 Some Northville real estate is moving quite quickly if you look at the table below.    Look at the column that says DOM (days on market). Some of these Northville homes have sold in 2, 3, or 4 days on the market.  That means that had time to negotiate the sale and accept it in less than four days!   You will notice that the ones that have been on the market a long time sometimes are short sales or on major streets. 1 thing you should never do is to let somebody work on the the house before they own it - My Northville home selling tip.  I have had buyers agents call me up and ask me if it was alright that their clients started working on the home before they closed on it. NO          NO          NO ! !! Here is some South Eastern Michigan first time home buyer advice..... don't use a credit union to get your mortgage.  I used to be a big fan of getting your mortgage through a credit union.  But for some reason it has become a nightmare to get a mortgage approved through a credit union. I had three deals through one credit union within the past two years and they all have been nightmares.  This credit union took about 67 days to get one deal done,  then failed to disclose the closing costs properly on another, then messed up the final paperwork on the same one, and then took five weeks to get a pre-approval letter before they denied the borrower. Abbey Knoll neighborhood in Northville MI is located North of Eight Mile Rd and East of Beck Rd right next to Pheasant Hills subdivision.  Abbey Knoll homes were built during the years of 1986 -1989 and range from 2300 - 3400 square foot. Currently there are no Abbey Knoll homes for sale listed on the Metro Detroit MLS. Yes I heard on of my friends utter the words "I lost $200,000 on my Northville home".  This guy is smart.  He is retired and wasn't ready to sell back in 2004 at the top of our Metro Detroit real estate market.  Now he is thinking of looking for a home in Florida. But he won't sell his piece of Northville Real estate because he has lost $200,000.  It doesn't matter that he wasn't ready to sell or couldn't sell 4 years ago.  It doesn't matter that he won't see his house come back to that high value in the next ten years.  It may even take 15 -20 years to come back to that level.  It took 15 years in a good economy to rise to that level.  So who knows how long it will take in this so-so economy. Should you buy a new Northville home or not?  What are the downfalls of a new Northville home? You can buy a new Northville home for just about the same cost as an existing Northville home that is a few years old.  The issues are what isn't included in the sale of the home. For example: Is landscaping included? Is a deck included?  What is included in the base price?  Do you need to pay for a bunch of upgrades like granite counter tops? Do you have to pay a lot premium? That is what is going to cost you.  I would say the average person spends anywhere from 10 -15% over the base price in upgrades.  Remember the builder is most likely going to charge you for that nicer light fixture, or for the tile versus carpeting.
