There were 4 waterfront homes that closed in St. Clair Shores for the month of Septemeber. All were canal front and 2 of them also had lake views. The 4 homes ranged in sales price from $199,000 to $505,000 Of those 4 closings: the average days on the market was 84 the average price per sq.ft. was $112.69   Location plays a huge part in the value of your St. Clair Shores waterfront home. Condo's also continued to sell in St. Clair Shores for the month of September. There were 14 condominiums that closed between 9/1/11 and 9/30/11 up 1 from August. The average list and sales price was considerably lower for September due to the fact that 6 of the closings were under $20,000 and only 3 were over $50,000. The lowest sale was a 700 square foot apartment style that sold for $10k and the highest was a 1 story ranch located in the golf course community that sold for $75,000.   Positive trends seem to continue in the St. Clair Shores Real Estate Market! Closings were up from last 2 months. Bank foreclosures continue to be a good portion of the sales activity with 32% of the closings from the month of September being Bank Owned Foreclosures. Currently as of today, October 19, 2011 there are 265 single family homes on the market in the Shores and 34 of those listings are bank owned. See below for September statistics.   Since summer is quickly coming to an end, in addition to my St. Clair Shores Market Report for August I thought we'd take a look at the waterfront activity in St. Clair Shores for the year to date, effective September 15th, 2011. Through September 15, 2011 there have been 19 closings on canal front and Lakefront homes in the Shores. Currently as of today there are 25 canal front or Lakefront homes on the market ranging in price from a 1,000 sq. ft. bank owned canal front home at $64,900 to Lakefront homes over 4,000 sq.ft. priced over $800,000. Now just because Fall is upon us, doesn't mean the waterfront market stops. Sure, you may not get the boaters that want to close and move in before the season starts but looking at last year there were 13 canal or lakefront homes that sold betw... 09/20/2011

Houses weren't the only thing that sold in St. Clair Shores for the month of August. There were 13 condominiums that closed between 8/1/11 and 8/31/11. These closings ranged from apartment style condos to golf course condos to Lakefront view condos. Sales prices ranged from as low as $14,000 to $260,000 The average list price of these 13 condominiums was $66,046 The average sale price was $60,126 The average days on the market was 150   There are currently 72 condo's on the market in St. Clair Shores as of 9/13/11 and to date there are 20 sales pending. Looking at the condo sales over the past 12 months, the St. Clair Shores Condominium absorption rate is currently at a 8 month supply.  While St. Clair Shores is not known for having a huge condo community, there are actually more than y... 09/13/2011

The summer selling season finished strong in St. Clair Shores with 89 closings for the month of August! Let's hope the trend continues for September. The average days on the market was 64. Bank owned homes accounted for approximately 28% of the closings which continues to keep values down. One good thing that I'm noticing is that a lot of those bank owned homes are being bought by investors who are flipping / rehabbing them and then reselling.  Note the closings and statistics are for single family homes only, condo's were not included in this report.     There were 89 single family homes that closed in the month of August, 2011 in St. Clair Shores. Ok ..... I just closed on a home last week with a buyer client of mine. My client used their own bank (which will remain nameless) for their mortgage services and things did not go so smoothly with them. This should have been a slam dunk for a mortgage person. A+ credit, good job, conventional loan, no concessions.   In the end we ended up closing and everyone was Happy, but I sure wish I would have recommended that my buyer talk with my preferred lender, I think it would have been a lot less stressful on my first time buyer, but hindsight is 20/20 as they say.   So in David Letterman fashion here's My Top 10 Reasons to use my Preferred Lender.   #10)  It's not always about who has the lowest rates and fees. Based on those 6 month statisics there is just over a 4 month supply of inventory in St. Clair Shores.   There were 430 single family homes that closed during the first half of the year for 2011 in St. Clair Shores. The average sale price was $66,048 and the average list price was $69,998. Here's a break down of the number of homes sold in the various price ranges to give you an idea.                                       St. Clair Shores Real Estate Market Report There were 66 closings in February for single family homes in St. Clair Shores.
