Listing sites like Zillow, Trulia, Redfin are Apps That Commonly Get It Wrong but have become the go-to source for many buyers and sellers (particularly people attempting to buy or sell property on their own) to get information about the market, view properties, and connect with property owners. But while most people believe these listing sites are a reliable source of information, there’s actually quite a bit of misinformation that can throw a wrench in your home search or sale. Here are the three things real estate apps commonly get it wrong (and how you can avoid them while selling or buying your home):1. NOT ALL POSTINGS ARE REALVIA GIPHYOne of the biggest problems on most real estate apps is that they don’t require any verification from the people placing listings. So essentially, an...

Currently there are only 6 Marion Township lakefront homes for sale as of 10/18/2012.  There are no lake homes for sale on Pardee Lake, Gale, or Coon Lake at this time.  These Marion Township lakefront homes for sale have been on the market an average of 136 days.  Most of these lakes below are not big lakes. 2012 Market Trends - Osceola County, Michigan - Comparing January 2012 to February 2012 The market for Residential Home Sales has remained remarkably steady from the first of the year through February 2012. Difference between the two months is less than $2,000! Last year, in January and Februar of 2011, sales volume was considerably higher in both January and February, however February was less than half of January sales last year. I think that it is a good sign that February is holding steady with January this year, and hopefully sales will dramatically increase for March with the beautiful weather we are having! Very little snow left, and the flowers are poking their little heads out of the ground! A great time to be looking at homes to buy! To read more about Real Estate Trends, cli...

Today I will be experiencing my first attempt at auctioning one of my listings. I have been to a few on the buyers side but now I will see it from the sellers point of view. With the economy still struggling we are always looking for ways to move homes so when the auction company approached us we decided to give it a try. We have a beautiful log home on 40 acres with a low starting bid so we will see how it goes. IF you are around Sears, MI stop on in. Anyone with tips or things to watch for, I am listening. Best of luck in whatever you do and thanks for reading.

Just listed a nicely remodeled 2 bedroom stickbuilt home with an awesome addition featuring a cathedral ceiling and a wall of glass overlooking Little Long Lake in Osceola County. Kitchen has Oak cabinets and ceramic tile floors. Little Long Lake is no wake and offers great fishing. Perfect little spot away from it all. The view from the living room needs to be seen. For those looking for all sports fun Sunrise Lake Public access is just down the road so you can have the best of both worlds. Queit nights on your lakeshore and all sports fun nearby. Priced to sell at only $149,900. This and other lakefront homes can be found at Big Rapids Real Estate

Here is another example of a recent Fair Housing Act lawsuit brought by the United States Department of Justice (“DOJ”). I try to post case summaries in order to provide timely updates to real estate professionals about the "dos and don'ts" under the Fair Housing Act, since fair housing is such an important issue. Last Friday (October 16, 2009), the DOJ filed a lawsuit against TK Properties L.L.C., its owner, and two employees (property managers), for violating the Fair Housing Act by discriminating on the basis of race. The lawsuit alleged that the defendants violated the Fair Housing Act by harassing and making discriminatory statements to an African-American family residing at Lakeport Village Apartments (located in Sioux Falls, South Dakota). In addition, the lawsuit alleged that th...

Some go for stylish good looks when buying electronics and other look at the performance and forget about the style. I have been using bluetooth hands free wireless technology for a long time for my cell phone.  The deal is simple for me.  I purchase one of the top of the line ear piece units called Jawbone.  It isn't for me, it makes my ear ache, the noise cancelling qualities are less then desirable. Less than three months ago I upgraded to the Jawbone.  I want hands free when I drive.  It makes using the phone very easy and I have control while driving with both hands available.  That was the plan anyway, having a hands free technology.  It turns out to be after adjusting, swapping ear buds and ear clips to hold the unit I still have to press on the unit with my finger to get people ...

When I was a kid Memorial Day was always more than a holiday.  We bought flowers, we went to the cemetery to clean up grave sites of relatives that had gone before us. I can remember my grandmother telling stories about each family member.  Things that were little memorial epitaphs, snippets of their lives.  It always make me think of how I would rather be doing anything but going to the cemetery.  Then as I got older it became more significant. Yesterday I made my homage to the cemetery.  I met some people that had relatives just behind the sites of my Great Grand Parents, my Grand Parents and my Mother.  I was younger (a lot younger!) than them but knew more because of my trips to the cemetery over the years.  I knew more of the history even though I moved away some 37 years ago. They...

It seems to be happening more and more these days.  When the economy tanks so does marriages and there is more than enough blame to go around. I have just listed a couple different properties were the spouses are tangled in an emotional battle.  They could care less if the home actually sells and for how much as long as their former spouse gets nothing! What's wrong with this picture?  It is simple...emotions can make for a very good opportunity to start over turn ugly.  In the two cases I am representing they just can not see the value of co-operation.  So I had to take the time to meet with them independently to discuss the rules of my representation.  Yes I said rules.  I had to put it to them like a referee. I thought of having them sit in a corner until they cleared their heads.  T...

I  have been showing off some of the family post cards that have been in the family for over 100 years in some cases.  Most are the turn of the century.  They are very interesting to me because I had never seen them until my mother passed away.  We didn't know she had them. The other thing that makes them interesting is have lived in the area and seen these locations from a modern day perspective. These will send you back to era that was just as hard as today without all the handy expressway or delivery systems.  Maybe it was better? This is Reed City, Michigan the town I was born in 50 years after this photo was taken.  You can see a buckboard carriage toward the center left.  This was Union Station, everywhere had a Union station because of the Union Railroad. This is Baldwin Michigan...

Most sellers and even agents write descriptions of homes for sale with little or no thought put into how the buyer or reader is going to respond.  Your goal is to attract buyers and agents that bring buyers.  So if you stick to the features without painting a picture in the minds eye of the buyer or agent, chances are your ad is going to be looked right past, without a second thought.Think of all the reasons you purchased the property.  If you are an agent then you must find the properties real features and highlight them.  Sometimes we overlook the obvious.  Are you close to shopping?  Gas prices make driving 30 miles to the grocery store less exciting.  For some of us grocery shopping is never exciting!  Are you close to main roads or the expressway system?  Would a family like the ho...

The Reed City area has seen steady growth mostly from companies moving in like the water plant, others have cut back or maintained a status quo.  So how has this affected the Reed City area housing market?  I was raised a few miles down the road in Evart.  My sister lives in Reed City and built a new home north of town.  The market is simple, finding the right buyer for your home. Now don't you feel better...finding the right buyer is not that easy.  In fact finding a local buyer is harder yet.  So can you find a buyer for your home? Easier than you may think.  Here is another one....you have to market where the buyers are located that want a property like yours.  The best place to do this is out-of-town buyers.  Right now your have as many out-of-town buyers looking for property as you ...

This time every year we start seeing a rise in the homes for sale in Osceola county.  This market has fewer buyers from local areas and more the the cities buying second homes, hunting properties and lake-front homes.  This means that you have to get your property in from of these buyers.  Marketing your property properly will be the key to your selling success.  I have written several articles on getting ready to sell, staging your home, and curb appeal to help you attract those buyers who are going to drive by.  You may not think an out-of-town buyer will be able to find your home to drive by.  Guess again, GPS (global positioning systems) have made my wife an expert navigator, so they can find you. Will you be ready with your property ready to show?  This is the time people are going ...
