Yes, we are into June and  I am just now reporting April 2015 home sales for Brookside. Next week...will report on May sales!  Good news though: prices are going up compared to last year!  Here are the April stats for single family home sales in the main Brookside zip code of 64113:In April 2015, 27 homes sold in the Brookside area.  The median list price was $389,900 and the median sales price was $380,000.  Average days on market: 31. In April 2015, 24 homes sold.  The median list price was $350,000 and the median sales price was $3345,000.  Average days on  market: 37. The lowest sale was $200K.  There were seven sales over $500,000, with the highest closed sales price at $1.1 million in the Sunset Hill subdivision. Checking year to date figures: From January through April 2015, 72 h...

On this last day of September, I’m finally getting around to post the Brookside home sales stats for August 2013.  It’s been a busy month!  No surprises here: prices continue to rise, and homes are selling faster.     In Aug 2013, 33  homes sold.  The average list price was $403,543 and the average sales price was $384,255.  Average days on market: 84.   In Aug 2012, 31  homes sold.  The average list price was $375,358 and the average sales price was $357,238.  Average days on market: 95.   Continuing the trend this year, average sales prices are higher than last year, about a 7.5% increase over last August.   Let’s compare year-to-date figures:   In the first eight months of 2013, 220  homes sold with an average sales price of $356,029 and 88 days on market.   In the first eight months...

Columbus Park & the Old Northeast Saw a wonderful home in the Old Northseast this evening. It's a wonderful brick two story with wide plank floors, exposed brick and a sleek open kitchen. The home owner, a master plumber, made the remodel his project and I have to tell you, the plumbing work in the basement is impressive. After touring the new listing, I cruised around this historic section of Kansas City. Naturally, I met some interesting people and took a few photos with my iPhone. A lot of these photos were taken around Columbus Park. Columbus Park is about half way between City Market and the Old NE on the map at the bottom. They are two different neighborhoods but with many similarities. To me, it seems that Columbus Park has evolved sooner than the Old NE. Much of the architecture...
