There's another new locally owned business to tell you about in this week’s blog…EB and Company, an ‘inspired accessories’ shop now open at 326. W 63rd St, between Wornall and Brookside Blvd. Owner Emily Bordner has always had an entrepreneurial spirit---inheriting it from her parents.  She had a regular corporate job at Hallmark as a merchandising designer, and started a side business making leather handbags.  She expanded into online sales and pop up shops—then decided to open her own retail place here.   She chose this location in part because she knows a handful of shop owners who love being in Brookside, and she worked at Bella Napoli while in college.    “Brookside has a long tradition of supporting locally owned businesses.  It’s really cool to be the new kid on the block, sand...

As we check the numbers for Brookside home sales this year, an interesting fact to note:  more homes are selling this year but at lower prices.  This seems off.  Let's take a closer look at the statistics for single family home sales in Brookside, using the zip code of 64113: July 2019                                                                   July 2018Median list price:     $377,500                              Median list price:     $420,000Median sales price:    $370,000                            Median sales price:   $423,500No. of homes sold:      36                                        No. of homes sold:       29Days on market:         20                                        Days on market:          21 A few more homes sold last month compared to a year ago, for an ove...

Did you know there is a women’s consignment shop in Brookside??  I didn’t!  It’s fairly new, having opened in April.  Remix  is a welcome addition for female shoppers who appreciate a bargain—and want to ‘recyle’ their stylish clothes. Owner Catherine O’Sullivan moved here from Boston ten years ago.  She has a background in fundraising, having worked for the KC Symphony and UMKC.  But, she says, “I always had the small business bug in me”.  She did a lot of shopping in consignment stores in Boston and decided to open her own shop here.     REMIX  focuses on women’s fashion, ranging in sizes 00 through 18.  She also sells  handbags, shoes, jewelry, jeans and work out clothes.  Typically her items are priced at the industry standard of 75% off retail.  After 30 days on the rack, the price...

What an interesting challenge this is!  To write about the changes in my personal and professional life over the past ten years.  Perhaps we should have a challenge regarding what to expect in the next ten years?!?  OK, here we go: *In 2009, I was trying to get through the recession.  The housing market had crashed, so many people I knew were out of work and it was a dark time. Fortunately, when I started in real estate in 2003, we knew we could survive on my husband's income if the new career was a flop.  So in 2009, our income took a hit but I was determinted to see it through.*As the market slowly started to improve, I decided to leave the small four person team I was on and strike out on my own. I loved being on the team and working with the three ladies--but I realized I wanted to ...

As a Brookside neighborhood (Armour Hills is one of the larger subdivisions in the area), buyers are still snapping up homes quickly--yet the market does appear to be slowing down..probably usual mid July slump as so many people head out of town on vacation. I remember a time not that long ago when I would show homebuyers in Waldo a pretty nice, small 3 bedroom, one and a half bath home in Waldo for under $200K near 75th and Wornall. Not anymore--buyers are having to go farther south and/or east, plan fix up projects or get less square feet for that price.  Waldo home values continue to rise at a fast pace. Here are the stats, using the boundaries of State Line to Holmes and Gregory to 85th St: May 2019                                                                  May 2018Median list price:     $229,950                               Median list price:      $224,700Median sales price:    $227,500                            Median sales price:    $227,000No. of homes sold:       40                                       No. of homes sold:  ...

Where’s Waldo…Farmers Market? The neighborhood missed you last year!Fortunately the Waldo Farmers Market is back for the 2019 season in a newlocation, opening this Wednesday June 5, 2019 at 3pm.I recently talked with Tom Richardson, the new Market Manager (a volunteerposition, thank you Tom!) about what to expect this year. Tom reports manyvendors will be returning this season (Pink Pony Farms, GF+1, Seven Swans Creperie among others) and hopes to have new products and food offerings join the market. What you see at Waldo Farmers Market is grown within 100-150miles of our city and meets KCMO health department requirements. All vendorscomplete an application (still time to apply for space!); food trucks are alsowelcome. For opening night, a few special events are planned: the first 15peo...

We are in the middle of the peak Spring home buying season...yet sales are down in Waldo.  Prices are up, though.  Is the slowdown a lack of inventory, lack of demand or is Waldo following the national trend of fewer home sales?  Time will tell. Spring is officially here and I think we are in for another strong homebuying season!  The first couple of months this year have been slow, probably due to the heavy snow and frigid cold weather of January and February.  Now it's such a pleasure to hear birds chirping in the morning!  Here are the single family home sales stats for Waldo: Feb 2019                                                                Feb 2018Median list price:       $230,000                         Median list price:    $149,950Median sales price:    $231,500                        Median sales price:    $160,000No. of homes sold:       10                                    No. of homes sold:      27Days on market:           41                                   Days on market:          24 You'll notice the huge...
