If you need to reach me on a Tuesday morning, chances are you will find me working from my home office in Ham Lake, Minnesota. Sometime during the conversation, there will be an interruption when the milkman arrives. Invariably, when I am on the phone, the person on the other end will say, "You have a milkman? That delivers to your home? Really?" As they can hear the transaction, "Hi Gary, We need 8 Fat Free and a box of Kempwiches. Here's the crate and the check from last week." They realize that there is indeed a milkman delivering fresh dairy products to residents in the Ham Lake area.Gary Churchsmith, owner of Countryside Home Delivery, has been delivering milk to our Ham Lake home since we first moved in a decade ago. We were so disappointed to leave North St. Paul where there stil...

While getting my haircut a few months ago, there was a conversation going on a few chairs over between a stylist and client about a home for sale. My stylist leaned over and asked, "Ears burning?"Funny, how Realtors' ears do pick up conversations regarding real estate. No, there is not a Real Estate RADAR 101 continuing education class. It is just people talk about real estate quite often. Everyone knows someone buying, selling or thinking about buying or selling a house.Last week, I was enjoying watching my son play baseball at a Ham Lake ball field. Soderville Athletic Association packs the bleachers every night at the Ham Lake City and County Parks. On this particular night, the sun was bright, the wind was warm and the air mosquito-free; A perfect summer evening for baseball. I was ...

The Ham Lake city council hosted a Board of Appeals and Equalization meeting in April. According to the Ham Laker, the Anoka County Appraiser, Peggy Nordrum reported on real estate activity for the City of Ham Lake. Her findings echo what I first noted when I received my tax statement earlier this year, where I saw a 2.6% decrease in assessed value on my own Ham Lake property. Ms. Nordrum reported a 3.3% citywide decrease in the average median sale price of a residential home. Take a look at the numbers: As a Realtor working who lives and sells homes in Anoka County and the north and east Twin Cities suburbs, what I find most interesting is that while these figures are down slightly, Ham Lake property values have risen 62.3% since 2000. Overall this is a pretty health increase in proper...

Almost ten years ago to the day, my family set out on a journey to find a new home. We had received a phone call from a friend who lived in Columbus just out side of Forest Lake, north of the Twin Cities. He was going to be looking at an estate in Ham Lake a few miles west of where he lived. The property was older but had good bones and could be remodeled into an ideal family home. Since he knew we were in the market, he thought we might like to take a look.Ham Lake? We were planning to move that summer. Our family had outgrown the turn-of-the-century home in North St. Paul that my husband and I purchased when we were first married. Our oldest had just turned five and would be entering kindergarten in the fall. We wanted to find a new home and put down roots in a community so that the b...

Will you be making a move to the City of Ham Lake in Minnesota in the next few months? As you plan your move to Minnesota, you'll want to be sure to have the right Realtor® representing your interests. Ham Lake, MN is a suburb just west of Forest Lake and north of Blaine in the north suburban Twin Cities. I know the Ham Lake area and have the training and experience needed to look out for your interests in Twin Cities' real estate market. Ham Lake is a unique community that embraces living on acreage. The community does not provide city water and sewer so all homes are served by private septic systems and wells. The community is home to McKinley Elementary, a part of Anoka Hennepin District #11. But areas of Ham Lake are also served by the Forest Lake District #831. Ham Lake is an aweso...

Well Water Wise Week, May 7th through 11th, is coming up fast in Ham Lake, MN. All homeowners in Ham Lake get their water supply from a private well since there is no public water and sewer system in the city. Here is an easy way to find out whether your well is producing water that is safe for your family to drink. It is recommended that all homeowners have the quality of their water tested annually. As a Realtor working in the Ham Lake and Forest Lake areas, I know that most people only test their water when they buy or sell their home. Make a commitment to do this every year to verify your water supply is safe for your family. The City of Ham Lake makes water testing easy.  Test kits are available at the city hall. Pick up your kit and fill up the sample. Then drop off the sample on M-...
