The sluggish real estate market continues to affect Ham Lake, MN and Anoka County in the fourth quarter of 2007. Homes are staying on the market longer with an average Days-on-Market (DOM) of 220 days for homes sold in the 4th Quarter (compared to 157 DOM during the 3rd Quarter). Note that DOM for homes under $300,000 is a significantly lower time on the market, selling with an average DOM of 155.While there are 30% fewer homes on the market in Ham Lake, 110 versus 158 at the end of the third quarter, homes are taking a bit longer to sell so there continues to be more homes on the market than buyers. Homeowners considering selling a home in the Ham Lake area must consider the average time to sell a home in the area is approximately 5-8 months. A home must be properly priced and prepared...

The sluggish real estate market continues to affect Ham Lake, MN and Anoka County in the third quarter of 2007. Homes are staying on the market longer with an average Days-on-Market (DOM) of 157 days for homes sold in the 3rd Quarter in the Ham Lake area. While homes under $300,000 have a manageable inventory level similar to other areas of the Twin Cities (about a 10 month supply), high end homes are selling at a much slower pace. Note the abundance of existing inventory in the over $500,000 category. With 47 homes on the market and two homes selling every 3 months, it will take nearly five years to sell the entire inventory if home sales do not pick up in this high end category. The Ham Lake city council hosted a Board of Appeals and Equalization meeting in April. According to the Ham Laker, the Anoka County Appraiser, Peggy Nordrum reported on real estate activity for the City of Ham Lake. Her findings echo what I first noted when I received my tax statement earlier this year, where I saw a 2.6% decrease in assessed value on my own Ham Lake property. Ms. Nordrum reported a 3.3% citywide decrease in the average median sale price of a residential home. Take a look at the numbers: As a Realtor working who lives and sells homes in Anoka County and the north and east Twin Cities suburbs, what I find most interesting is that while these figures are down slightly, Ham Lake property values have risen 62.3% since 2000.
