't have much time when buying a foreclosure so here are some Metro Detroit foreclosure tips.  When you are buying a foreclosure you will be signing bank addendums.  You have to sign them or you don't buy the house.  You can't change anything in the addendums. In those addendums the bank usually puts in a "PER DIEM" FEE  for not closing on time.  If the seller is not at fault for the home not closing then you the buyer will be required to pay a "per diem fee" for each day it does not close.  It doesn't matter if it was your bank that caused the delay.  The fee ranges from $50 - $150 a day depending on the bank.  If an extension for the closing is required the bank has to approve it. So here are my two stories on how your loan closing can be held up You don't have much time - North...

A great house in the Village of Milford now is a great deal, too. We reduced the priced of 518 Atlantic St today from $145,000 down to $137,000. That's a great price on this 3 bedroom bungalow in the Village. Built in 1925 in the Craftsman style, this home is ranch style, with a basement, and has all of the woodwork and hardwood flooring charm that you would expect. In addition the current owners have completely updated the kitchen and the bath. The master bedroom is very large for a historic home and easily accomodates a king-sized bed.  Built on an extra deep lot, this 1,232 Sq Ft charmer also has a two-car detached garage that has a covered walkway to the house, plus there's a shed out back for yard tools and the mower. Schedule your appointment soon because this home isn't going to ...

Many homeowners seem to be very frustrated with the Michigan Property Taxes for various reasons and  are saying that "all Real Estate property values have decreased and that their property taxes should do the same"!   I am here to tell you that "They Are"!  Now, I know you must think I am crazy but let me explain how I can say this. The item that I find most common is that many just do not understanding the calculation process.  Every February, a very important Notice of Assessment, Taxable Valuation, and Property Classification is mailed out to every property owner for their review.  Please review this notice and if you have any questions or concerns, now is the time to contact your local municipality because this can only be contested once per year and is usually in March. Upon rece...

The beautiful historic stone building, formerly St. Mary's Church located at 219 Commerce Rd. in Milford MI within the village's office district and abutting residential areas had a new plan for its future.  All was looking bright for this historic building and its new owner as it was on its way to becoming Milford's newest "Cultural Arts Center".  The building has been feeling the love by receiving an elaborate renovation of more than $200,000.00 only to now be given a red light by The Village Council.                     Many residents abutting this building were very concerned about the village allowing this type of business to enter this area without enough regulations in place prior.  A few of their concerns consisted of the late night activities, increasing noise and traffic.  F...

Never Leave Your Vacant Car Running! Let's not give anyone the opportunity to corrupt our community verbally or physically. I was just reading about a man that left his car running while going into a Milford Michigan Gas station and coming out to discover it was gone. Let's think about this!  If some folks strip houses to try and make a buck, why would they not think about a running vacant vehicle? That is like putting a dog biscuit in front of the dog and saying "leave it" or not better yet, not saying anything at all. Seems that locks are there pretty much to keep the honest person honest but let's not make things so easy on the not so honest ones. Let us all try to be more careful ourselves and watch out for others.  Media covering stories such as this reflects negatively on the Milf...

Some people are waiting to buy Metro Detroit real estateand others are jumping into the real estate market.  Of course Yun from NAR is spinning again.  Like the last 2 years he is calling the bottom and still saying it's a great time to buy. My thoughts are it's only a good time to buy if you are secure in a job.           It's only a good time to buy if you can afford the payments on a new house.                 It's only a good time to buy if you have some extra money as a backup for repairs. Is it the best time to buy?  I don't know that.  But interest rates are still very low, homes prices are still down there, and the availability first time home buyer tax credit dollars.  So in that context yes it is a good time to buy. Are we at the very lowest prices of homes?  That I don't know...

What and how are they looking to accomplish? Officials for The Township of Milford MI are currently reviewing the ordinance language that governs solicitation.  It is stated that at a recent Board of Trustees meeting, Trustee Dale Wiltse proposed a new ordinance for Milford MI that requires any street vendor, solicitor, peddler, transient merchant, or charitable solicitor to purchase a license from The Village of Milford MI and that this ordinance is merely for safety and not revenue purposes   As your local Milford MI REALTOR® -   I have elected to partner with REMAX Platinum and am proud to show this off.  I do not mind registering with the municipality at all, as long as the fees are not outrageous.  When I am out meeting and speaking with others, I where my identification tags so th...

25th Annual Milford MI Car ShowSeptember 20, 2009Main StreetMilford, MI  48381  Another Wonderful Event!  It is hard to believe that this has been held on Main Street for 25 years in a row.  I (Wendy Valko) personally, want to say "Thank You" to all the volunteers that made this event possible.  I myself have been event coordinator for many years past and know that the preparation for the upcoming year's event begins immediately after the award ceremony and consists of many hours of time.  Without each and every one of you, such an event would not be possible. Beautiful Automobiles began lining up on Liberty St. at aprox. 5:30 am.  Owners (participants) eagerly waiting their green light to enter onto Main Street and for guidance to their parking areas for display and for the socializing...

I going to get a little deep here tonight.  What are we really here for?  What mark are you going to leave on the world?  Let's face it we aren't Albert Einstein or Barack Obama or Mother Theresa or Ghandi.  We are simple people but..... We can still make the world a better place even if it is just small things we do.  Here on active rain we give free information out to buyers and sellers.  We give our time and knowledge to help people.  Sure we have an ulterior motive of getting customers out of it. But other people call too.  People in foreclosure, people who have bought and have issues, people that have questions.  What I say to you is talk to them, sure they don't bring you money but....   Talk to them and spend the time they need to answer their questions.  Sure they may not be a r...
