 AN UPLIFTING TOPIC- BOAT LIFTS Boat docks have been a big item in Shell Knob real estate lately, as we ease into the summer mindset of sun and water.  I sold a lovely waterfront lot Friday and there was a nice new dock with slips available, so this client wanted to secure a slip in the dock for their boat.  The next question was about boat lifts, which of course, lift you and your boat up. How do you protect your boat when you are absent from your cottage or summer home?  The answer is to buy a boat-lift. 1935 Order UncoveredOn one of my earlier posts, I mentioned that Shell knob is not a legal entity, but rather, Shell Knob is a location with no local government in the Ozarks.   I find myself corrected.  Shell Knob is a Census Designated Place (CDP), meaning it is not incorporated as a village and not a city or town. At least that's what we thought it was, until recently. Ripley does not have a monopoly on Believe It Or Not.  Southern Commissioner Eddie Davison,  uncovered a court order recently,  noting the fact, "that two-thirds and more of the taxable inhabitants of the Village of Shell Knob have presented a petition to the County Court praying for the incorporation of the Village; and County Court ordained the incorporation on October 9, 1935." An order to make Shell Knob unincorpor...

LAWS OF ATTRACTIONBusiness appears to often come in cycles.  Everything may be quiet for a week or two and you wonder why your ad didn't draw at least one call, then BOOM the phone rings with a lead.  That breaks the dam, and you get call after call, email leads, referrals.  Like draws  to like.  It's a strange mystery involving magnetic energy.  Have you noticed that there is something in the air that pulls the calls?  It seems that once the pot is stirred, it draws , like a magnet, more and more to come in?  I've seen that in listings.  A house might sit for weeks with no showings, then suddenly someone gets interested in it, and you'll have several showings close together, even get  two offers working at the same time. BOAT SLIPS SLIPPING AWAYRecently I discussed the problems of  finding boat slips and boat docks on Table Rock Lake.  For the past two weeks I have been advertising several waterfront lots I have listed in the Shell Knob area.  The ads have resulted in my receiving several calls and emails from potential buyers.   So what's the problem?  I wanted new clients, of course, and I now have 20 new potential buyers wanting to buy  waterfront lots.  The problem is that these lots do not have any boatdocks.  Most people not only want to have a great view of the water, they want to be able to have easy access to their boat and other water toys. As this is a Corps of Engineers lake, it is governed by The Corps rules and regulations.  Attempting to keep the lake in pristine condition, The Corps appr...

HELPFUL HINT FOR DISHWASHERS We have heavy concentration of lime in our water around Table Rock Lake, so  water conditioners are quite helpful, but if you don't have a water conditioner, here is a great way to clean the build-up inside the dishwasher.I just love inexpensive solutions for difficult problems.  Don't you?  This is one of the greatest I've seen for taking off a build-up of lime or even rust accumulating inside a dishwasher from the hard water. Buy six packages of  dry generic lemonade mix , unsweetened.  Put them in the soap dispenser of the machine, and run it through a short cycle.  VOILA!   You will now have a sparkling clean machine! For less than a dollar, the citric acid in the lemonade will do the trick nicely.  Much, much nicer than paying $55 or more to replace the...

 KINGS RIVER DEVELOPMENT is approximately four miles south of Shell Knob, and west of Hwy 39.  It boasts of having a popular golf course.      There are several new homes sitting high on a bluff with magnificent lake views.  Prices range from $150,000 for interior homes, and some with lake views, up to $390,000 for waterfront homes.      Fishing is excellent on the Kings River end of Table Rock Lake.

A BOAT DILEMABoats can be a problem.  What's that old axiom?  'A boat is a hole in the water that you throw money into?'  I don't think I have that exactly right, but the fact remains that you buy a boat to put it in the water and go boating.   The problem arises when you are through boating for that particular day, where do you put it?  As a Shell Knob real estate agent, one of the first questions I get from clients is "Where is the boat dock?"Getting a boat on and off a trailer continually can be a real bore (chore?) unless you are a pro, competing in a tournament and just won $10,000 or more for all those lunker bass you  caught.  Here on Table Rock Lake, boatdocks are highly desired by residents, but not every homeowner gets to have one.  Table Rock is a Corps of Engineers lake and ...

Cabin Fever, has opened on the Bridgeway Plaza in Shell Knob.  Denise and Dave Huse moved to the Ozarks from southwest Kansas and saw an opportunity in Shell Knob to fill a need.    The new store, Cabin Fever, is a home decor and gift shop. SLOW DOWN SHELL KNOB  Traveling around Shell Knob?  Slow down and keep alert for turtles crossing the road.  You have a greater chance of not injuring the turtles, and it will give you better gas mileage. Turtles are the oldest known group of reptiles that are still with us today.  Turtle fossils date back 200 million years.The three- toed box turtle thrives in the Ozarks.  It is the one with the plain olive brown colored shell.  The ornate box turtle has a dark shell streaked with yellow lines.  BARE LAKE ACERAGE $2,200 IN SHELL KNOB AREA Spring has sprung and the buyers are starting to come out of hibernation.  As a Shell Knob realtor, I know that I should take my vacation between November and February.  Most buyers are not thinking about lake property until spring is here or near.It feels good to be showing real estate again, but had to reorient myself to be ready for showing undeveloped lake lots.   TIME FOR FEEDERS?There was a discussion at the grocery check-out in Shell Knob today,  about hummingbirds and when to put the feeders  up this spring.  The store's management had deftly exhibited it's sugar on an end-cap, surrounding new hummingbird feeders.  I know that Shell Knob is not the hummingbird capital of the world, but we more than get our share of them.  There have been times when I've counted over 30 hummers at a time in and around a couple of feeders!  Now that's alot of birds!Getting back to putting out the feeders, I usually go by the date shown on the Missouri Department of Conservation's calendar.  They are pretty accurate, within a week either way of the actual appearance.  Either that, or happening to notice a male hummingbird hovering next to one of my windows whe...
