When a client writes a recommendation for your business, it is both personally and professionally rewarding. The seller had moved out of state when he contacted me, so we met over Thanksgiving weekend. He needed to make repairs that he wasn't thrilled with having to make, but it made the difference between sitting on the market stagnant, or receiving multiple offers. He did everything I asked of him. Here's what my client said:  Pat was the second agent I worked with after attempting to sell my property for six months with another agent came to frustrating results. To summarize, Pat sold the property in less than two months and I couldn't be happier to have selected her! Here is what you can expect from Pat: • Proactive, go-getter o Within first two weeks of signing with her, she staged ...

As a tax attorney in Ridgeland, Mississippi, we work with Mississippi residents to resolve both civil and criminal tax debt cases. I’m just going to give you an overview of what a typical collections case might look like and the process I use to resolve a tax debt case with the IRS.    Our first step is to figure out what the IRS already knows about you.  We want to know what the IRS knows; we’re going to investigate your tax transcripts.  We will check past W2s, 1099s, notices from the IRS, statute of limitations issues, bankruptcy options, and several other timelines, the whole gamut.   What we can find in this initial investigation is going to drive the rest of your case, so it is essential to get as much info on the front end as we possibly can.  Step 2 is to make sure you are in co...

Since I am a Mississippi tax attorney and my firm deals in civil and criminal taxpayer representation before the IRS and Mississippi Department of Revenue, a state or federal tax lien is something we deal with routinely. In fact, the majority of our clients do not find us until an IRS tax lien has been filed. Unfortunately, this means a large number of our clients are trying to sell the property to resolve their tax issues. Many also find the process may not be as simple as they first believe. But, the reality is, the IRS and/or Mississippi Department of Revenue will be more than happy to allow the house or property to be sold. The catch, the IRS or DOR wants to walk away with the money from the sale to apply against your tax debt, which was secured by the tax lien.   So, assume the ta...

As a Mississippi tax attorney, we routinely work with clients throughout Mississippi to resolve their IRS federal tax debt and their Mississippi Department of Revenue state tax debt through the offer-in-compromise program. Of course, the first questions is always, how much do I have to offer? Unfortunately, the reality is, it depends. Before determining an offer amount, we must calculate was is called the taxpayer’s Reasonable Collection Potential, or “RCP.” It is this RCP number that will dictate the taxpayers resulting Offer-in-Compromise settlement amount.   So what is the Reasonable Collection Potential?   Well, for our clients in Jackson, Mississippi, and throughout Mississippi, we start with the client’s financial situation to calculate their household RCP. The IRS and MS DOR cal...

While showing homes in Belhaven, I noticed the Japanese Magnolias in full bloom. I've always heard them referred to as "tulip trees". Their beautiful pink blossoms indicate Spring will arrive soon. (It won't be soon enough!) The same day, I was greeted by a funky musician propped beside the mailbox. Since Belhaven is known for its historic neighborhoods, art and cultural opportunities, this guy was right at home.  It's fun to capture interesting photos while touring neighborhoods and showing homes to clients. I hope you enjoy. Learn more about Belhaven by visiting Greater Belhaven. Search homes for sale in Central Mississippi

Downtown Jackson is rich with architecture from the MS State Capitol to the Governor's Mansion, and the most delightful time to tour Historic Downtown is at Christmastime. Guided tours are available at the MS Governor's Mansion throughout the year, but I had the opportunity to visit the Governor's Mansion this weekend during the 23rd Annual Christmas by Candlelight Tour.Governor Phil Bryant and First Lady Deborah Bryant were gracious to greet visitors and pose for photos in front of the 12 foot Leyland Cypress Christmas tree while piano music wafted through the halls. Miss Mississippi as well as Miss Teen Mississippi were also on hand for photos. Jolly Old Saint Nick was there, too. From left: First Lady Deborah Bryant, Marti Richardson, Pat Starnes, and Governor Phil Bryant Several hist...

Exercise has never been particularly compelling to me. I was fortunate to inherit good genes and a healthy metabolism. But as we age, metabolism slows, and Father Time introduces us to a few aches and pains we have never experienced. I wasn't ready to slow down. A few months ago, I started making small changes. I became more aware of what I ate and made healthier choices, plus I began walking. Yesterday, I completed my FIRST 5K during the Hal's St. Paddy's Day Parade in downtown Jackson! The weather was perfect, and because the scenery was beautiful, I captured a few photos along the way. Our state's capital truly has some incredible architecture. Stately trees and blooming azaleas lined our path. You can see from the outfits that dressing for St. Paddy's Day is half the fun! In fact, Ha...

Well most anyone would learn as I did in the CCIM course of financial analytics that the cap rate might determine what the return on your investment. Is anyone out there looking for a 20% cap rate or better?  If you are then you may want to take a serious look at a Small Ranch just outside of Jackson, Mississippi. Lets take a look at the numbers: ok say that you make an investment of 400,000 for this facility, fill up all the retable space at the lowest price of 100.00, now multiply that by 80 (this is the number of spaces that are available) you will get 8000.00 per month or 96,000 per year: if my math is correct. The Historic King Edward Hotel, a landmark to many local Jacksonians, is open once again after a major rehabilitation that began in 2008 and was completed in 2009. Now known as the Hilton Garden Inn, the hotel has 186 hotel rooms and 64 luxury apartments, in addition to a coffee shop, restaurant, and lounge. The King Edward Hotel is rich in history. The original structure was built in 1861 but was destroyed two years later during the Civil War. A second structure, built on the same site a few years later, became a popular meeting place for social and political affairs in the late 1880s to early 1920s. In 1923, the second structure was demolished to make room for the 12-story building that occupies the space today. Although the King Edward Hotel was a meeting place for many political eve...
