When it is time to sell your home, you want to price it to yield as much return as possible. Pricing strategy is one of the most important elements in selling your home.   A market analysis of your home will help you determine value. This involves analyzing the current competition--other like properties currently on the market. I'll look at properties that have already sold, to determine what people have been willing to pay for similar properties. I will also analyze properties that haven't sold, some of which are overpriced.   The goal is to price the property accurately for the marketplace. You don't want to leave money on the table, but you don't want to overprice your home either. If you overprice the property, you risk having your home sit on the market. Then you may have to dro...

By Beth Milligan   A long-gestating project to bring free WiFi to downtown Traverse City could finally be going online. This morning, the Downtown Development Authority (DDA) Board will consider a proposed agreement with Traverse City Light & Power (TCL&P) to implement significantly expanded wireless capabilities in the downtown district. TCL&P would cover upfront costs to the tune of $790,000 for the project, which calls for the installation of radio nodes to create a wireless mesh network utilizing the company's existing fiber infrastructure. TCL&P would then recoup its expenses over a 10-year period from the DDA. The new system could provide free WiFi for residents and visitors in downtown Traverse City and the Open Space, capable of accommodating up to 27,500 users simultaneously. ...

Traverse City Real Estate Market Report What lies ahead for our local real estate market will be interesting to follow. As we see doom and gloom in our National news, our local economies appear to be holding strong. Interest rates are up over 1% from this time last year.  That said, there is more to purchasing a home and obtaining a mortgage than interest rates alone.  If you speak to a lender, make sure you they are informing you of all your options for loan products.  The way that you plan to utilize your home and the duration that you anticipate your being in your home will greatly affect the loan product that your lender should place you in.  If you are in the market for purchasing a home, be sure to make an appointment with Randy Brown from Versatile Mortgage, here in Traverse City...

Why and How Northwestern Bank Was Sold March 12, 2014 By Luke Haase   With yesterday’s announced sale of Northwestern Bank to Midland-based Chemical Bank, The Ticker examines why the deal happened and how the two Michigan community banks came together. Why Most bankers and analysts agree that it’s increasingly challenging for small players to compete amidst more federal oversight and regulation. “What you’re seeing is the impact of federal legislation. The regulatory environment banks face is very difficult,” notes Doug Wolf, president of Chase Bank in TC. “Unless you have the resources to handle all those requirements, it just cuts into your profitability. Smaller institutions are now forming some consolidation to be able to handle those regulations across a bigger footprint. And you’...

One of the very first things you should be doing when you are anticipating purchasing a home is to meet with a lender.  Not just any lender, a lender that has been referred to you by someone you trust (who has used them before) or even better yet, your Realtor. There is virtually nothing further you can do in your home buying process (other than dream) until you have met with and applied with a lender and have been given the green-light to look at homes.  Without a pre-approval letter and assurance from a lender that you can qualify for a loan, you are literally wasting everyone's time by wanting to look at homes.  Put yourself in the sellers shoes.  Their listing agent calls them to tell them that they have a showing on their home.  In their mind, they are expecting the potential buye...

There is a fine line between leaving money on the table and pricing your home well. In our current market, we have very low inventory levels in many price points.  This doesn not, however, mean that you can price your home higher than market value and expect it to sell.  It is critically importnat that you take the advice of your Realtor and price your home within the parimeters of the homes that are selling in your area.  It does no one any good to have a high priced home sit on the market.  After a certain period of time on the market, buyers start to wonder what is wrong with your home that it has not sold in a sellers market.  No time like the present to get your home listed and sold Call TODAY   231-944-9906 to speak to one of our Realtors about listing your home Be sure to ask abo...

We are seeing higher than normal snow fall this winter and it is causing some challenges with furnaces.    Cherry Wings Realty has received a record number of calls the past few days from tenants stating that they have no heat.  What we are finding is that the furnace vents and air intake pipe openings are not being kept clear of snow. It is also important that you have a functioning carbon monoxide detector in your home. High-energy furnaces have fresh air intake pipes, which can easily become buried in the snow.  To find where your pipe is to check on it, follow the PVC piping from your furnace to where it exits your home.  It will either go out the side of your house or up through your roof.  If this intake is blocked with snow, it will send a message to the unit and it will shut dow...
