    Happy Saturday Everyone! I had to bring back this list which I had in a post back in July, 2011 titled Top 10 Reasons to use MY Preferred Lender!    I recently had a deal with a certain bank doing the mortgage, that was in complete disarray! And, it absolutely did not need to be! There was no reason for it. This deal wasn't a distressed property, not a short sale, not a foreclosure. My buyer was your typical qualified fha purchaser. In fact, I would say that's one thing the bank did do correctly was pre-approve my buyer. The pre-approval was strong. Without going into too much of a rant here, because I can feel it coming. The highlights or lowlights were - very poor communication, closing was delayed for 2 full weeks making it 2 months from the time the offer was accepted to closing... 11/09/2012

Here are the market statistics for St. Clair Shores single family homes for October. 77 Closed average sales price $87,000 median sales price $78,500 lowest sale price $20,000 highest sale price $$435,000 average days on market - 56 median days on market - 28 Of the 77 closed homes in October, 23 of them were bank owned foreclosures and 11 of them were short sales. The remaining (56%) were private sales!   For those that don't know a Flip is a term used for a house that was bought at a wholesale price, rehabbed or improved and then put back on the market for retail. The goal is for the investor to improve the house and make a profit.   Being a full time REALTOR(r) I've shown quite a few Flips while working with buyer clients. The one thing I can't understand is why some of these flippers put the home on the market when it's not complete, and then try and get top dollar? I don't know if it's their agent rushing them, wanting to get it on the market or if the client(s) are insisting or both!   This past summer the market has been hot in our local area with inventory low, especially for private sales, making it a sellers market.   Here's the statistics for the month of June for the St. Clair Shores real estate market: Avg. List Price $84,357 Avg. Sales Price $81,981 Highest Sales Price $695,000 Lowest Sales Price $26,000 Homes are selling. Inventory remains low, which is not so great for buyers, but good for the over all recovery of the market. Looking back at the absorption rate the last 6 months in St. Clair Shores there's currently a 2.5 month supply of homes on the market. That's including short sales. If you're a buyer that doesn't want to be bothered waiting for a bank to possibly approve a short sale, there are currently 46 active on the market.
