Good Morning Active Rainers, I was in an UPDATE course for our state of North Carolina yesterday.  One of the speakers was  a "short sale" attorney and he told us to "hang on to our hats"  that there were going to be 100's of 1000/s of foreclosures going to happen very soon.  The eviction process has changed and many folks are underwater with their mortgages  I would like to help those folks as much as I can and help them find a new place to live.   This is a pitiful situation and we all know folks that are going to be in this position. Please share with me anyway to reach out to the mortgage lenders, Wells Fargo, BB&T, First Citizens, USAA,   Any help would be greatly appreciated.  Thanks, Ginger  HarperSouthport NC

The past year and a half has been uncharted territory in the Wilmington real estate market. Buyers have come out in droves when they normally hold back and sellers are seeing sales unlike what we've seen since the recession. So it's hard to say if the market will behave as it traditionally has for the rest of the year. But we can get an idea where the market is heading the rest of the summer by looking at current stats.Take a moment and watch as Realtor Melanie Cameron shares this week's numbers for new listings, contracts, and homes sold in New Hanover County, Pender County, and Brunswick County.Want to discuss buying or selling a home in Southeastern North Carolina.  Latest news on the Greater Charlotte region's real estate market in June 2021. What you need to know and what it means for you...  June 2021 saw the continuation of the strong housing market in the greater Charlotte region and could be considered as having bounced back from the effects of the pandemic-related lockdowns in Spring 2020.  Closed sales activity shows buyer demand exceeding pre-pandemic levels and straining inventory. Pending sales, no doubt, would have been higher in June if the inventory had been available. Historically low interest rates and pent-up demand continue to fuel much of the buyer demand, as do the years of steady population growth in the Greater Charlotte area.    With Realtor.com recently ranking Charlotte third in the top 10 Metros for 2021, the Greater Char...

WHAT YOU NEED TO KNOW IN TODAY'S MARKET IF YOUR HOME PURCHASE OR SALE DOES NOT APPRAISEYou may have heard that there’s a shortage of available homes on the market. This shortage of homes has sparked bidding wars amongst eager (and sometimes desperate) buyers who are  looking for a place to live. These bidding wars have generated offers and contracts above the asking price for homes.  Charlotte Region has been seeing its fair share of bidding wars in 2021. As the graph below shows, the average percent of sale price to original listing price has been increasing steadily. In June 2021, Charlotte Region's average list to sale price ratio was 101.3%, up 4.4% over the 97% in June 2020. And in parts of the Charlotte Region, the list to sale price ratio has been higher than the region's averag...

Buying a new home before selling your current home is a real possibility in 2021. As the real estate market has heated up, deposits are increasing, so to buy a home in the Triangle area will require you to have a higher amount of cash upfront when you make your offer instead of most of your down payment being paid at closing. Buyers are basically paying most of their down payment to the seller as a non-refundable deposit at the time the offer is accepted.Get an equity line on your current homeIf your down payment is mostly the equity in your current home, 401K, or the stock market, or if you are simply short on cash at the moment, one of the easiest ways to get cash to buy another property is to get an equity line on your current home.Getting an equity line, also known as a HELOC, is fa...

Latest news on the Matthews (28105 zip code) real estate market in June 2021 and what it means for you...   Matthews housing market continues to see extremely low inventory with the months supply of inventory razor-thin at 0.6 months (down 62.5% year-over-year from 1.5 months in June 2020 and down from 2.3 months in June 2019). Inventory of homes was down 58.8% year-over-year. New home listings decreased 14.6% year-over-year.
