Not a lot of activity in Armour Hills in February in terms of sold homes--however, that is normal as the first couple of months of the year are not popular times to list homes due to traditionally cold weather.  Still, there was an increase in median sales price!  Let’s look at the February 2017 home sales for Armour Hills, and a comparison to last year. Armour Hills was a hot location for homebuyers in 2016: many sellers got close to asking price; some homes had bidding wars!  Median prices were up almost 3% over 2015.  I think 2017 will be a strong sales year for our neighborhood as well.  Let's check the January 2017 sales for Armour Hills in the Brookside area of Kansas City:January 2017Number of homes sold:        4Median list price:                  $329,475Median sales price:               $327,500Average days on market:         18January 2016Number of homes sold:         2Median list price:                    $264,475Median sales price:                 $269,155Average days on market:          39More expensive homes closed last month, pushing the median price higher.  Although only two homes sold in Jan 2016, one of them went for...

It's a new year for home sales and already--there is a lot of demand but not enough inventory.  This will be a short blog as there is no need to check  year-to-date figures.  Here is the January 2017 single family home sales report for the Brookside zip code of 64113:January 2017:Number of homes sold:      13Median list price:                 $395,000Median sales price:              $388,500Average days on market:        36January 2016:Number of homes sold:         8Median list price:                  $369,500Median sales price:               $367,500Average days on market:        25It looks like a significant jump in the median sales price compared to Jan 2016, however last year the highest sales were in the $440s; this year there was a $1.175 million sale plus two others in the $600s ...

Attention all fans of authentic French breads and pastries....we now have a local resource for freshly baked croissants, baguettes, macaroons and puff pastry! Cecile Rocher recently opened Gabrianna, A French Bakery, based in her home in Rockhill Gardens. After reading this blog, you will be ready to call and make an order! Some background on the baker: Cecile, from Brest, a town in Brittany in the NW part of France,  was a teacher and longed to travel. Working through the French government, she got a teaching job in New Orleans. It was there she met her future husband, Thomas. Together they moved to Washington DC. After having twins, the family wanted to move back to Kansas City, her husband's home town, to be close to relatives.   Cecile has been baking since she was ten years old (sh...

Simple Science Juices opened in Brookside last July…and I just discovered it a month or so ago! I think this spot hosted a custom tee shirt shop many months ago. Natural, organic juice shops are as hot as craft breweries in Kansas City—now our Brookside core has one. This is the third location for Simple Science Juices; the other two shops are in the Crossroads district and in Overland Park. You may have seen their products sold at the Farmers Markets in Brookside and OP. These cold pressed juices (8 oz and 16 oz) are all created at an Overland Park location, made fresh each day. All are gluten, soy and dairy free. The stores also feature smoothies, cold coffee beverages, paleo bites, and some salads and entrees; pad thai, salmon and quinoa, roasted veggie salad (a best seller) plus b...

It’s finally open…the Red Door Woodfired Grill opened in the old Blue Grotto location on December 29—exact address is 6324 Brookside Plaza, next door to the Brooksider. I haven’t eaten there (yet!) –but did stop by to take a look at the space and menu. If you’ve been to the Leawood location, you will recognize the menu at the Brookside spot. Specialties include jalapeno dipped fried chicken (served on Thursdays), whiskey soaked prime rib (Sunday’s special), plus meatloaf (owner’s recipe) and wood fired wings (with ancho chili rub, baked, then grilled). McGonigles created a special blend of meat for the burgers ($5 on Mondays). No frozen meat or heat lamps here, proclaims a blurb on the menu, and the wood used under the grill is pecan, oak and hickory. There’s a large bar with TVs in all...

If you know someone who bought or sold a house in Brookside last year...you probably heard stories of how ‘hot’ the market was.  Many homes sold for over list price; buyers often faced multiple offers on the same home. In this blog, we’ll look at the December 2016 home sales and a year end recap, with a comparison to the last few years as well.  Overall, median home prices continue to rise in Brookside! I’m using the main Brookside zip code of 64113 for this report, single family home sales. December 2016 Median list price:               $335,000Median sales price:           $329,248Average days on market:     36Number of homes sold:        20(Lowest sales price was $162,000; highest sales price was $770,000). Seventeen of the twenty homes closed sold for under $450,000--that brings dow...

Welcome to 2017!  It's my first blog post of  the year, and again I'm focusing on the another business opening in Brookside East. This one isn't a restaurant or shop.  It's a non-profit organization: Jewish Family Services, or JFS, is  scheduled to open January 17, 2017 at 425 E 63rd St. JFS actually started as a support system for immigrants 115 years ago. You may be familiar with their main building at the Jewish Community Center in Overland Park, and they also started Menorah Hospital. They chose Brookside East as a second location to deliver better access to clients who live in this area and rely on bus transportation. This building also allows for a much larger food pantry and extra space for growth.  JFS is a non profit , United Way organization, funded by donations and grants. Th...

It's time for the annual Kristkindl Markt in Brookside this weekend!  If you aren't in the holiday spirit due to this unusually warm weather...this event will help you out! Hosted by the Country Club Congregational Church, this German themed celebration is fun for all ages.  There's a tented Biergarten with plenty of beer, live music and German food, plus homemade cookies for sale, the always popular Gingerbread House making area for kids and several vendors selling crafts and gifts.    Hours are Friday 5-9, Saturday 10-7 at 205 W 65th St in Armour Hills. The narrow neighborhood streets will be crowded with vehicles, pedestrians and traffic...please park several blocks away and walk to the  church.     Everyone is welcome!

Is Armour Hills the hot neighborhood for Brookside buyers this year?  Seems that way, as once again the median sales price is over the list price!  Because I live in Armour Hills, I can tell you buyers are very attracted to the area because of the central location to the Brookside shops, convenient Metro bus service, the revitalized park in the center of the 'hood, easy access to the Trolley Track Trail  and the wide range of prices.  Here are the numbers:October 2016Ten homes sold. Median list price was $294,974. Median sales price was $304,999, with 34 days on market. Seven of the ten homes sold at or above asking price, with one home closing at $25,500 over the list price. October 2015Five homes sold. Median list and sales  price was $249,000 with 8 days on market. Comparing year-to-...
