Are You An Out Of SHAPE O'Fallon MO Homebuyer? Not all homebuyers in O'Fallon MO are the same, there are those that are in good shape and can buy right now.  Then there are those that need to get into shape in order to purchase a home.  So today, I am talking to the out of shape buyer that wants to possibly buy their first home or, the out of shape buyer that has been out of the home buying market for awhile and wants to get back in.  Before I start with the exercise program for you let me just say, now is not the time for all buyers, due to their out of shape condition, to be buying a home.  You may want to wait until you get into better shape and then take the plunge into a new home purchase.  Knowing what you are getting into and what it is going to cost are very important in today's...

Are you really SERIOUS about selling your O'Fallon Mo home? I have learned that there are two kinds of sellers in O'Fallon MO.  There are those that just want to jump in and test the waters.  They are not really serious and really have no motivation to sell.  They generally say something like, "Well we will give it a try and if nothing happens, OH WELL, we will just take the house off of the market."  This is not a market that allows for this type of thinking.  Why?  Because you generally have the home overpriced and the buyers today are doing their "home"work before they even go out to look at the first home.  They are not going to waste their time, money or energy looking at something that doesn't appeal to them or their pocketbook.  They are smarter and more informed than they were j...

Tips For O'Fallon MO For Sale By Owners... In these times of slow home sales and uncertain economic conditions I thought that I would start offering you some tips on a weekly basis.  This weeks' tip is how to hold a successful Open House.  Look in the local real estate section of your paper to determine the popular day(s) of the week and times for an open house. Schedule your open house at least one week in advance. Restrict the total hours of the open house.  Many buyers may visit your home at the same time.  Putting time restrictions limits your waiting for prospective buyers. Place directional arrows from 3-4 blocks away to help buyers find your home.  (Check your local city ordinance for sign restrictions.) Place a visible open house sign in your front yard. Leave space for buyers t...

Mr. & Ms. O'Fallon MO Home Seller Are You Ready For Your Open House? Sunday is just a couple of days away and there is not time like the present to begin getting ready for your open house.  Here are a few items that I have found helpful and may help keep you on track for a successful open house. The front and back lawn should be freshly cut, trimmed and cleared of all debris.  Leaves are a real problem this time of year. Remove any unnecessary items from the front of the house.  Old newspapers, flyers on the front door, etc. Remove any dirt from sidewalk or driveway.  A good broom sweep will work wonders. The front door should be freshly painted, if needed.  This is the time of year cobwebs are all over, check and see that they are not greeting the visitors at the front door. A colorful...

O'Fallon Missouri Are You Ready For Winter?     If you are anything like me you have a very short memory and have already forgotten about the winter storms that we experienced in December 2007 and again in February of this year.  Now that I stop and think about it that may be the reason I don't like winter.  Oh well I digress.  Any way you look at it winter can be very unpleasant if you are not ready for it, so here are just a couple of things that you can do to make it a little more pleasant. Get your home and family ready: Prepare for possible isolation in your home by having sufficient heating fuel; regular fuel sources may be cut off.  For example, store a good supply of dry, seasoned wood for your fireplace or wood burning stove.  Remember the experience some of our neighbors had d...

So are things really different today in selling my home? I was reading a checklist today that was written before I came into the business in 1998 and surprise of surprise, IT STILL HOLDS TRUE TODAY!  Now it may be tweaked a little bit but the six items still hold a lot of truth to them.  So I will share them with you and add a few remarks as I do.  6 Truths About Today's Marketplace •1.      Buyers buy after "shopping around".  In their search for the best buy they are comparing your property to the others currently on the market.  The biggest difference today is about 81% of buyers are searching the web before going out to view the homes they like the looks of.  So the question is do you have a really good web presence? •2.      Sellers control the pricing and salability of their homes...

Mr. REALTOR® I Would Rather Do It Myself! I appreciate you letting me know that you would rather sell your home yourself.  It was nice of you to give me a call to let me know so I would like to return the kindness.  You may have sold your home by owner before but as you may know, or maybe not, real estate contracts change from time to time.  There are additions and deletions, wording changes and contingencies that are added in our standard real estate contract.  The contract that you might use may not have some of these contingencies as standard wording but that does not mean the buyer cannot add them to the contract.  Here are some of those contingencies that could be added to an offer to purchase: •1.      Loan Approval Contingency--- How long do they have to get the loan commitment l...

OH You Don't Understand!    I want to price my home a little bit higher so I will have some wiggle room.  I don't want to give my house away, you know.  This is just one of the many comments we hear when listing a home.  Another common comment is, "I need all I can get in order to purchase my new home."  And now you have an overpriced listing accruing a lot of days on the market and missing potential buyers.  Mr. & Mrs. Seller I feel your anguish but if the home had of been priced correctly in the beginning it may have already been under contract or for that matter you might be in your new home. So why is it important to "RIGHT PRICE" your home from the start of the listing? Thank you for asking, I have 5 reasons why pricing your home correctly in the beginning is so-o-o-o-o-o very impo...

So you are thinking of placing an offer on a home! As a buyer you have been looking at homes for a long time either on the web or out with a REALTOR® and now you are ready to place an offer on your dream home.  As you know now is a GREAT time to buy and there are a lot of bargains in the market right now but, the sellers are not ready to just give away their home.  They may not even talk to you if you come in with a really low offer and I am sure that you would not want to offend them.  Here are five keys that may help you make your offer look GREAT. You will need to have proof of your ability to pay......so have evidence of loan approval or cash.  A pre-approval letter from your lender is the best.  If you haven't talked with your lender about this yet I would suggest that you do it to...

Have you ever considered Public Service?  I think that I have just been paid the ultimate compliment! Yesterday I was invited to have coffee with who I believe will be the next Mayor of O'Fallon Missouri. So, we meet at St. Louis Bread Company at 8am as planned and sit and talk for about an hour.  Things like what is going on with me and the real estate market.  You see he is also a REALTOR® so we do have some things in common.  We have an enjoyable time and then he looks at me and says "Have you ever considered public service?"  GULP!!  He tells me that he would like me to consider one of two options, either an appointment to fill his vacant seat OR run for election to the other seat in the ward as a city councilman. I'm thinking why me?  Any thoughts?
