So I wish I had a better camera on my cell phone... (oh, hell... I wish I had a better cell phone)... for exactly this type of situation. I was walking through a property with a pair of buyers (yes, remember those? ... "buy-ers"... say it with me... "buy-ers")... and we came across this prehistoric ice-chest. I hesitate to call it a refrigerator, (even though that's how it's marked) it was the size of a modern KitchenAid or GEProfile... and my photo doesn't do it justice... the image on the upper right is the label that you see at the top center. Listing Real Estate isn't the same as it was several years ago.  Many sellers think they should see the same result as it was when a real estate agent put a for sale sign in their front yard. I received an offer this weekend on a beautiful home I have listed. The initial offer was low and the buyers agent and the buyer knew from the beginning the offer would be countered. Also with the offer was a couple little traps that most agents overlook, from my experience as a broker.  The first trap was the interest rate the seller expected to not exceed.  In our state the interest rate can be a way of getting out of a purchase agreement.  The statement"interest rate not to exceed" can be a escape route.  If the agent uses an interest rate below what is available you know what the mind set it going into the contract process. As soon as you counter the offer the original is gone as with any contract.  If you don't counter and accept but the buyer can't get the interest rate specified ...

Let me see....if it snows I don't get my mail...my mail carrier complains she doesn't have snow tires as she spins away.  I get little notes from my carrier that my mailbox is to hard to open.  I couldn't figure out why the carrier was in from of my homes mailbox so long...reading the mail?  Nope...she was filing my mailbox door to reduce the friction so it opened and closed the way she wanted.  I asked her to stop...it could flop open in the wind and my mail would get wet.  She says you may buy them but they are under postal law jurisdiction!  Hey....I hate inform you but only the mail and tampering with the mail or boxes for illegal activity is governed by that law.  You can't file or alter peoples mailboxes to suit your whim. She says fine...I can't open the box you don't get mail......

Builders are leaving the market by the dozens. It is a difficult market when 60% of the homes in your market are foreclosures or short sales...it is even more difficult if you have to sell new homes at the high end of the market. We have seen the number drop substantially within the membership of the local home builders association. The membership has dropped enough to cause the local home builders association to put their building up for sale and close ranks so they can sustain the association and be fiscally responsible.  New home construction in the Midwest fell by 13.7% with an expect drop to 650,000 units monthly on a nationwide basis by mid summer of 2009 as opposed to current rate of 791,000 new home starts.
