This house was purchased for under $20,000. and the owner will use it as a rental property when finished. The roof is good, the foundation is good. It needs some electrical and plumbing work. Project Waldo refers to all Vizion home renovations that take place in the Waldo area of Kansas City.  This is a brief overview and history of the Waldo area. Waldo is a neighborhood located in Kansas City, Missouri on 75th Street & Wornall Road that has continued to maintain its own unique character, even though it was annexed by Kansas City in 1909. Waldo’s boundaries are Gregory Blvd on the north to 91st Street on the south, (although 89th street forms a full south boundary) and Holmes Road on the east to State Line Road on the west. In 1841, Dr. David Waldo of Gasconade County, Missouri, was convinced by some friends to purchase land in Jackson County, Missouri. Our renovation of 7744 McGee is slowly but surly coming along.  I stopped by the property earlier today after running a few errands in the Waldo area of Kansas City. The new garage door has been installed.  This is the fist time I’ve seen one wrapped in plastic.  I wonder what we’re protecting it from. The new tile floors have been installed in the kitchen.  I love the size of the kitchen in this house.  Part of what makes this house so unique is that it has both an eat in kitchen and a formal dining room.  I was a little surprised to see a few member of our crew hard at work on a Saturday. We are in the final weeks of our renovation on 444 Dartmouth aka the longest renovation so far this year.  For those of you who have patiently waiting this projects completion rest assured your patience will be well rewarded. Winter is the toughest time of year to do home renovations.  This has been especially true this year since the weather has been more random than usual.  For example on Wednesday it was 30 degrees, Thursday it was 70, Friday it snowed and today its 9 degrees.  In order for us to paint the exterior of a house we need the temperate to be at least 40 degrees for a couple days.  As you can see that is something we just can’t count on during the winter.  If any executives from Flip This House are reading this post I would recommend doing a show on us during the summer. I’m leaning towards having all of my vacant listings staged.  Each time I see a staged home I’m impressed with how much better the house looks.  I’ve already talked to most of my investors and many of them have agreed to pay for this additional service…especially if it sells their properties faster.  For the ones that are not  on board with staging yet I hope these before and after pictures will help change their perceptions of this service. This is shaping up to be one of my favorite home renovations.  Seeing this project come together has been truly amazing.   That’s a lot for me to say considering I’ve witnessed dozens of home renovations with Vizion including the amazing transformation of  James A Reed but that’s another story. Working with an interior designer has made my life a lot easier.  No more stressing about light fixtures or paint colors she’s got it.  I love the color of the walls in this house.  As you can see most of the interior paint has been finished and most of the light fixtures have been installed.  90% of the times I’ve seen this house this room has been full of junk or tools.  Seeing it clear like this reminds me of how large and spacious this room really is. Our crews just started work on 424 Dartmouth last week.  The tear out was completed while the painting crew worked on 444 Darthmouth which is right down the street. As I’ve said many times before part of the reason we’ve been so successful flipping houses is because we understand that in order to flip a house you must add real value to that property.  That being said watch this corner over the next few weeks.  This will be the location of the new half bath.  You may be wondering why we decided to move the half bath into the living room. We’re making great progress on 7744 McGee a continuation of Project Waldo.  From the looks of things we should be done with this house the first part of February. All the tear out has been completed on this house.  When we’re all done this will be the kitchen.  We plan on using the same solid surface granite, tile and maple cabinets that are currently going into our house in North KC. This will be the dining room when we’re all done.  As you can see it’s a large amount of space .  Most likely we will tile both the kitchen and the dining area.  To the left is a sliding glass door which leads to large patio area behind the house. Earlier today I met with a pre approved potential buyer whose been following our home renovations on the VizionKC blog. Honestly I was a little surprised.  Sure, I look at my ActiveRain stats every now again and I check my website traffic daily but other than the folks here on ActiveRain I really didn’t think potential customers were actually following our home renovations and thinking to themselves “this could be my home someday.” Obviously this was my intention from the beginning I mean why else would I bother going out to each of our  renovation projects each week and taking pictures and writing a progress post. At the end of 2008, two of my very favorite realtor friends asked me to join them in forming a team and moving to another broker. Earlier today I brought a potential investor over to this house in order to show him and his wife what it looks like when we’re halfway into a renovation.  It’s always fun to see the reaction on peoples faces who’ve never watched a remodel take place.  It’s almost like they can’t believe that in a few weeks this is going to be a beautiful home. Exterior paint is alwasys tricky in the winter.  In order to get a good coat on the house it needs to be  about 40 degrees.  So far this week Friday was the only day they could paint.  Next week isnt looking much better 20 degrees all week.  On the plus side once the neighbors see you start painting they start to have a bit more confidence that you will actually finish the job.
