I can not tell you how many gallons of gas agents are burning showing properties.  I decided to see if we could reduce the number of showings with a video. We looked at a way to reduce the number of showings and this is not happening to all agents...but a larger percentage than ever are showing a huge number of homes.  Large to me is over 15 and when the number approaches 50 I can hardly believe an agent would do that! So here is one of our new practices that is working and might work for you too.  I have produced a PowerPoint CD that takes the buyer through the buying process of searching for a home.  We define the clients needs and wants, very important to the process.  If buyers are defining what they want while they search you are going to show them half the town!  So make sure you ...

Today  there  are 3274 properties for sale in Muskegon County. In the last 30 days there have been 183 closed sales . That would indicate  if all properties were equal and all Realtors selling them were equal that  6 out of 100 properties would sell in a given 30 day time period.  The odds are the same as winning a free ticket in the Michigan lottery. The good  news  is  you can double  your  chance  by  hiring  a full time agent [ me ] that  understands  the  market. You can double your chance one more time by pricing with the current market and staging your property and getting the landscaping looking good. Here is the sale info for the last 30 days   RESIDENTIAL SOLD Properties Address City Map Bd Bth SqFt LotSz Year   Date $/SqFt DOM/CDOM Orig Price List Price Sale Price SP%LP   508...

I recently was reading MiBiz (Michigan Business Magazine) and came across a unique marketing and customer service that Mr. Anthony Lambers provides to his clients for closings. I've personally have never met Anthony, but find his services a unique idea in customer service. Anthony, is with United Financial Mortgage Services in Muskegon, Michigan. Anthony makes the closing experience one to remember. The normal cold traditional closing is no longer an option when a customer deals with Anthony. What makes Anthony's service unique is each mortgage closing is held at CF Prime Chophouse & Wine Bar. "He has arranged for the restaurant to stay closed during the closing and the client has a private chef. The client enjoys dinner and a bottle of wine. Realtors and title agents have been impresse...

Curious about the market? Here is a graph showing the market activity for the the last 1/2 of 2006. This covers the Northside area. basically Cedar Creek, Dalton, Laketon, and Muskegon townships north of the Muskegon river. The 100-125 = $100,000 - $125,000. price range the $125,000. - $150,000. price rqange is next. The numbers beneath each price range are the number of homes sold in that area at those price ranges.A couple examples: 13 Homes in the $100,000. - $125,000. price range Sold in Dalton Township between June and December 2006.3 Homes in the $200,000. - $250,000. price range Sold in North Muskegon between June and December 2006.

I have lived in West Michigan all of my life. I enjoy the changing weather and the varied topography.Sometimes in the summer time, it gets up to 100 degrees and is usually very humid. It makes a trip to the lake almost a necessity. It seems the Big Storms form further west and, a lot of the time, they approach Lake Michigan latter in the day. That usually cools them off a bit so we seldom get tornadoes.Lake Michigan is about 80 miles across where I live. It is so far that you can not see either side when you are in the middle of the lake. It warms up to 70 to 80 degrees and we have some of the nicest beaches on Earth! We also have numerous inland lakes and rivers. Some are navigable from Lake Michigan. Usually good for a cruise or just to explore. We get a lot of snow in the winter. The ...

It has been a while since my last blog!  The holidays really "gobble" up our time.  That, combined with my efforts to firmly establish myself in this industry, really make my time fly.  I have enjoyed my career, thus far, as a Realtor.  It is exciting, and challenging, to analyze the market, and to decide which strategy is best at which point.  It's also great because I get to work in Muskegon, Michigan.  It was just reported that our lakes are becoming some of the cleanest in the nation!  We were also ranked third on the internet for the number of tourist hits.  This was below Mackinac Island and Traverse City.  Contractors are still developing in this area and the trendy stores are on the rise.  Because of our beautiful lakes, great camping, and a variety of winter activities, I belie...

As you can see, I am Sheri.  My marketing motto is "You're on First!"  My professional goal is to set a new standard of service in my area, Muskegon Michigan.  When clients call on me, I utilize my best people skills to make each feel special, well-informed, and at ease.  I am also respectful of their time and resources in that I don't infringe upon these by being pushy.  Since becoming a Realtor, much of my energies have been spent educating myself toward becoming a top producer.  Becoming an ASP has been one area which has been beneficial in obtaining many listings.  I also work for a broker who not only is well known, and well respected, but has many years of experience, and he too, pushes himself toward greater standards.  It is my personal, and professional opinion, that Bernie Tas...
