Tull Lake homes (White Lake, Michigan) for sale in Twin Lakes subdivision. One area of homes are newer and larger colonials. The other side of the homes are smaller and consists mainly of ranchs, tri-levels, and quad levels. Most of the Tull Lake lakefront homes are split levels or ranches.  Though in the late 90's they dredged out a swampy area and made a new bay.  On the new bay they built bigger colonials that range from 3000 square foot to 5000 square foot.  The majority of the are on the bay though there are a few on the main lake. Brendel Lakefront homes (Oakland County, Michigan) for sale. The real estate on the lake varies. Brendel Lake isn't what I would call a pretentious or upper end lake. Many of the homes were built in the 1920 -1960’s; many of them are smaller cottages. Though there is one lake home that is over 4000 square feet. But that is more of an exception. Most of Brendel lake real estate are modest homes. Brendel Lake does have a neighborhood association that has a small park and beach access for some homes that are not on the lake.  There is no DNR public access or no public beach. A White Lake home inspection is important to do whether it is a brand new house or an old house.  YOU SHOULD ALWAYS HAVE AN HOME INSPECTION DONE and DON'T LET just a relative do it.  And don't let the cheapest guy do it. My story about that is:  My client was very frugal.  So he thought the list of 10 inspection companies prices I gave him were too high.  So he went on Craig's List and found himself a home inspector.  The guy showed up about 20 minutes late.  He came in raggedy jeans with several large holes in them. Tull Lake White Lake MI is a man made lake that was built in the 1950's.  It's not very deep, it may reach 10 -12 foot in the deepest spot.  There are 3 small islands on the lake.  Two of the islands are on the main lake and one is in a bay.  Tull Lake in White Lake is a relatively small lake being only about 90 acres in size.  Tull Lake is a private all sports lake (no jets skis though).  There are quite a few boating restrictions on the lake.  It is a quiet lake as jet skis are banned from the lake. After a brief respite at the end of last year, when things looked like they had stabilized and might be turning around, median home sale values in the Township of White Lake are again headed down and is inventory on the market. White Lake continues to suffer a high percentage of distressed home sales, with distressed sales making up almost 70% of all sales in March. So far this year, there have been 55 homes sell at an average SEV multiplier of 1.5992. That means that a White Lake home that the assessor says is worth $200,000 actually sold for an average of $159,920 or about 80% of what the assessor thinks it's worth on the market. The White Lake Michigan market had a brief period of apparent recovery in median sold home prices in mid-year last year; but, by November, sold home prices started down again and continue to slide. The brief run-up in sold prices did bring out more sellers for a while and Inventory actually rose, which is unusual for this area; however, that, too, started dropping again at year end and contues downward. So far in 2011, there have been 49 homes sell above $20K (which is my arbitrary cut-off point for measuring the market). They have averaged $75/Sq Ft so far in 2001 and are selling for an average of 1.5896 times their SEV (State Equilized Value, which is supposed to be 1/2 of the assessed market value). Mandon Lake waterfront homes White Lake MI is a smaller lake in Oakland County.   Mandon Lake is a private all sports lake.  It is a small lake only being 31 acres.  One of the residents told me that the deepest spot was about 20 ft deep with the average being about 12 foot deep.                                                       It is a spring fed lake, but they also pump from a well to keep the lake level up.  The lake association dues in 2010 were about $100 a year.  That pays for 2 weed treatments and the cost of pumping the water.                                       Mandon Lake real estate and homes range from 800 square foot cottages to 2000 square foot colonials.  This isn't a lake that has mega mansion or pretentious residents.  It is just a casual lake that doesn't demand ...

Here is an update on Oakland County lake front foreclosures.  I received an email from a lady today requesting listings for Oakland Lakefront homes under $150,000. She had recently missed buying a home because she bid too low. It was a lakefront home that was listed at $66,000.  The lady had bid $83,000 and still didn't win it. Here was my explanation to her on what she should be doing.  That was quite a deal.  You very seldom see a Oakland County lake home priced under a $100,000.  If it is it is usually in poor shape, or on a smaller lake.  A lakefront home on an bigger all sports lake is worth at least $125,000 even in bad shape. I see many bad lakefront homes at $150,000.  So many people forget about what the house is really worth and just look at the list price.  This Oakland Count...

I'll be holding 1176 Willaims Lake Rd in White Lake, Michigan, open this Sunday from 1 - 3 PM. This is a great deal on a nice sized house that is not a foreclosure or short sale, but is priced to compete in that market. The house is over 1,700 Sq ft on 1 1/2 floors.
