Closed sales are up once again in Andover in 2009. A 21% increase of closed sales shows that homes are selling again in this Anoka County suburb. However, the down side is that average price has dropped again by almost 11%. An average sale in Andover is just under $220,000 down by 8.7%. This is probably a combination of the trend for many lender-mediated sales with few high valued homes sold this past year anywhere in the Twin Cities metro. A good point is that in this Anoka County community is time on the market has stayed flat this year. While it would be better to see homes start to sell more quickly as many neighboring communities did, it is still good that the market time did not increase in 2009. Conference Champs 9-0 Final record 28-7 7th Place in Apple Valley tourney 1st Place in Mora Tourney Winners of 15 of their final 16 games, only loosing to the eventual State Champs and winning 3 of last 4 in 5 set matches. Subsection 4A North Champions Section 4A Champions 3rd in State, 1 of 9 teams in the state to finish their season with a win. Best finish in school history 8 seniors who have played together since 5th grade!

The place: Minnehaha Academy The time: 1pm 11-7-2009 The teams: Meadow Creek vs Mayer Lutheran The stakes: Who goes to State? Minnehaha was rocking with the pep bands from Meadow Creek and Mayer Lutheran switching back and forth. Meadow Creek played after games 1 and 3 and Mayer played game 2 and 4 if necessary. Game one our Saints started off a little slow but quickly gained an edge in the match. The score was close throughout but our Ladies took game 1 25-22. Great start girls! Game 2 had Mayer Lutheran scoring the first 6 points. Our girls slowly fought back to even the score at 12. Then Mayer jumped out again. We fought back but Mayer ended up winning game 2 25-19. Game 3 was another closely fought battle with Mayer looking to take an edge in the match. Both teams were fighting hard...

The first game of the night pitted #1 seed Southwest Christian against #2 seed Mayer Lutheran. Mayer Lutheran won the match 3-0. So now we know who we will face on Saturday if we get by Heritage Christian. Heritage came out strong and took an early lead in the first 2 games. Our Lady Saints just kept playing at a strong pace and limiting their own errors. The first game was won 25-15 by the Saints who were pounding the ball. In the 2nd game after trailing 6-2, we pulled even at 7 and then the match stayed even to 18 with every point being fought hard for. One last run by Meadow Creek proved too much for Heritage and the Saints won 25-20. 20 points was the most Heritage had managed in 5 games so far this year against our girls. Well the first 2 games of sections went by without a hitch. The girls quickly took care of Minneapolis Edison in 3 games. Last night West Lutheran came out and looked better than Edison, but we dropped them in 3 as well. Therese was able to use all of her bench in both sets and still maintain an edge over the competition. Thursday night the sub-section Championship will be held at West Lutheran in Plymouth. Southwest Christian will face Mayer Lutheran at 6 and Our Lady Saints will take on Heritage Christian at 8 pm. SHould be some great volleyball so be sure to come out and cheer on our Saints!

Wow! 1st place in the Mora invitational. The girls did a great job in winning this tournament. They quickly dispatched St Cloud Apollo, then Pillager. North Branch in the semi finals was not able to keep up with our team. Finally it was Maple Lake in the finals. The first game was won by 2 points and the battle continued into the 2nd game. That one was also 25-23 giving the Lady Saints their first tourney win of the season ad priming them for a long run to state.   Orono came to our court on Tuesday the 13th. This was senior night and the last regular season home game for our 8 seniors. The girls played them tough and took all 3 games of the set, even while mixing in the younger girls on the team.   Next uo, the "Battle for the paddle!" Let's bring the paddle home again ladies!

This is the year for Meadow Creek Saint's 8 senior Volleyball players. They have been playing together at the Varsity level since 8th grade, when they formed the first B squad in Meadow Creek's history. They just knocked off both Champlin Park and Maple Grove last week and started conference play against New Life Academy at home with a win. Here are some other highlights for the year. I will update this blog as the season progresses through the State Tourney. The girls stunned Heritage in a blowout and probably their best played game ever. There wasn't hardly a spike that didn't go uncontested. Every spike was hard, the sets were great. Deep serves kept Heritage off balance all night and they never built up any momentum. The market is indeed changing. Sales in Anoka County are up 22.3% from July 08 through July 09.  471 sales compared to 385 last July Median sale prices have declined by 18.7% to $154500 from $190000 last July. Average sale prices are down even more from $218,325 to $171,867 which verifies the effect we have scene on the lower priced market really heating up due to current first time buyer incentive program. Day on market currently is 137 days till sold Inventory is reduced year over year from 2570 homes for sale last July to 1813 this past July. Slightly more than a four month supply of homes which means we are moving back toward a more balanced market. The good news about Andover real estate in 2008 is that homes in Andover are selling once again. The statistic for closed sales shows the number of homes sold was up 16.6% in 2008 over the previous year. The bad news is that the average price has dropped significantly as well. An average sale in Andover is just under $250,000. This is probably due to the fact that fewer high valued homes are selling anywhere in the Twin Cities metro. Another trend for this Anoka County community is that time on the market has increased by over 20% with homes staying on the market an average of a month longer. We attended the fund raiser for Meadow Creek Christian School last night. They have a silent auction of donated items, you could buy anything from Wild tickets to baskets for presents. There was easily 400 different items to bid on. The items made by specific classes were always bid very high as each parent wanted to bring home what their child had made. My favortie was the scrabble board with everyone's name on it. We didn't win any bids. After that we had dinner and updates on the capital campaign for the new building. Sounds like they are almost ready to start building on the land they bought in Andover, MN. The city has already apprived the plan for the lot at 161st and Tulip. After watching New Life Academy almost knock off Southwest Christian in their sub section final, the Meadow Creek Christian School girls volleyball team took the court against Heritage Christian. We were expecting to win coming in as the #1 seed and having beat them earlier this year. The Heritage team had a different plan though. After MCCS took an early lead in game one, they quickly found themselves in big trouble, down 23-17. Rolly called a timeout and Kelly Strandland rotation to serve was up. MCCs then rattled off the next 8 points to win 25-23. Heritage was not to be denied yet though as they came back to win game 2 25-19. The MCCS girls decided to take it to Heritage in game 3 winning decisively 25-7. Heritage never gave up and survived several match points in game 4 before winn...

Wow, the last 2 homes I have bid on have had multiple offers on them. I haven't seen that in a few years now. The homes in the $150,000 to $200,000 range are moving like hot cakes all of a sudden. A search in Andover and Coon Rapids in this price range shows 27 pending sales out of 100 homes. I would normally expect 5-10 max.
