Michigan mortgages and how they work Many people want to know how Michigan mortgage brokers get paid.  Many times Michigan home buyers believe that by going directly to the bank that they can get the lowest rate.  Many times that is not true. I remember back in 2003 I quoted a rate to a customer and told him that I was going through HSBC bank.  Unknown to me he went on line with HSBC Bank to get a better rate.  After all it would be cheaper to go direct and cut me out.  Well he got quoted a higher rate.  Well he didn't give up.  He called the bank.  Again the bank rep could not give him a lower rate.  At closing he confessed to me that he had done this.  He wanted to know why or how I was able to get a HSBC mortgage for him and give him a lower rate than the actual bank did.  It was sim...

That questions is on many peoples mind in the Metro Detroit Real Estate Market.  Who really knows where the bottom is?  Who know if Michigan homes for sale prices will continue to drop? I wish I knew.  I have heard stories that is going to turn around at the end of this year.  Some say middle of 2009.  Some say the Metro Detroit Real estate Market won't turn until 2010.  Some say they see indicators that is going to go up soon. Every "expert" has their own opinion.  I call them guesses.  As a local Michigan Realtor I guess that it will be at least 2009 or 2010.  So why should you buy now?  Why shouldn't you what for the bottom of the Metro Detroit real estate market? The main reason is:  who is going to tell you when the bottom is?  Are you on some special email alert?  Is an owl going ...

Buying your first home can be scary, but if you follow these tips, you will do just fine!   Many young people do not realize that they can afford a home, they can get approved for a mortgage. Sometimes you need little or no money to buy a home.  There are Government programs for first time homebuyers (FHA) and some Michigan counties qualify for low down payment programs.  (Rural housing program)The key for any Michigan home buyer is to plan ahead.  You may need to repair your credit, save for a downpayment, get more time on a job, save for closing costs.  You need to know what you have to do to get started.  You may be one of the "great buyers" and have everything you need to get started right now and not know it!  The first thing to do is to set an appointment with a Michigan Mortgage ...

So you are ready to put in a offer in on Metro Detroit real estate.   You want to ask for all the drapes, the curtains, the 4 appliances, and the play set.  Sometimes by asking for something that you can use but don't actually "have to have" is a great negotiating tool.  If the seller really wants to keep that item they have said no to one item of the purchase agreement. When negotiating it is give and take.  You may be asking for a certain closing date and a certain occupancy date, and a $15,000 lower price.  When you ask for the extra 7 items you are putting more give and take into play.  Sometimes it is a psychological advantage when they say no to the playset and the appliances and only $5000 lower.  If the closing date and occupancy were important to you and the play set didn't mat...

How to price your Michigan homeCMA is real estate abbreviation for "Comparative Market Analysis." A CMA is a report prepared by a Michigan real estate agent providing data comparing your property to similar properties in the marketplace that are close to yours and that have sold recently (within 6 months or a year).  The real estate agent also shows you what homes are for sale now.  The sold comparables in this market should only be under 6 months old.  Only those should be considered.  Older ones are not a good comparable in this Michigan Buyers Market. The reason why you need one is so that you can compare your Michigan home to homes that have sold and the ones for sale.  That way you can price your home correctly.  "Price it right" and it will sell!  The agent should ask you basic que...

There are so many of us (realtors) that are workaholics.  You can tell that I am. I am up blogging before I go into the office and I am at it right now 9:00 at night.  To be a success in any business you have to put in the time and real estate is no different.  We spend hours doing the paperwork, communicating with our buyers and sellers, searching for information you need to make sound decisions.Sometimes workaholics forget what is most important in life.  My next door neighbor had just put in for his retirement and was going to retire in January.  He was an avid golfer, bowler, and all around nice guy.  He had a good retirement that he wouldn't have to worry about money.  He was set for retirement!  Until two weeks ago.He found out he had cancer.  It was like lightning striking a foot...

I read an article in the South Lyon Michigan newspaper that made me choke back tears. The story is about a fifth grade Bartlett Elementary teacher, Ross Baker, who's smart thinking saved the life of a local family. Here is the articleThe student came to school sad and Mr. Baker inquired what was wrong. The student told Mr. Baker how his two birds had died. After thinking about it for a while, Mr. Baker thought it was odd that both birds would have died at the same time. He recalled something that he had learned about how miners would take birds into the mines, if the birds succumbed, there was not enough oxygen. They contacted the child's mother and encouraged her to call and report a gas leak. The woman admitted to smelling gas in the home, had been suffering from headaches and nausea. T...

We all do ... don't we? Or I am the only pathetic parent/Realtor on this planet using their kids to stir up some attention?Over the weekend, South Lyon, MI had their annual Pumpkin Fest which included a parade as many fests do. Real Estate One always has a spot in the parade and I decided to join the few that participate this year. My kids thought it would be fun to walk with me and pass out candy. So, I get the brainy idea to get them a Real Estate One t-shirt with our company logo on front. Well, my brainstorming didn't stop there ... why not add a little something on back right? Lots of people show up to this parade.Yes, you read it right ... "Hire My Mom, Lisa Bender, She Rocks!' or my daughter's personal favorite, " ... She's Da' Bomb!"Anyway, turns out we all had great fun and I g...
