And smell the roses.  Earlier today Gary Woltal wrote a post titled " I Can't Watch The World Fast Enough.".  In which he talks about the speed of the world that we now live in.  We are constantly trying to cram more things into the day and still fall further and further behind.  It's kinda like the hurrier I go the more behinder I get.  Gary talked about all of the speed of the internet and all that we live with in that realm.  Then we have our day to day with real estate, working with clients that are listing and buying homes and the timelines that are within the contract and staying up with all of that.  NO I AM NOT COMPLAINING! So you want to buy a foreclosure property, Right? Why would you want a foreclosure property in O Fallon Mo.?  Yes there are plenty of distressed properties in the area and you can probably get one for a good price.  There are a few things that you may want to know before you start your search. Just because a property has been on the market for ever and a day, doesn't mean that the seller would be willing to take a lowball offer.  Nor will take an offer that has a lot of give backs in it even if it is at list price.  Don't be surprised if they counter back at over list price or just reject the offer all together.  By the way, they won't cut down that dead tree in the back yard either. Our office had our Tuesday meeting this morning - nothing unusual about that... We went on tour afterwards - nothing unusual about that... The last home we toured in O'Fallon, Missouri, had a lunch waiting for us - nothing unusual about that...  Oops!  Wait a minute!  There was something a little bit different... This wasn't just food.  This was a feast!: BBQ chicken, hamburgers, brats, A scrumptious salad An absolutely delicious potato salad with bacon, cheese and chopped green onions Cherry cobbler and cookies for dessert!   Yummy!! You've heard of "March coming in like a lion and going out like a lamb" or "March coming in like a lamb and going out like a lion", right?  Well, I think it's a matter of opinion. Why? Well, in O'Fallon, Missouri, I'd say that March came in like a lion because it was pretty chilly - not cold, just chilly and nice. However, my husband said that it came in like a lamb because it wasn't cold enough to be a lion. Tomorrow, it's supposed to be 55 degrees with thunderstorms. My husband says that that's a lion, but I say that it's a lamb... We see the same things, but we see them so differently. If you don't like the weather.......... Spring is a time of renewing, Could we call this a time of renewing or just more of the same old stuff that we experienced this past fall and winter?  During the fall trees loose their leaves and we begin to slow down then in the winter the snow and cold come and it is like our business comes to a complete stop.  Right?  Now all is better because it is SPRING and it is time for renewal.  The trees start to grow leaves after being dormant all winter long and buyers start to look around for a new house or their first home.  The spring bulbs start to break thru the ground and pretty soon they begin to bloom, wow what a sight after the long grey days of winter.  Finally some color in our world and the sun even comes out and stays out for almost the whole day.  Life is good.  We can see our ...

So What Is The Problem With This Picture? When I am driving I always like to know what is going on all around me.  Last Sunday I was on my way to putting balloons out for my open house and this is what I saw out of my rear view mirror. Then I turned around and this is what I saw.    There are many things that a REALTOR(r) does when setting up for an open house and this is just one of them.  There are such things as advertising the open house, sending out invitations to a move up neighborhood and to possible buyers that we are working with, printing off handouts for open house guests, and we also invite neighbors to bring some friends over.  Remember your neighbors are not nosey they are a GREAT resource for getting your home sold.  I sure wish there was an easier way to put these things...

O'Fallon Missouri It's Time To Get Your VOTE ON.... In just eleven short days OFallon MO will be voting for a new mayor, 4 new city council members and I am sure that there will be other issues that will involve spending money to fill the ballot. I don't know, but I think they should.  Everywhere I looked in O'Fallon, Missouri today, I saw a beautiful blooming Bradford Pear tree. To E-Lockbox or Combo Lockbox that is the question?   Would you place a combo lockbox on your own home? This is a very interesting question, and one that is not only talked about here on Active Rain but also by agents in my office.  Should I just place a combo lockbox on that foreclosure property or do I put an electronic lockbox on it instead?  Should I treat a foreclosed property any differently than I would a listing that has the owner occupying the home when I list it.  Does my responsibility to the seller change if it is a foreclosure and not an owner occupied property?  Would I change the lockbox if the owner was to move out and leave the property vacant but still paying a mortgage on it? What masks clothes do I wear today? Masks are a funny thing and can, at times, make us feel very uncomfortable.  While at other times we get very comfortable wearing them, and we forget that we have them on.
