Yesterday, I held an open in Elk river that had just been listed the day before. There were already two offers! This house was 3BR 2Bath and 3 car Garage. It was a bank owned foreclosure and priced at 137.5K. There was some good traffic and I thin several more offers! I have never seen such a clean and unblemished home that was bank owned! For more info check out my website http://yourhomebymark.com  Today, I will be holding an Open at a Rambler in Coon Rapids from 1-4pm. The whole city is holding OPEN HOUSE day for houses up for sale. This is a nice Rambler in a nice area. The price is around 167K and has been reduced. I think this one will get some offers!

What is going on with the real estate pricing games?  We have the following:  Overpriced properties among abundant competition, Market priced properties among abundant competition, Under-priced properties among abundant competition.  What's it all about?  Price? Consumers look at price first, then after looking at the competition, they realize it's a bit more complicated than just the price.  If the property is in foreclosure, their may be issues associated with attainablility, response time and/or terms associated with the third party approval.  If the property is foreclosed, their may be issues associated with attainability for certain types of buyers, certain types of financing and/or response time.  Buyers sifting through the general pool of inventory are becoming more aware of the...

Coon Rapids lost an icon during the last week. Have you heard of her before? If you have ever been to Crooked Lake Park or even the beach years ago, you most likely know to whom this story is about. The little store that almost goes unnoticed as you play at the park or drive by on your way home. The road that passes by once was a busy county road, now only the local traffic passes by. If you ventured in this 15 x 15 foot store you could quickly find what ever it was you wanted. If you brought a credit card or forgot your cash, you were instantly given credit by the clerk and owner. Could a place like this really exist in 2009? Indeed it did but, sadly Millie Buzzelli died recently. Millie's husband Ted opened the store back in 1936 to serve Crooked Lake Beach in Coon Rapids, MN. My firs...

We just went for a walk at the Coon Rapids Dam. It is one of the hidden gems in Anoka County. We typically ride our bikes down there several times a year but, it is a tad cold and icy for that right now. So we drove down to the park and hiked out across the dam. Their is some great ice formations and ice bergs floating on the river below the dam. We also saw a red tailed hawk and several deer, one had even ventured out onto the ice. I snapped a few photos for your enjoyment. I highly recommend coming out of hybernation one of these days to see the mighty Mississippi River as it winds through Coon Rapids and Brooklyn Park. Coon Rapids homes are selling a little slower this year than last but the total number of homes sold has remained about the same. There has been a good drop in new listings which helps to keep inventory levels down. The average sales price dropped by just under 15% so affordability is evident in Coon Rapids. The drop in the ratio of original price to received price is down which shows that sellers are negotiating. Though homes sold almost three weeks faster in 2007 than in 2008, the overall time on the market is still in line with neighboring communities. I just went over to the Coon Rapids City Center to hear about the plans to widen Highway 242, now known as County 14 and Main Street. The road will be upgraded to 4 lanes from Coon Creek to Crane Street, which is just past Hanson. The construction will start in 2010 and likely close down the road from Hanson to Shenandoah Blvd to clear out the peat bog or build a land bridge. The county engineer said there is around 5 feet of tar from all of the fill down over the years in the area by the sod fields. This project will be the first of many segments to turn county 14 into a 4 lane highway from 10 to 35W. Of course this will go as fast as funding comes through. The state has turn back funding available to help as part of giving the highway back to the county last year. Very little land acq...

The fall colors were spectacular this year in Coon Rapids. I added a few pictures below to show you some of what I saw on our walk today through Bunker Hills Regional Park and the Oaks of Shenandoah. We walked through the new tunnel under Hanson Blvd and over to the new tunnel under the railroad tracks and through the golf course. They still have it closed at the tracks but we walked on around anyway. The trail map is below the pictures.   Enjoy the pictures! Well it was a great season guys! 11-1 and tied for first place, we even received t-shirts. Family of Christ Red ended our season early with 3 runs in the bottom of the 7th to win the game. Our bats were a little flat as we only scored 7 times. Steve Stelly was kind enough to set up a picinic dinner afterwards and we enjoyed hot dogs and burgers. If you drive through Coon Rapids during rush hour you will be glad to read this note. Highway 10 from Egret to Hanson Blvd will be upgraded to 6 lanes next year. MnDOT plans to spend $10 million to move the redneck bottleneck west 3 miles, potentially eliminating the jam completely for afternoon and morning commuters. Construction will start next April and continue until November when the new lanes will open. The largest expense in the project will be replacing the bridges over the railroad tracks. Currently, Highway 10 goes from 3 lanes to 2 right after 610 and 47 join the freeway, making for a long slow rush hour as traffic merges. Now the 3rd lane will end at Hanson where 1/3 of the cars exit anyways, This could easily knock off 5-10 minutes from your commute!   Make sure your home i...

In spite of the real estate slow down Coon Rapids continues to evolve as it has for over 150 years. It has changed from the community's humble beginnings of a dirt road farm community to the 9th largest city and 5th largest suburb in the state of Minnesota. The affects of the real estate market change on Coon Rapids is tempered by its convenient location to downtown Minneapolis and its easy access to Interstate 35, Hwy 65 and Hwy 47/10 for a commute to a lakeside cabin. Coon Rapids is a community with something for everyone: encompassing 23 square miles it boasts several neighborhood and regional parks, indoor and outdoor ice skating rinks, softball and baseball fields, tennis courts, hiking and biking trails, swimming pools, a golf course, and two major regional shopping developments. ...

Well we finished our regular season tonight with a 9-0 win against Total Chaos. We started and ended our season with our only 2 shutouts of the year. Jim Blair turned 2 double plays and the rest of the team played great defense. If Epiphany wins though, they will be league champs with the 3 way tie with Cross of Christ. Tommie Casey broke out of a little slump with an in the park home run. Our State tourney starts tomorrow in Richfield at Taft Park field #1 11:20 am. Stop by and enjoy the competition. This week was a rematch with Horizon Silver and Troy let me know they were looking to beat us. We were off to our typical slow start and trailed in the game until we scored 5 in the bottom of the 4th to take a 9-5 lead. We mixed up the line up a little, having Steve Stelly start at pitcher and Adam Kirshner out in right center. Horizon used a 5th infielder the entire game although, that never really seemed to pay off with any outs. Scott had his signature triple and I had my first home run of the year (in the park). Pete has gone back to hitting from the right side and had a good night at the plate. Our defense was a little shaky so we need to clean that up by this weekends state tourney. We ended up winning 12-11 with the tieing run on first base. That puts us at 10-1, still 1/2 game b...
