According to our local statistics, Branson single family homes sales for 2012 as of the first week of March was 28 single family, built-on-site homes with the highest priced one selling for $355,000 and the lowest priced one selling for $34,000.  That is a a stable or bottomed-out market depending on how you look at it.  The medium price is 140,000 and that is another sign the market has bottomed out for single family home sales.  Branson home sellers who can wait will eventually see and increase in home values, if they are patient.  13 of the homes, which is just under 50%, were short-sale and foreclosed homes.  That is an unchanged influence in our current Branson Real Estate Market too. Hi Everyone,  I've received several e-mails over the past couple days, and wanted to say thanks for your concern and well wishes!  It was quite a shock to hear that a F-2 tornado had hit the Ozarks and Hwy 76 in Branson at 2 in the morning when no one expected it. Since we never have had an actual tornado in the area since the 1960's it was very hard for us to believe our eyes the next day. The tornado had skipped about and took out a couple of our older hotels west of the Titanic, a couple T-shirt stores in that area were destroyed, several other buildings were damaged.  Just two days later it's encouraging to see just how quickly people in the community have to come together to clean up the debris. When considering you search for a property manager for your home or condo in Branson Missouri, there are some questions you should be asking when doing your research. According to our local statistics, Branson single family homes sales last month total was again only 19 single family, built-on-site homes with the highest priced one selling for $650,000 and the lowest priced one selling for $60,000.  The medium price is down to $140,000.  Not good news for Branson home owners or sellers.  10 homes were short-sale and foreclosure sales and that is more news we really did not need.  That is an increasing influence by the distress sales market in our Branson Market and not the good sign we have been looking for!  There were 9 condos reported to have closed escrow last month, which is 1 more than the previous month.   The sales prices ranged from $198,000 to $28,700 with the median price of $65,000, which is unchanged but 5 were REO/Short sales.  This is ...

As things are gearing up for the holidays, I am finaly finding the time to share some of the beautiful pictures I was able to capture this fall. While I can't share my whole photo album I will try to give you some of the best from around Branson MO. This may have been one of the prettiest Falls we have had in a while. This was taken just off Sycamore Church Rd. on the way to list a beautiful home in Horizon Hills for sale. These two were take at College of the Ozarks of some pepper plants the students grew in one of their many beautiful flowerbeds. I really liked these and plan on incorporating them into our properties next year. According to our local statistics, Branson single family homes sales last month total was down 5 to 19 single family, built-on-site homes with the highest priced one selling for $409,000 and the lowest priced one selling for almost $59,000.  That is a big decrease in the number of single family homes sold and the medium price is back down to $160,000.  Not good news for Branson home owners or sellers.  Only 7 homes were short-sale and foreclosure sales and that is the bit of good news we needed.  That is a decreasing influence in our current Branson Real Estate Market and a good sign we have been looking for!  There were 8 condos reported to have closed escrow last month, which is 2 less than the previous month.   The sales prices ranged from $160,000 to $40,000. That is a major decreas...

Branson Christmas Parade | December's Season of Celebrations and Sharing Christmas parades are in all our communities during December.  Our Ozark parade was held November 19, before Thanksgiving.  It is always held at night and is one of the largest parades in the area.  We are always in the Ozark parade and never get to see the parade in it's entirety, so tonight, we attended the Branson parade. With over 10 marching bands and and a large number of floats, it was wonderful, sitting at the Branson Landing, sipping hot chocolate and watching the faces of all the little children when Santa Clause made his entrance.       One of my favorite things to do is Road Trip to the small towns around my home.   Rick and I recently journeyed down to Arkansas and while riding 70 miles an hour, I caught this picture.   It is one of my favorites as it captures the beautiful Ozark Mountain Hills!     I do wonder the story of these goats on this day.....

The business area of the Hwy runs about a couple miles from east to west. Cedar Ridge Elementary School sits behind K-Mart, so just about everything you need is right here in this area. According to the MLS statistics, Branson single family homes sales last month total was 17 single family, built-on-site homes with the highest priced one selling for $967,500 and the lowest priced one selling for $65,100.  That is a decrease of 6 single family built on site homes sold over the previous month.  The medium price of $163,000 is the only bright spot in the single family home market news for Branson home sellers.  9 homes, which is over 50%, were short-sale and foreclosed homes included in these totals.  This is becoming a major influence in our current Branson Real Estate Market.  There were 16 condos reported to have closed escrow last month, which is twice as many as the previous month, seems like good news until you read futher.  The sales prices actually ranged from $4...

According to the MLS statistics, Branson single family homes sales last month total was 23 single family, built-on-site homes with the highest priced one selling for $500,000 and the lowest priced one selling for $32,000.  That is no increase of single family built on site homes sold over the previous month.  The medium price of $133,000 is a lower medium home price of homes sold and 50% were short-sale and foreclosed homes included in these totals.  This is becoming a very huge influence in our current Branson Real Estate Market, which is not really good news.  There were 8 condos reported to have closed escrow last month and they ranged from $275,000 to $36,000 in sold price.  The condo sales median price of $80,000 shows a very slight increase in the number of condos sold and prices....
