Yesterday (October 15th, 2014) was a great day for mortgage interest rates… if you were able to catch a low rate and get it locked in between 9am and about 1:30pm CST.    Here’s a chart of the 30 yr 3.5% bond market yesterday.       Here’s how the same bond market opened up so far this morning:     Yesterday’s mid-day social media updates were about the closest you could have got to being on top of the rates instead of reading it in the headlines this morning.    Typically rates are in a “trending mode” either up or down.  Here’s a chart of a 3 month history of the same bond market (below).  The little “hash marks” on any given day is the activity of the sale of bonds.  Generally…as bond prices go up, mortgage interest rates trend downward and vice-versa.  This chart shows that the last...

There are currently only five pending home sales in Woodbury over $600,000 and they are all new construction!  So far in 2014 only 23 homes have sold over $600,000 and half of them were new construction.  This means roughly one existing home per month sells in Woodbury over $600,000.  There are currently 19 homes for sale (not including new construction) in Woodbury over $600,000.  This means we have nearly a two years supply of inventory!     How are you going to sell your home!   Here are a few things you can do to stand out from the crowd and get your home sold:   1.     Price – review your current asking price with your agent.  If you are serious about selling you need to be priced slightly under “market value” to draw the buyers attention away from the new homes they are looking at...

A year ago homes were selling faster than we could put a sign in the yard.  The combination of interest rates near 3.5% and record low inventory made for an extremely active housing market in Woodbury.  Homes increased in value nearly 13% last year and home sales were up over 25% compared to the year prior.     Fast forward 12 months later and sales are down nearly 17% and home values are up only 3.5% in Woodbury.  Compare that to the rest of the Twin Cities where sales are only down 11.4% and home values are up over 8%.      So what's happening with Woodbury's housing market?   Several things; first the availability of new lots near East Ridge High School has allowed the national home builders to roll out hundreds of new homes.  Buyers are gravitating to the new layouts and the smell o...

Luxury homebuyers are demanding and have certain expectations that have to be met.  If you want to make the best first impression and appeal to even the most critical of luxury homebuyers, follow these five simple steps.   1.     Overpricing Luxury homebuyers are capable of buying high-end homes because they are savvy investors.  These buyers are not about to consider making a bad investment and buying a home that is overpriced.  Overpricing says to a buyer that the seller has unrealistic expectations and they won’t even bother making an offer or even looking at an overpriced home.  You need to find a Realtor that understands how to properly price upper-bracket homes   2.     Bad Staging Cluttered rooms, old furniture and pictures of your family are a sure way to turnoff a buyer.  Buyer...

The luxury market in Woodbury has picked up the last 12 months and I expect this trend to continue.  If you are considering selling your home in 2014, there are some important facts to consider before selecting an agent to represent you. First, there have only been 9 sales in Woodbury over $750,000 the last 12 months - Wade Hanson has sold 4 of those homes and RE/MAX has sold 7 of the 9 homes.  Coldwell Banker and Edina Realty each sold one home over $750,000 in Woodbury. Most importantly, I am able to get you more money for your upper-bracket home sale than any other agent in the market.  When comparing your home to it's assessed value, the homes Wade marketed sold for 137% of assessed value compared to all other agents homes selling for only 115% of assessed value.  That's a HUGE diff...

Woodbury’s housing market is experiencing extremely low inventory, demand is soaring and sellers may think that their home will move in mere minutes and at an inflated price. These dreams of big prices and warp speed sales can end up becoming a major disappointment for sellers if you aren’t willing to follow a few simple steps prior to putting your home up for sale. Here are 3 simple steps every seller should take before your home hits the market. 1. Staging matters–big time! “Homes that don’t show well don’t close well.” But still, time and time again we see sellers become stubborn against the time and cost associated with staging a home.  Afterall, if they love their home as it is, why shouldn’t everyone else?  Remember you are preparing your home for a new buyer to fall in love with ...

How does 2013 compare to 2012 and what neighborhoods have seen the most activity? Stonemill Farms outperformed all other neighborhoods when it comes to the number of homes sold.  This is mostly due to the number of new construction homes that were sold in 2013. While Stonemill experienced solid appreciation in 2013, Wedgewood continues to see the greatest appreciation year over year.        2012     2013     # Homes Sold Avg Sale Price DOM # Homes Sold Avg Sale Price DOM               Stonemill Farms 80 $387,000 102 112 $437,000 88 Dancing Waters 31 $465,000 163 45 $481,000 141 Powers Lake 11 $476,000 204 15 $500,000 71 Wedgewood 27 $515,000 202 25 $600,000 145 Wedgewood Park 19 $350,000 95 27 $383,000 60 Marsh Creek 8 $466,000 55 5 $487,000 55 Interlachen Woods 9 $360,000 99 15 $455,00...

The average housing market is up dramatically in Woodbury compared to 2012 however; the luxury market has remained about the same year over year.  In 2013 we experienced a solid number of homeowners taking advantage of low interest rates and the buyer demand for the home they would need to sell to move up to their dream home. Here are the numbers: 2012 10 homes sold over $750,000 The average sale price was $862,000 The average days on market was 120 days The average home sold over $750k was a 6,000 square foot, 6 bedroom, 6 bath home 2013 11 homes sold over $750,000 The average sale price was $855,000 The average days on market was only 52 days The average home sold over $750k was a 5,000 square foot, 5 bedroom, 5 bath home The good news is homes were not on the market as long but the b...

If you were waiting for the Woodbury housing market to "hit bottom", you've waited too long.  The housing market has officially reached (and exceeded) pre-recession numbers in Woodbury and while next year will not explode like 2013 did, I do expect 2014 to remain strong. Here are the numbers: 2008 = 936 homes sold, 78 days on market, average price of $290,503 2009 = 989 homes sold, 70 days on market, average price of $252,393 2010 = 855 homes sold, 76 days on market, average price of $257,944 2011 = 964 homes sold, 83 days on market, average price of $236,283 2012 = 1086 homes sold, 70 days on market, average price of $256,368 2013 = YTD -1,242 homes sold, 45 days on market, average price of $283,719

The numbers are in for October and the Woodbury housing market continues to show signs of improvement.  Here are some key indicators: Closed sales up 35% over 2012 Pending sales up 7% over 2012 The average sales price is up 2% from 2012 The inventory of homes for sale is down 11% from 2012 Homes that sold in October were only on the market 54 days compared to 88 days in October of 2012 One of the most important numbers that reflect a healthy housing market is the fact that there is only a 2 and 1/2 months supply of homes for sale in Woodbury.  Last year at this time we had nearly a 4 months supply of homes on the market.  This means it's still a sellers market and the market needs good homes for sale!

The Wedgewood area continues to be one of the most high demand areas for luxury buyers in Woodbury.  The amenities such as walking trails, parks, golf course, tennis courts and one of Woodbury’s favorite dining establishments – David’s Chophouse makes Wedgewood a unique neighborhood. Currently there are only 10 active listings in the Wedgewood area (including Wedgewood Valley, Wedgewood Heights and Wedgewood Park).  The average asking price is $593,000 for a 4 bedroom, 4 bath, 4,000 square foot home. When looking at the sales over the last 12 months there have been 53 home sales with an average sale price of about $500,000 for a 4 bedroom, 4 bath, 3,800 square foot home. Prices can be affected by the location within Wedgewood, the age of the home, recent renovations and amenities such a...

If you are listing your home during the fall months, it’s important to remember that buyers will be paying attention to your outdoor spaces. Here’s a few tips for fall:   If you aren’t planning to list until the leaves turn, consider taking a few pictures around your home’s exterior now, shooting wide shots of the whole yard and closer shots of your more outstanding features. Print them and put them in small photo album and leave on your kitchen table during showings so buyers can see what they will get in the spring. Keep your lawn raked and mowed. Doing a little bit every day will go a long way in keeping up with the leaves. That giant maple tree in your front yard is beautiful during the summer, but when the leaves drop in the fall, it could just look like a lot of work to a prospe...

The average sales price for homes in Marsh Creek actually went down 2.6% last month to $424,156. I wouldn’t take this as an omen of things to come, however.  The economy is still improving, and Woodbury as a whole remains a strong market. In fact, Marsh Creek homes are selling faster than they have in years, with an average of only 51 days on the market. The average home in Woodbury is on the market for 83 days, showing how desirable Marsh Creek homes are to buyers.               We’ve recently created a video to show prospective buyers all the great features of Marsh Creek. It’s up on our YouTube channel. Check it out!     John and Becky Durham are Western WI and Minnesota real estate agents with RE/MAX Results and Durham Executive Group.
