 Are you moving to Michigan?  Here is Plymouth MI relocation information and Plymouth MI real estate information.   Plymouth Township's millage rate continues to be one of Wayne Counties lowest tax rates.  Here is Plymouth Township's Millage rate for 2009.    28.3754.   The City of Plymouth's millage rate is higher.     Heather Hills Subdivision in Plymouth Twp MI is one of Plymouth Township's newer subdivsions that have been built in the last 20 years.  What is nice about the subdivision that the entrance to M-14 freeway only a two to three minute drive away.                Heather Hills subdivision isn't a huge subdivision in fact it only has about 85 homes in it.    The homes were built during the years of 1990 - 2003.        The homes are mostly Colonial and Cape Cod style homes.                                                      Most of the homes have brick exteriors or brick/vinyl or brick/wood exteriors.  And there are some homes have sections that have Michigan stone.   The garages in Heather Hills subdivision are side entry garages.  They are mostly 2 or 3 car garages            Heather ...

Plymouth MI is a great place to live.  With homes located within walking distance of the central  downtown, Kellogg Park, shops, and restaurants The City of Plymouth draws people looking "old time city life".  If you don't like older homes then Plymouth Township offers homes from 1500 square feet to over 4000 square feet with the latest amenities. Right now there are only 164 Plymouth MI homes for sale.  They range in price from $34,000 up to $2,999,999.  Of those 164 homes 32 are short sales and only 9 Plymouth foreclosures.   The 9 Plymouth foreclosures are priced from $34,000 up to $700,000.  Average time on the market for these 164 Plymouth homes are 262 days.   Which tells me that quite a few of them are over priced because right now homes are selling relatively quickly if they are...

Tomorrow Sunday is the last day for the Plymouth Ice Festival in Wayne County Michigan.  It was a beautiful day to stroll thru Kellogg Park and look at the ice sculptures. The weather was a little warm yesterday so the sculptures were cloudy and cracked looking though the newly carved ones looked great.    There were a lot of people out at 10 am in the morning and I am sure downtown Plymouth was packed later in the afternoon and at night. Hello Michigan seniors there is now new home purchase help from a major mortgage company.  It is a new loan product for senior citizens and I think it has multiple applications.  it is really for senior citizens that have some money. I am going to give you some rough examples on this new loan product can help you.  This is a general example as they have a specific formula that is based on the seniors age and value of home.  But here is a rough idea of how it works. It depend on many different aspects on how much being on a main road reduces the value of the Livonia homeor Plymouth home.  Here are some of the vary degrees of being on a main road. Is it a major 4 or 5 lane road?  Or is it a smaller 2 or 3 lane road?  Is it a freeway? I stopped into Ironwood Grill one of downtown Plymouth's newest restaurants.  Just open three weeks it was pretty full at lunch today.                               From outside it looked expensive.  I thought it was going to be pricey but it wasn't.  It was a medium ranged priced menu.  They had ribs, salads, burgers, and wood fired pizzas.  I myself just had a burger.  I'm a burger type of guy but my doctor says I should be more of a salad type of guy.  But let's not digress. I didn't have a camera with me tonight when we went to downtown Plymouth MI.  It was pretty neat. They had all the Christmas trees in Kellogg Park.   Many of the stores had their buildings decorated.  We were just going down to Kilwin's to get an ice cream cone.  My wife was still full from lunch so she just wanted dessert for dinner. We stopped and listened to a group caroling in Kellogg Park.  Then went and got an ice cream cone.  That is what is neat about downtown Plymouth MI.  There are people walking around enjoying the downtown area.  Some stores are open late and of course all the restaurants and bars are there for a refreshment and a bite to eat.  So come on down to Downtown Plymouth and enjoy. So how do Michigan property taxes work?  To explain Michigan property taxes is not easy.  But to break it down there are 2 ways Michigan properties are taxed.  The are either homestead or non-homestead taxes. Homestead taxes - if you live in the property as your primary residence you get a reduction in your Michigan property taxes Non-homesteaded property taxes - If the property is a commercial property, an investment property, a vacation home, or a rental property you pay full amount of taxes.
