Unpermitted space is a common dilemma in our area.  Often homeowners finish off attics or basements without wanting to go through the hassles or expenses of getting permits.  Often they want to avoid the extra property value increase for tax reasons.  Well these decisions come back to haunt them when they try to sell.   Price per square foot is a commonly used measure of value for homes, at least it is in the Triangle of North Carolina.  Frequently, listing appointments get tangled when discrepancies in the online tax records for square footage differ significantly from the measured amount of heated square feet.  The red flag goes up, and as agents, we start searching for permit records.  Buyer's agents and listing agents are much more in tune with their liability regarding the square f...

The arrow on that sign should be pointing slightly upward, that is the way sales of homes in Apex North Carolina are heading so far in 2010. The Apex real estate market has remained almost bullet proof in 2010. Prices are up in almost all zip codes and definitely in the overall market, foreclosures in Apex are almost non-existent, unit sales are up double digits...good times. There is no doubt not everyone is feeling the positive vibes there are still six months supply of homes and those near the new 540 are feeling downward pricing pressure. Bella Casa in Apex, NC is a relatively new, custom home development.  This Triangle area neighborhood is offering a lot!  There are new phases currently under various stages of completion.  The neighborhood is surrounded by a 165 acre nature park with future walking/biking trails, multipurpose fields, dog park, amphitheatre and more.  The completion of this park has been delayed by the Town of Apex until 2012.  The neighborhood amenity plans will include a jr. Lunch with the Ambassador (of Apex North Carolina!) Even though for many people today is a day of relaxation, as a Real Estate agent, I took it as an extra opportunity during the week to show houses to a prospective homeowner.    Today, after my client and I had looked at several houses in Apex, we decided to stop for lunch in "downtown Apex."  Of the many excellent restaurants on Salem Street, we opted for Anna's Pizzeria. Their lunch special is always awesome!           As we arrived right at 11;00 before the lunch crowd really filled the place up, we had a pretty wide choice of seats. I don't want to "list" your home. I want to sell your house! Big difference! The common thought may have once been that a Realtor comes over, sticks a sign in the yard, "lists" your home on the MLS, and viola, in a few days you're counting your money at the closing. Nowadays a potential seller has to be ready to "SELL" the house. How? Listing a home involves a lot of work up front for me as the Realtor.  By the time I've first talked to you, prepared a market analysis, looked at your house in person, and signed the paperwork, I've already put in at least 8 hours of work. Seems like just yesterday I took a picture of a red horse barn in the snow off Lawdraker Rd in Apex North Carolina and posted it here. That picture ended up winning first prize in the local Realtor's Association contest. Here it is now early April, unseasonable hot in the low 90's,  and not only are the grasses and flowers blooming, but the yellow pine pollen is coating the whole are like a blanket of yellow snow. I thought it would be interesting to take the same picture of the barn on Lawdraker Rd in Apex in Spring, so here it is: North Carolina in the Spring is amazing to watch. Everyday something new buds, blooms, grows, or gets covered in pollen. And more people are thinking of buying a home. If you're thinking of buying or selling a home, now couldn't be a better time!
