What is a CMA?CMA stands for Comparative Market Analysis. A CMA is a report that is prepared by a real estate agent and is used to determine an estimated sales price. The sales price is determined by researching similar homes in the area that have recently sold. The first thing an agent will have to do is visually inspect your house. This inspection usually won't take long the agent will mainly be looking at the condition of the house, and will take measurements so they can determine the total square footage. If you plan on making any improvements to the house before placing the home on the market be sure to tell your agent.Once the agent has looked at your house he or she will have to research the MLS for information about similar homes in the area that have recently sold. Once the agen...

Earnest money is a deposit that the homebuyer will submit with the writing offer to the seller. You submit the earnest money deposit to show the seller you are serious about proceeding with the purchase of their home.Once the offer is accepted the earnest money is deposited into an escrow account and will be applied to your closing costs. What if the seller does not accept my offer? If the seller does not accept your offer then the earnest money is returned to the buyer. What if the buyer decides they don't want to buy the property, do they get the earnest money back?If the buyer changes there mind after the offer has been accepted then the buyer will not get the earnest money back.                                                               Here is a brief overview of the home buying process. Find a Real Estate professional you can trust. Once you have found your agent it is important that you analyze your needs, this is usually done with a buyer consultation. Now that you and your agent fully understand your needs its time to get pre approved for a mortgage. If you have a lender you want to use that's great if not ask your agent for some recommendations. You have your agent, you analyzed your needs, and talked with your lender, now you will need to select properties that you want to view. Your agent should have already printed out some MLS Listings that match your search criteria. You should look at each listing and determine the ones you are most interested in...

Once you submit your offer to purchase a home the seller will have a chance to accept your offer and all the terms. They can make a counter offer, or they can reject your offer. Depending on the seller's response to your initial offer the negotiations can take a while. Once the seller accepts your offer then you and the seller have entered into a contract to buy the property. It is important that you understand the whole buying process. I have been asked this question many times before and I always answer the same. I recommend that you first contact a mortgage lender before you step into any homes. Once you have talked with a lender you will know exactly what price range you are in. Having that Pre-Approval letter will also allow you to submit an offer with confidence. Sellers also like to work with buyers who have been Pre-Approved, this way the seller knows they have talked with a lender and have their financing in order.  If you need help locating a lender I can help. Here is a list of some real estate terms you might find useful.ACCEPTANCE:  The date when both parties, seller and buyer, have agreed to and completed signing and/or initialing the contract.APPRAISAL:  An estimate of real estate value, usually issued to standards of FHA, VA, and FHMA.  Recent comparable sales in the neighborhood is the most important factor in determining value.  This should be contrasted against the home inspection.APPRECIATION:  An increase in the value of a property due to changes in market conditions or other causes. The opposite of depreciation. CLOSING STATEMENT (HUD1):  A financial statement rendered to the buyer and seller at the time of transfer of ownership, giving an account of all funds received or expended.   CLOUD ON TITLE:  Any condition that affects the ...

Determining the sales price is one of the most important steps in preparing your house for sale. A house that is priced within the market will often sell quickly once it has been placed on the market. Here are just a few reasons why you would not want to overprice your house. Houses that are priced to high often remain on the market for longer periods of time and usually will not sell. Most buyers are working with real estate agents and most agents have the resources to compare your house to houses that recently sold in your area. With this information the agent will be able to prepare a CMA ( Comparative Market Analysis ) on the value of your house. The buyer will often use the CMA to figure out what kind of offer they would like to make on the house. Most buyers will need to obtain a l...

What is a Buyer's Agent? A Buyer's Agent is a real estate agent who represents the interests of the buyer. They do not represent the seller. Hiring a buyer's agent is just as important as choosing the right home. A good Buyer's agent should be able to offer you advice and guidance on every aspect of the home buying process. Here are a few things you will need to know about working with buyer's Agents. There is no cost to you to hire a Buyer's Agent. In most cases the seller will pay the Buyer's Agents commission. Be sure to ask your agent about this. When you meet with your Buyer's Agent for the first time they may want you to sign a Buyer's Agency Agreement. Look at this as a blind date if its love at first...
