People often ask; "How's the Market in Helena?"  I try to regularly pull statistics so that I'm not just relying on anecdotal evidence.  The trends year over year for Helena Real Estate are as follows... For Helena In-town properties, including Helena's Mansion District, Last Chance Gulch, the Walking Mall, Upper East, Upper West, Lower east, Lower west, SoBro, Carroll College neighborhood and the northeast and northcentral neighborhoods, sales year over year are as follows  (December sales data is extrapolated based on 80% of an average month)   Here's data compiled by the Helena Association of Realtors, of which I'm a member.   Sales volume is up a whopping 25% !   2011 in-town Helena sales were 261 units sold. 2012 is on track for 327 Units sold!   Average days on market for Sold Pro...

It seems that many duplexes in the southcentral helena neighborhood are sold by word of mouth.  But not all.  Highland, Hillsdale, State, and 2nd are really popular.  SoBro, or South of Broadway is great for trail access, and walking or biking to work.  Buy a duplex, live in one half, and have the other half pay most of your mortgage!

"Most of the people who commented Tuesday on a proposed cell tower at the north end of Canyon Ferry Reservoir agreed that it’s needed, but some asked that the site be moved so it wouldn't interfere as much with views of the water and surrounding mountains. Steve Mosby said he owns property within a few thousand feet of the proposed cell tower site, which he’s offered to Verizon as an alternative to the current proposed location. As the proposal stands, the tower would sit directly in front of where John Cribb has plans to construct a home. The site is north of Canyon Ferry Road and east of O’Malley’s Pub and Restaurant. “Steve’s site … puts the tower off to the right of me and solves the issue completely,” Cribb told Lewis and Clark County Commissioners Andy Hunthausen and Derek Brown. ...

  On a recent listing appointment I came across the cutest baby birds, whose mother had made her nest on the barbecue grill. The little tweeting and little birds were so sweet, i just had to take a picture. I think this new life means great things for our seller in East Helena, MT. What a great omen!

Very interesting article by the Helena IR today. The county Commissioners are discussing whether or not to install at cell phone tower at Canyon Ferry Lake. The proposed site would be located east of O'Malleys. Having lived at the lake I can see the plus side to having a cell phone reception, however I am sure it will be an eye sore for who ever has to look at it. Maybe they can find a hidden place!  "A controversial cell tower near the north end of Canyon Ferry Reservoir will be discussed today at the Lewis and Clark County Commission meeting.Installation of the 197-foot tower was debated for three hours at an April 24 commission meeting, but due to problems with the legal public notice for the item, commissioners were forced to put off making a decision. The West Valley of Helena, Montana offers dramtic landscapes. In the last couple of years finding good information to share on the internet seemed hard to come by. However, I have been so pleased with our market over the last 6 months. Our 2010 finished strong with 5 of our listing selling all within close to listing price. It has been a great start to the year and the momentum seems to be getting stronger. We could not be more thrilled with our latest experience with home staging. Our property listed at 120 Washington Ave, Helena MT is a great property that had been on the market almost a year. The home had great bones, nice layout but it was just hard to get pass some bland paint choices, super blue shades and very old appliances. We hired an interior designer to work with our seller. She created this wonderful report and our seller picked and chooses items to do. Our seller spent about $3000 painting, staging cleaning, removing appliances etc and boy did it pay off. This last weekend at Canyon Ferry lake was perfect. Due to the high water levels,there are only a few beaches with any sand, thus for the first time on a hot sunny day, we actually had a good portion of the beach to ourselves and the road wasn't busy,great for walking my two huge chocolate labs. The great thing about Canyon Ferry is that you get two great options. Do you want to watch the sunrise or the sunset. While both acts of nature give off spectacular views everyone, I wanted to show you what waking up on the west side of Canyon Ferry would look like. I discovered a truly lovely event this afternoon. A quick email from a friend about meeting for lunch introduced me to this wonderful happeningI didn't even know existed. Out To Lunch Helena, happens every Thursday in front of the Carousal & Exploration works on this beautiful garden with stadium seating. Live music and delicious food vendors like the Vanilla Bean restaurant.  It was bright and sunny and a great way to spend my lunch hour. So you lake dwellers, if you are in town on Thursdays remember this great event! Also for you new to the Helena area, the Great Northern is home to our movie theature, SilverStar Steak House and newest to the family Subway Sandwiches!
