Five Guys Burgers is now open in Coon Rapids. Where you say? They took over the space left vacated by Green Mill last year. That is right in front of Target in Riverdale.  I stopped in to try it the other night and the place was packed. Probably due to the lack of a place to grab a burger in Riverdale. We have been waiting and our wait is finally paying off as Chick-fil-A is nearing completion in Coon Rapids. They took over the Bennigan's location in Riverdale near Main and Round Lake Blvd. They had a kick of party in Sand Creek park a few weeks ago with Hot Air Balloon rides and free sandwiches. I forgot to put this on my calendar so I need to wait until they open to try my first sandwich from Chick-fil-A. Just don't stop by on a Sunday as they respect the Sabbath. Oh no! Road construction in Coon Rapids on Highway 10 Your commute is about to go from bad to worse if you use Highway 10 from Hanson in Coon Rapids to Anoke. Expect single lane on all of the bridges for the next 2 months. They are also resurfacing the blacktop along this stretch. Granted the work is needed and has to come in our second season here in Minnesota, Road Construction.         Coon Rapids, a northern suburb to Minneapolis, saw its second year in a row with a significant decrease in new listings. Likewise the amount of homes closed also was up for in 2012 over 2011. The average sales price of a home in this vibrant Anoka County community was up a healthy 11% which caused a subsequent rise in price per square footage from an extremely low $69/sq ft in 2011 to a modest $75/sq ft in 2012. This is still very affordable for Anoka County. It remains best values in the north metro. Coon Rapids area remains very affordable but prices will continue to level off. I recently had a friend go through a huge hassle to get his water turned on after buying a vacant property in Coon Rapids.  His plan was to buy the house, get the water turned back on, and live in the house while he remodeled it going room by room. Shortly after buying the home, he contacted the city of Coon Rapids to have the water turned back on, and they told him they would need to inspect the house first.  The city ended up having a huge list of repairs that he would need to completebefore moving in to the house, and he ended up moving in about two months later than his planned move-in date. I called the building inspections department in Coon Rapid to ask about this, and as it turns out, these inspections have been required in Coon Rapids for about the last three years.  Apparently...

Anoka County does it again, they win the three legged milk stool award for the Main St project in Coon Rapids. Over a year to upgrade a mile of roadway from 2 to 4 lanes. They accomplished this by starting on the quickest part of the project first, then moving on to the portion that would take the most time to complete. I am hoping this opens up in the next few days as people have been using the Oaks of Shenandoah neighborhood I live in as a detour. This part that was closed is from Coon Creek Blvd to Hanson. Of course now that that part is open, they are moving on to the next portion. From Hanson to 65. They were going to close the road yesterday at University. More Coon Rapids homes are in 2010 than in 2009 but sales slumped. The average sales price of a home in this vibrant Anoka County community was down a bit but 2% is not significant so the Coon Rapids area is still very affordable but prices are leveling. Inventory rose by over 7% which is a bit of a concern but market time is not excessive at 113 average days on the market. The ratio of original price to received price is down in Coon Rapids but only by less than 1% so it looks like we will be continuing toward a balanced market in 2011 but we haven’t quite leveled off yet.

Well, our first snow of the year started last night and is still coming down with over a foot here in Coon Rapids. I drove over to a client's home on their first day in it to snap a few photos. On the way I saw several cars in the ditch and a head on collision on Coon Creek Blvd. I would gues the slippery conditons not only caused it but saved further injuries by allowing the cars to slide freely after impact. Although the crash was on a curve, the curve is not hard to handle in most conditions. But with 5-6 inches of slush on the road, the cars don't don't always follow the track you want them too. So enjoy the beauty of the day and slow down on the roads!
