Winning the day!  It sounds so easy, but we are so easily distracted with customers, putting out fires, social media and, well, sometimes just the beautiful Springtime weather.  I have found that systematizing my work habits with a daily worksheet and checklist has been monumental in keeping me on task.  I know that when my daily "must do's" are complete, then I can have the time and can enjoy some of the other time grabbers.  For me, there is gratification in checking off the list and knowing that my day has been productive.  Systems create good work habits.  Both equal a successful business. Now off to finish Winning The Day!

The numbers are in for December 2009 and the real estate market in Lees Summit is doing well... contrary to what the talking heads may lead one to believe. Here is the data as compiled by Heartland MLS Available Homes for sale: 919 New Listings: 135 Average List Price: $243,985 Homes "under contract": 26 Homes SOLD: 108 Average SOLD price: $226,682 Sales to List Price 95.6% AVG Days on Market (DOM) 128 Number of homes withdrawn from market: 4 Number of homes Expired from market: 89 Number of homes back on market: 42 The good news is that homes that are priced appropriately are selling.  What we are observing is that a home that is priced well and in good condition should be under contract in about 90 days.  Lower priced or affordable homes are selling much faster.  In fact, we still hav...

Over a hundred years ago, the small 11 block Town of Strother straddled the Missouri Pacific Railroad tracks. Today, that small town consists of 65.24 square miles and is known as the City of Lee's Summit. In the late 1800's, a man by the name of William B. Howard was drawn to this fertile, gently rolling prairie land with the dream of building a city. Today, nearly 93,000 residents have been enticed to this progressive, yet restful and family-oriented community atmosphere, with a unified dream to create a dynamic, vital city. From yesterday to today, the story of this once small town has been filled with the courage, dedication, and quiet determination of its citizens, making Lee's Summit an ideal city in which to live and work. On October 28, 1865, William B. Howard founded the Town...

With all the recent financial troubles daunting many American families, we've seen a huge increase in listings called "Short Sales."  While short sales can represent a "sweet deal" for the buyer looking to buy a bargain - in many cases, they can be more trouble than they are worth. WHAT IS A SHORT SALE? A short sale is when a homeowner is unable to sell their home for enough money to pay off their mortgage.  (This is either because they have been loaned more on the home than the market will bear, or because values in the area have decreased substantially.)  Therefore, the bank agrees to accept less than the mortgage payoff in order to avoid foreclosure proceedings (which can cost the lender up to $60,000). BEWARE - THE ASKING PRICE IS THE AGENT'S "BEST GUESS" When a home is listed as a ...

Here is an overview of some benefits of the Economic Stimulus Plan for 2009 and the Homeowner Affordability and Stability Plan that may impact you. Stimulus Plan - Tax Credit for Homebuyers The $787 Billion stimulus bill is made up of tax cuts and spending programs aimed at reviving the US economy. Although the package was scaled down from nearly $1 Trillion, it still stands as the largest anti-recession effort since World War II. One of the major benefits of the plan is a tax credit for new homebuyers. According to the plan, first-time homebuyers who purchase homes from the start of the year until the end of November 2009 may be eligible for the lower of an $8,000 or 10% of the value of the home tax credit. It's important to remember that the $8,000 tax credit is just that... a tax...

To buy or not to buy? Do we or don't we? Have you ever looked back and thought, 'gee, I wish I would have bought that...look what it's worth today'? We think 2009 is posturing to be a great year to buy real estate. We are still at historically low interest rates, prices are low and the government is looking to offer a stimulous tax credit. We already have a $7,500.00 tax credit for first time home buyers who purchase a home before July 1st and are waiting to hear what the stimulous package will offer as well. The conditions to buy simply couldn't be much better. Contrary to popular belief, lenders are lending money. You do need steady employment, a reasonable credit rating and as little as 3.5% downpayment for FHA and 5% for Conventional financing. Don't look back wishing you would have...

I've heard it time and time again - my house appraised for $x, so that's what I am going to list it for.  While it's great to know the approximate value of your home before listing it for sale - many sellers are misled (albeit unintentionally) by appraisals.  Many times, the "appraisal value" a seller receives can vary significantly from the true "market value" of a home.  Here's why...   IF THEY WORK FOR YOU THEY WANT TO DELIVER GOOD NEWS When you hire a private appraiser, that company is working for you - the seller.  Therefore, they want to earn your money, make you happy, and provide you with the highest possible value for your home.  The typical private appraiser who comes out will likely use the "Cost Approach" method.  This means he or she will estimate the amount it would cost t...

With all the changes in the mortgage industry in the past year, buyers have found it increasingly difficult to find the assistance they need to purchase a new home.  In previous years, there have been several ways for buyers to buy with no money down - 100% loans being the #1 choice.  But even with the elimination of most 100% loan programs and seller-paid down payment assistance programs, buyers can still get the help they need to overcome what is typically the biggest barrier in their paths. 100% LOANS ARE NOT JUST A THING OF THE PAST While it's true that most conventional loans no longer allow a buyer to borrow 100% of the home's value - there are still options available!  One option many people don't know about is the VA Loan.  While you have to be active or former military to quali...

You have probably heard over and over "It's a buyer's market out there."  But, in hearing that, many are left wondering what does that really mean, and how will it affect me if I want to sell my home? WHAT IS A BUYER'S MARKET? Put simply, the term "a buyer's market" means that right now, that's who has the advantage in the real estate market.  Because of these three factors: inventory is high, astoundingly low interest rates, and record-high availability of foreclosed homes; buyers are looking for nothing less than (and can certainly find) what they deem "a steal." YOU CAN STILL SELL YOUR HOME! However, this certainly does not mean you will be unable to sell your home!  In fact, a buyer's market is a great time to sell your home - since there are so many buyers out there!  But, just put...

The "Credit Crunch" is all over the news and it IS real, but what does that mean to you, the consumer?  In general, it means higher lending costs, but there are caveats to that in the mortgage world.  The atmosphere of mortgage lending has changed drastically over the past year and you, as a consumer, should know what to expect when looking into mortgage financing. Let's start with what's no longer available... anywhere.  •·        Stated Income (showing no income documentation) or Bank Statement (using bank statements to show income) loans •·        100% financing (except for VA and USDA Rural Development) •·        Negative Amortization loans a.k.a. "Option ARMs" If you were wanting any of the above, you need to be aware that these simply aren't options any longer.  Also nearly extinc...
