First Time Homebuyer Real Estate North St Paul MN       First time homebuyers looking for a home in North St. Paul Minnesota have a good opportunity to find a great home at a great price. Any city that can boast having the world’s largest snowman smiling down on commuters as they travel along Highway 36 has to have some appeal, right? North St. Paul’s appeal is more than just the friendly icon it has some of the best opportunities for a First Time Homebuyer. Since many homes in this community were built in the 1950’s and are one to one and a half story bungalows, there are many homes with lower square footage and therefore lower price points. Most lots are about a ¼ acre or larger, perfect for the first time homebuyer. And with the average price per square foot running $80-90 during the...

Any city that can boast having the world’s largest snowman smiling down on commuters as they travel along Highway 36 has to have some appeal, right? In 2011, North St Paul, a quaint community located east of Minneapolis/St Paul metro, saw closed sales drop rise over 25%. New Listings are down by over 12% but not enough to push inventory levels too high. The average sales price did take a tumble to $129,117 and likewise the price per square footage dropped to $80 but this is to be expected as the area works through all the lender mediated and foreclosed homes. The average sales price is down roughly 12% and combined with similar drop for the past two years it appears that this eastern Ramsey County community is still in the process of moving toward a more stable market. The average day...

A bronze memorial of Officer Richard Crittenden walking hand-in-hand with his granddaughter is just outside the North St Paul police station on Margaret St. It was place there in 2010, approximately a year after the sad September morning when Officer Crittenden lost his life while protecting a woman from a domestic assault. He is a true local hero.

Are you wondering about how you can buy a home in North Saint Paul? The answers to how to buy a home can be confusing for many home buyers, especially for the MN first time home buyer. As this process can be quite complext I would like to take a moment to share with you some simple tips of how to help you accomplish your goal. How To Buy A home in North Saint Paul Most Minnesota home buyers start their search on the internet, of course. There are many internet sites to begin this but a good place to start is to use the search engine on my website. There are thousands of real estate sites out there but you will soon find that many lack all of the important details when searching for a home. The large national websites, for example, do not show the county property taxes for each home whic...

Rent It Or Sell It? Many North Saint Paul home sellers are challenged with the unfortunate problem of owing more on their home than what they can sell it for. The fact is that in order for you to sell your house in the MN real estatemarket you need to be able to pay off your entire mortgage loan in order to sell it. Unless you want to arrange a short sale with your mortgage lender, this means you will have to bring money to the closing table to pay off the remaining mortgage owed. Many home sellers who need to move now are considering the possibility of renting out their current home in order to buy a new one. Rising Rents in North Saint Paul The good news today is that with the tougher mortgage market, rents have gone up significantly. It is not uncommon to find renters competing with ...

Benefits of North St. Paul VA Loans One increasingly common mortgage option in North St. Paul for home buyers is available through the VA. This type of mortgage financing has increased by about twenty per cent over the last couple of years due in part to the increasing number of our veterans returning from the service. Additionally with the loss of other options for zero down payment loans in Minnesota, the VA offers a benefit that offers eligible buyers a unique opportunity to buy their home with no down payment. Many veteran home buyers misunderstand the fact that they may use their VA financing benefit multiple times. As a result veteran buyers do not necessarily need to be a first time user in order to use their VA benefit. This can be a great solution for current homeowners who wis...

North St Paul, that quaint community on the east side of the Twin Cities with the big smiling snowman greeting passersby on Highway 36, saw sales drop along with prices in 2010. New Listings are up and sales are down so the inventory that was down at the end of 2009 is starting to creep back up again. The average sales price is down but not in a free fall. It is down 7% but combined with a similar drop last year it appears that this eastern Ramsey County community is struggling toward a more stable balanced market. The average days-on-the-market statistic is down by well over 6% so homes are staying on the market for less time. Sellers that reside in North St. Paul are not receiving their asking price and are accepting offers and average of almost 9% lower than asking. Overall North St...

We took this close up of an old Chevy grill earlier this summer when my husband, son and I strolled down North St Paul's main drag to have a look at all the cars. Okay, the boys really just wanted to get a corndog as the Friday Night car shows have a fun, fair-like atmosphere. With summer coming to a close the time to check out the cars at the North St Paul Cruz is almost over! Every Friday night car enthusiasts gather along 7th Ave to show off their classics! Don't miss out...every week there is something new and old to see!

The Minneapolis/St Paul area is made up of dozens of cities, suburbs and communities all with a style of their own. I wanted to showcase some of the dynamic features of each community I work in so people relocating to the area could learn more about what makes the town special. The first northeast metro suburb I have featured is my hometown: North St Paul. There is so much more North St Paul Minnesota has to offer than being "home to the world's largest snowman"!   Take a look to see the top ten reasons people love to call North St Paul home!

Friday Night History Cruz in North St Paul Minnesota brings out an eclectic variety of the best classic cars on the east side of the Twin Cities. This Cougar maybe an oldie...but definitely a goodie too. The NSP History Cruz is a Friday evening summer event that is not to be missed!

North St Paul is a community rich in history. If you stop by on a Friday night in the summer, you might feel that you have stepped back in time. The Friday Night History Cruz has been at home in North St. Paul since very humble beginnings in 1996.  The History Cruz is an informal car show where several hundred classic enthusiasts park along 7th Avenue in the downtown of this quaint little town so residents and visitors alike can stroll down memory lane while enjoying a corn dog,  a cone from the Hometown Creamery or  a slice of Randy's Pizza. My family tries to get down to the North St Paul car show at least a few times every summer. Last Friday, as a way to kick off the Fourth of July weekend, we ventured down and snapped a few photos. As we walked down the sidewalk where there are now...

People love living in North St Paul. And I am not talking about living on the north side of Minnesota's capital city; I am referring to the City of North St Paul, located just EAST of St. Paul Minnesota along Highway 36. It is a quaint little town with a rich history that was founded in 1870 by Henry Castle on the banks of Silver Lake. He named the town's main streets after his children, Henry, Helen, Margaret and Charles. When it incorporated in 1887, 221 people called the Village of North St. Paul home. From those humble beginnings, the town has grown considerably. As of 2008, nearly 12,000 people call the City of North St. Paul, Minnesota home. Here is a top ten list of reasons why this community is such a great place to live.#10-Water and Electric. I took this photo a few days ago of the icicles on a home in North St. Paul, Minnesota. Sadly, it wasn't the only home in the area with serious ice dams and scary icicles. It seemed every other home was decorated with these seasonal visitors. While pretty in some respects, they are dangerous....and not just to someone walking underneath either. As a REALTOR® in the Twin Cities north metro, I have often see the damage that ice dams and icicles cause to homes. Icicles are often indicators of a serious threat to the roof and interior of your home. They are often the byproduct of ice dams that weaken your roof and can cause water damage inside your home. So if you have icicles decorating the eaves of your home, don't ignore them. Call a roofer and have them evaluated and removed as soon as ...
