Private owned median price increased 9% in Feb. 2010 from Jan. 2010 and # of homes stayed relatively the same.  Bank owned homes median price decreased 21% in February 2010 from January 2010.  February 2010 median sale price decreased 13% from a year ago February 2009 & # homes sold increased 36% in Feb. 2010. Lately I have been showing Rochester and Rochester Hills homes to two different buyers.  Rochester is a nice stable community.  Located off I-75 or M-59 it is not too far from the City of Detroit. What I have been noticing is that many colonials have been selling for very reasonable prices.  I have looked at so many Rochester Hills homes.  If you look at the Rochester Hills homes under $250,000 you will notice that they are selling under a $100,000 a square foot. Many selling for under $80 a square foot home.  Some of these Rochester homes were move in ready.  Now that is a deal. Often, sellers think that sending house keys to bank will satisfy their obligation.  It will not.  When the borrower closed their loan they signed two documents; first, "A Note" which is a promise to pay and second "The Mortgage" offering the home as collateral.  These are two different documents; the loan is a promise to pay the FULL AMOUNT owed or amounts if you have multiple notes/loans.  The MORTGAGE, allows the bank to seize the asset, BUT it does not allow forgiveness if the asset is worth less then the note.  The bank can and most likely will at some date try to collect the difference.   They can hire collection companies, attorneys and even garnish wages.   The bank can also 1099 you for the charge off and put a foreclosure on your credit record.
