HAYES TOWNSHIP ACQUIRES CAMP SEAGULL After 2-1/2 years of soliciting grants and private donations, Hayes Township finally acquired ¼ mile of pristine Lake Charlevoix that was known for 60 years as Camp Sea Gull. Most of the funds came from the State Land Trust Fund, thanks to the Little Traverse Conservancy’s assistance in the grant process, along with many township donors, big and small, interested in seeing this parcel remain undeveloped and for the public to enjoy. Savvy buyers are benefitting from emerging waterfront foreclosures and short sales. For decades foreclosures on waterfront in Northern Michigan were rare and always sold prior to the redemption period so the banks never ended up getting the property back. Only recently have we started to see bank owned properties on prestigious bodies of water such as Lake Charlevoix or Lake Michigan. These bank owned properties tend to be priced under the market for a quick sale, the banks preferring not to hang on to them for more than 30 to 90 days. A few owners who used their high value properties to borrow against, found themselves upside down when waterfront values dipped for the first time in decades. CHARLEVOIX MICHIGAN MARATHON ~ A RACE TO REMEMBER!   This native Texan was thrilled to come to the beautiful state of Michigan and beat the heat from down south.  I chose this race months ago and had no idea where Charlevoix, Michigan was.  Boy am I glad that I was adventurous and signed up for this race. Charlevoix is a lovely township in "up north" Michigan as the locals say.  Just south of Lake Michigan and situated on Lake Charlevoix sits a charming city with quanit shops and eateries.  Gorgeous flowers grace every turn!  The fresh air is intoxicating. When I called a few months ago and spoke with the race director she warned me that it could be hot up here in late June for the race.  I asked her what her definition of hot was and she replied that it could be in the mid to upper 80'...

Regardless of the market today, that is what will happen to the fastest disappearing type of Real Estate there is - large acreage parcels in rural America.  I am not referring to 5 or 10 acre parcels, there are more of those now than there were 20 years ago as demand has called for them.  I am talking about larger tracts of 100 acres or more.  All you have to do is compare a plat map from 20 or 30 years ago to today in just about any county in the Midwest to see that these large tracts are quickly disappearing from private ownership, and there is not any way to stop it.  We have been able to create more homes, more condominiums, more building sites on golf courses, even lots on the lake as demand increases and calls for it, but how do you create more large acreage parcels?  Unless we g...

Is the Northern Michigan Real Estate Market on the upswing?  2010 statistics just in indicate "Yes". The first 2 months of 2010 versus 2009: * Number of sales are up over 50% * Average sales price up over 30% * Units on the market down 5% This is according to the Northern Michigan MLS.

In Charlevoix County, 353 residential sales were reported in 2007, down from 390 sales in 2006, a decline of nearly 10%.  The average sales price actually increased, from $256,501 in 2006 to $261,326 in 2007.  The median sales price declined approximately 6%, from $155,000 in 2006 to $145,000 in 2007.  Note: Market information courtesy of Emmet Ass'n of Realtors.  Charlevoix County real estate sales include single family homes, farms and condominiums.

Petoskey/CharlevoixTake a weekend and drive up the coast of  Lake Michigan. Make sure you stop in Charlevoix. It is located  between Lake Michigan and Lake Charlevoix.  Take a walk down to the beach and enjoy the boat and the water. There are plenty of shops to satisfy you shopping urge. If you get hungry just look around and you will find someplace to eat.They town is laid back and it is a nice place to go to unwind. There is also golfing for those of you that just have to get in a golf game on the weekend.

According to the U.S. Army Corps of Engineers, Lake Michigan and Lake Huron water levels are expected to remain below their historical long term average levels this year.  The Lake Michigan-Huron water level is at the same level right now as it was this time last year, which is fifteen inches below the long-term monthly average for March.  The Corps of Engineers is predicting that during the next few months, Lake Superior will remain well below its water level of last year.  Water levels on Lakes Michigan-Huron, St. Clair, Erie and Ontario are projected to be similar to last year.  Based on the foregoing projections, homeowners with water frontage on Lakes Michigan, Huron and Charlevoix will not notice much of a difference this year with respect to the exposed bottomlands in front of th...

The U.S. Department of Agriculture Wildlife Service's cormorant control efforts, which have mainly been concentrated in the Upper Peninsula, will be expanded to the Beaver Island chain this summer.  There are approximately 8750 double-crested cormorant nests spread over four colonies in the Beaver Islands.  The feds plan to oil all the nests that they can to prevent reproduction, and to shoot ten percent of the non-native birds, which have had a devastating impact on native fish species.  According to cormorant control activist Larry Meijer of Houghton Lake, the USDA Wildlife Service's control efforts in the Les Cheneaux Islands over the past four years have been effective.  There are reportedly 3,500 fewer cormorant nests last summer than in 2003, and a forty percent increase in the nu...

The Charlevoix Marina and East Park reconstruction project is moving ahead.  As you can see from these photos, the bandshell, along with the old harbormaster and chamber of commerce buildings have been demolished to make way for the new harbormaster building and performance pavilion.The marina portion of the project is scheduled to be completed by Memorial Day, with the exception of working water and electricity, which, along with the new harbormaster building, will not be available until fall.  If you plan to visit the Charlevoix Marina by boat this season, apparently you better plan on either bathing on your boat or in Round Lake.

The new Charlevoix Public Library is amazing.  The grand opening for the new library was held on October 7th. The main reading room is impressive, with large book stacks, desks, numerous computer work stations and comfortable chairs. Other rooms include a Michigan collection, Children's reading room, activity center and garden, and a cozy reading room for newspapers and magazines, complete with stained glass lamps, wingback chairs, and gas fireplace.The new Charlevoix Public Library will no doubt be treasured by generations of Charlevoix residents to come!
