Richfield, the Urban Hometown - Parks – by Twin Cities Homes for Sale     Living in Richfield Minnesota is like having best of both worlds:  city like feel with close proximity to downtowns (Minneapolis and St. Paul) with their theaters, entertainment, attractions, and major shopping, but also living within a walking distance to a park, trail, or a lake or a pond.  One thing about us, Minnesotans, is that we really enjoy outdoor recreation.  So, it's great to be able to spend quality time outside without having to walk or drive too far. Richfield Minnesota has 22 parks.  They vary in size and amenities.  Let's take a quick tour.   The smallest one is Little Bob’s Park located at 6700 Harriet Avenue, it covers 0.3 acres and offers play equipment.  Christian Park located at 6900 Bloomingt...

Richfield Homes for Sale for First Time Buyers… by Twin Cities Homes for Sale   Spring is here!  And, so is the spring market.  Richfield MN first time home buyers are getting a little nervous about the deadline for the tax credit program.  Good news is that we currently have 140 Richfield homes for sale under $250,000, and 52 between $200,000 and $250,000 – very popular price range.  99 of these Richfield MN homes for sale are NOT bank owned, short sale, or in foreclosure.  Many of these sellers are anxious for an offer, so they too can turn around and buy a new Richfield home taking advantage of the tax credit program.   Hot off the Press: Richfield Home Sales in October 2009   Richfield MN real estate market has been very active this month.  There have been 77 new listings during October, 32.8% more than in October 2008.  However, the year to date number was slightly lower than in 2008.  That is consistent with the lower overall listing activity this year in comparison with last year.    Low interest rates and the stimulus buyer tax credit helped boost sales, especially in lower price ranges.  There were 49 closed home sales in last, a 28.9% increase over October 2008.  The year-to-date numbers are also higher in Richfield MN real estate market, by 25.1% over the same period in 2008.   What’s interesting is that the Richfield October median and average sales price numbers are pretty much the same as ...

Minneapolis Realtor, John Schuster, of the John Schuster Group deserves some kudos for a real estate sale and purchase he negotiated last week in the Minneapolis area. In a market like the one we are experiencing today, it's good news when we experience success. I had some customers who had found their dream home a few months ago. They had a home to sell in the Minneapolis area and wanted to upgrade to a home nearby. Reading the news of the real estate market recently they were a bit skeptical if the deal could be accomplished. The buyers had met John Schuster as a result of his listing. They had noticed the house a year ago when it was significantly different in terms of price. At this new value this year, they wrote a purchase agreement with John Schuster and promptly listed their hou...

Single Family Homes May 2008     Richfield real estate market seems to act a bit more like the weather. It goes, it goes down. No one knows why. Temperatures again have been below average.  However, there have been more weekend activity between scheduled showings and the open house attendance.   As you see, there are many homes that have been on the market for months now.  The total market time of currently active listings ranges from 1 day to whaping 400 days, and the average is 77 days on the market.  Again, home owners whose homes are currently on the market are seeing an increased showing activity, and homes are selling a bit quicker.  Overall, encouraging news!   Currently available for sale:      200 homes, up from 188 last month          change: +6%   Homes listed during the mon...

Single Family Homes April 2008 Richfield real estate market continues to slowly wake up this spring.  April weather in our area was finicky.  Temperatures below average, rain and even some snow (mostly in western and northwestern Minnesota, those areas received 6-12 inches!). Since weekends are usually the time when most people shop for homes, the weather halted that activity a couple of times. As you see, there are many homes that have been on the market for months now.  The total market time of currently active listings ranges from 3 days to whaping 482 days, and the average is 131 days on the market. Again, home owners whose homes are currently on the market are seeing an increased showing activity. Our appointment center is noting a significantly higher appointment call volume. Curr...

As the wife of a City of Richfield employee I really feel like I know this city inside and out. My husband comes home from work some days with all sorts of city news.  All the latest civil engineering conflicts, like the roundabouts, the stop sign policies, yawn…Lately talk has been about the 76th Street Bridge over I-35W. This one is going to drive me insane. This is my street!  My bridge!  I go over this bridge almost every day.  I have to wonder how this will impact our commute, especially all those folks over at the Best Buy headquarters. We only have about a month to enjoy a normal commute on 76th street as construction will begin in April. It will be seven months of inconvenience with a finish date some where in November of 2008. Why a new bridge?  Apparently the old bridge has a l...

I'm not sure if this activity is here to stay but here's what happened yesterday (Sunday) : phones were ringing "off the hook" yesterday at our office with appointment requests and a couple of agents had several visitors at their open houses.  My website has showed increased traffic in the last week, triple that of the week before! I'm not sure what that means but I like it!  Let's keep it going!

First weekend of the New Year. Many sellers are waking up hopeful that warmer than usual weather will bring buyers to their open houses.  What's in store for our market this month:How many homes will attract serious buyers? How many contracts will last through the inspection contingency? How many buyers will get "cold feet" and back out of the contact? How many sellers will give up and stay put?How many sellers are facing financial difficulties and have to sell no matter what the cost?Get statistics for December 2007 here: http://0270.deltagroup.com/getagent/Pages.php?Page=473969&aid=027000218
