After four weeks our crews have finally completed the renovation of 9808 E. 76th Tr.  Some of you may remember that this was the house where me and my business partner Jason were interviewed by the Raytown Post a few weeks ago. I really love how spacious this home is on the inside.  The hardwood floors came out great once again.  It’s always shocking to find great hardwood floors like these covered by carpet.  As you can see from the video we opened up the kitchen significantly.  This is the first house we’ve completed where we used the lighter maple cabinets.  I think it looks great up against the lighter granite counters. Recently my business partner Jason and I were interviewed by Ben Felder of the Raytown Post.  Raytown is a suburb of Kansas City with a population of just over 30,000.  Over the past year Vizion has flipped four houses in Raytown including our most recent Project 76 which is currently in process. As a writer for the Raytown Post Ben often Googles Raytown in order to find out what’s going on in the area.  On the particular day he found us he was Googling “Raytown Construction”.   Granted he didn’t find us on page one of the search results but I’m surprised he found us at all.  Currently are site is not optimized for the keyword construction and having only done four houses in Raytown versus about sixty in Kansas City we’re not all that optimized for the keyword Raytown either. Today after checking out a possible acquisition in Raytown, MO with @mightywaldo I decided to stop by Project 76 and see how things we coming along.  Honestly I was a little surprised to find out that one of our sub crews had been working on this house 6 days a week. The kitchen has been completely torn out.  You can see it in this picture but over to the right is a red brick oven.  It’s going to look great up against a dark solid surface granite counter and maple cabinets. The new tube in the master bath has bee installed.  From the looks of thing painting will be a big part of next weed duties along with laying the tile in the kitchen and bathrooms. After weeks of rather comical negotiotions the property on 9808E. 76th St in Raytown, MO has officially been acquired by Vizion.  I guess the bank finally realized that they might as well sell the property to someone who actually wants it and has the means to pay for it. Vizion’s last property in Raytown was 7416 James A. Reed and while that property was unique in its own right.  Its hard to beat a newer generation Vizion home. Some days are just not that productive. I'm stuck in my office with my truck in the shop. Seems I came to a fork in the road! Unfortunately; now its in my tire, and to make matters worse I found out if you own a Chevy and you don't drop your spare down a use it for a few years it gets stuck and you can't get it down. There is a safety device designed to keep your spare tire from falling out of your truck. That safety device rusts shut and then you have to take a torch and a cutoff tool to it to get your tire out. Fortunately the good people at Roberts Chevrolet in Raytown are going to replace the whole assembly for me. Project 76, the highly anticipated Vizionkc Raytown acquisition is dead.  A replacement for Project 76 has been found in the popular Brookside area details on this new project will outlined in a later most. Reason For Project Death:  Silly Banks.  You would think that with all the bank owned properties on the market that banks would be chomping at the bits to sell some real estate.   Apparently that is not the case.  While it would not be wise to go into great detail regarding Vizion’s acquisition methods I can say that this deal died becouse the bank decided to be unrealistic and unwilling to work with a qualified and able buyer. I'm pretty excited to have one of my favorite local haunts open again. Santa Fe Inn located at 6600 Blue Ridge Blvd. was a regular spot for many of my neighbors. The restaurant opened in the early 70's and was frequented by many Kansas City Chief's players and staff. I've heard stories of War Paint, the Kansas City Chiefs mascot being ridden through Santa Fe Inn after a Chiefs victory in Kansas City. Warpaint was a paint Pinto horse who served as the mascot for the Kansas City Chiefs from 1963 until 1989. Today I was driving to another appointment, leaving my office on Raytown Rd. I was traveling South on Blue Ridge when I spied a Google camera car. We've all heard about them, you may have even seen a few pictures, but I actually saw the real McCoy.  Here it is at the corner of 63rd and Blue Ridge in Raytown, MO. I first noticed that they were working on Kansas City when I Googled my home address and was able to view my house from the street on "street view" . I checked then and they had not mapped my office.This is a great tool for real estate investors, they can "drive through" a neighborhood and never leave their desk.
