Term life insurance provides death protection for a stated time period, or term.Term life insurance is perhaps the simplest form of life insurance. It was developed to provide temporary life insurance protection on a limited budget. Since term insurance can be purchased in large amounts for a relatively small initial premium, it is well suited for short-range goals such as life insurance coverage to pay off a loan, or providing extra life insurance protection during the child-raising years.Call Chris Campbell today!816-285-9483

Landlord insurance serves to protect landlords during circumstances where they are prevented from using their property to earn an income. These circumstances include legal disputes between a landlord and tenant. If legal expenses are purchased as a part of the insurance coverage, landlords will be compensated for any related legal fees. In cases where the property damaged to the point that it is inhabitable, landlord insurance will help cover the costs to repair the damages as well as compensate the landlord for the loss in rent collected during the rebuilding. Like all contracts, the precise language of the insurance coverage must be carefully reviewed to understand precisely what is and is not covered. Coverage may be limited to damage of the interior or exterior of the property. Becau...

Are you behind on your mortgage payment? Do you owe more than your home is worth due to declining home values? Is the possibility of foreclosure becoming a reality for you?Have you thought about selling your home but just cannot make it happen when you add the REALTOR fees and closing cost into the picture? If you answered yes to any or all of these questions, you may want to consider a SHORT SALE.If the Mortgage Balance you owe, combined with the selling fee's, exceeds the price you can reasonably expect to receive, a short sale may be able to help you.Although a short sale will adversely affect your credit, it is SUBSTANTIALLY better than a foreclosure. David Nichols with The Nichols/Ersery Home Team is your local short sale expert.DON'T DELAY!The sooner you start the process, the bette...

I had the wonderful opportunity to listen to Geoffry Allison speak today. Geoffry is the Kansas/Missouri Regional Manager with Starker Services incorporated. After 11 years selling real estate and working with dozens of investor clients, I thought I knew all I needed to about 1031 exchanges (also called: starker exchanges, tax deferred exchanges, like kind exchanges)What I learned today is that there is a fair amount of mis-information out there about 1031 exchanges. The basics:  A 1031 exchange is when an investment property owner sells a property and rolls the proceeds back into another "like kind" property. This type of transaction DEFERS the tax liability.EXAMPLE: Joe has a rental home and wants to sell it for $200,000.00. He owes $100,000.00.  If he does a 1031 exchange, he could rol...

2007 has been kind of hard to figure out for most home sellers and a lot of agents.  We have seen inventory in Raintree Lake climb and prices fall....  So I decided to look closely at the number to try and determine what is going on in Lees Summit and Raintree Lake. Here is what I learned. So far in 2007, 136 homes have been listed in the MLS. 53 of those listed have sold. There are currently 28 homes on the market.  Do the math... 55 FAILED TO SELL THEIR HOMES so far in 2007.  Most have given up or are waiting for the market to get better before they try again.Prices in September are considerably lower than they were in January but the average days on market (DOM) is only 33 days.  This does not translate into a "BAD MARKET." Prices are becoming stable. Buyers are buying homes. In fact w...

The 9 Deadly mistakes buyers make when purchasing a home:1. Not getting Pre-Approved first. Pre-qualification is simply guesswork. Until you have met with a lender, had your credit analyzed and given them the required documentation, you are not ready to look for your new home. If you are PRE-APPROVED, you are as good as a cash buyer. This places you in a position of strength when negotiating with the seller. Sellers and their agents know that a pre-approved buyer is serious and prepared to close on a property quickly.2. Calling REALTORS from house ads or yard signs. Think of it like this: Would you talk to the apposing lawyer in a large legal case by yourself? Most likely, you would not. But consumers make this mistake daily. The agent with the sign in the yard represents the seller and...
