at HOME...CONTROL YOUR OWN DESTINY Do you have a friend or relative who might feel more comfortable visiting you if your home were more accessible? We do. And we know that there is much to be said for a comfortable home that makes sense for you, your family and friends. In fact, the topic of all inclusive homes is “hot” these days. It seems “Boomers” are spearheading a trend toward staying in a “FOR ever” home - one intended for today, and for years to come (“aging in place”). How about you? Would it make sense to have the things you need in daily life, while maintaining your independence and quality of life in your own home?HOME RE-IMAGINED...Would it make sense to control your own destiny, have the things you need in daily life, while maintaining your independence and quality of life?...

Milestones  Most of  you know me from almost a decade of blogging here.  Next week I also am approaching one of those “milestone birthdays.” If you are like me, milestone birthdays seem to prompt the looking back on a past decade while looking ahead to plan for the future- where have you been - where are you going? Looking back, I am surprised to see the amount of real estate-related and practical arts material my team and I have produced for LWBPC Publishing and The Sage Companion Project, a website we developed.  AGING-IN-PALACE© a quick start guide for aging at home.(Designed for All- Aging-in-Place Book” (link is at the bottom of this page)-  (Practical Arts eBooklet) “JUICY SOLUTIONS- BLOGGING for Real Estate Brokers” (class) “PRACTICAL REAL ESTATE-What They Don’t Teach You In Real...

Selling your house, capital gains, and the 1031-like-kind exchange potentialAsheville Real Estate Journal  Four noteworthy rules of the road for "smart real estate dogs"Listed below are four (4 ) important "rules of the road" about which to be aware when it comes to selling your house, capital gains, and the potential of 1031s. (4Terra's own smart dog is a pro on the land)   1. Do the due diligence when it comes to the rules about reporting the sale of your home and any gain from the sale. Consult with accounting and legal professionals.2. If you sell your home at a gain, you may NOT have to include the gain in your taxable income, but again, check that out with your professional adviser.3. As long as you meet certain qualifications, you may be able to exclude up to $250,000 in gain fro...

July 6, 2017 by Jerri McCombs Leave a Comment (Edit)North Carolina Arboretum, AshevilleFor the Fourth of July I decided to spend some time at the North Carolina Arboretum. Even though it was a bit muggy and hot, I was ready for a good hike through the gardens. And as luck would have it, I arrived on a first Tuesday of the month for a half price entry fee. The arboretum is normally $14 per vehicle, but on these days it is only $7! So it was a great day for an inexpensive holiday event. I started off inside the Baker Exhibit Center Greenhouse for the Butterfly display, Winged Wonder. It was an interesting area. Located in a small greenhouse, they had plants these creatures love to hang out on to lay their eggs. And there was a chrysalis-rearing chamber, which I found interesting. They ha...

YOU may have heard that  that Asheville is HOT in terms of appreciation../.some say 10% annually. For buyers who want to explore investment opportunities as a result, that could be a very good thing. But caution is also in order. Before you jump into tha cute little bungalow that may appear to be updated...think about other potential issues   and real costs. Ina 1900s the Home Inspector discovered “issues””(as in the following paragraph. )   “Big Ticket Items” found in many older buildings: Materials and contaminants such as lead paint, asbestos, mold, pesticides, and coal dust, insulation wiring foundation work, moisture control, holes in basement dirt floor, musty smell and odor of oil permeating the house, an old oil tank, drainage issues, a new roof, hazardous materials abatement, n...

Don't you find that the line between work week and weekend gets pretty blurred?  Certainly that's the case if you are a full time real estate agent but there are so many other jobs and professions that it is rare to have a full weekend to yourself.  While it isn't unusual for me to work on the weekends, I do try to keep caught up so I am sort of working for the weekends. Sometimes I schedule clients for the weekend because Saturdays or Sundays are the only times available to them to work and I'll do that with no resentment at all.  I learned a long time ago that if I feel resentment working within the constraints of a client's schedule that I need to look deeper into that particular relationship! Now, I can happily say that never happens.  Of course, much of that has to do with the init...

Talk with an old hand in Asheville area real estateAT THE “KITCHEN TABLE”  What makes clients (and I) enjoy “sitting down at the kitchen table” in a relaxed atmosphere to talk about what is important to them?  Our mutual objective is to refine and define their network of referrals. It’s all about gathering valuable information then making wise choices. As a “white-haired” person, I have to say (and I’m smiling) that it is really important to make wise choices - and that includes your support team. FOR SELLERS, as we talk, there’s list of questions: Are you interested in placing your property IN or ON the market? Is timing important to you? How do you, the decision-maker, establish a fair market value for your home? Understand timing, and market temperature? Assess the responsibility of ...

A new home is one of the biggest purchases homeowners will make in their lifetimes. Regrettably, sometimes costly mistakes are made by various parties of the transaction - builders, remodeling contractors, or even the new homeowners, themselves. Storing Household Goods on Garage and Attic Trusses. Garage and attic trusses are designed to support the weight of the roof and ceiling and not the weight of anything else. Unfortunately, many homeowners view the space in the attic and above the garage ceiling as a great place for additional storage. Storing household goods in these areas can result in sagging and even a possible collapse of the roof structure. If a homeowner wishes to use this space for storage, a structural engineer should be consulted to determine if additional reinforcemen...

A REFOCUS KIND OF UN-RETIREMENT- Asheville REALTOR StyleSeasoned (“old”) REALTORS do not retire they simply refocus. Most REALTORS who have been around for a long time have always valued quality of life. We understand our clients’ desire to be alive in the place where birthdays through the years are celebrated- including that 65 –year milestone- the home where we raise our children, make memories, and enjoy times with friends and loved ones.Over the years, it has become apparent to us that certain “conveniences” (ask me for my top 5) can work for all home-dwellers regardless of age. Planning to include these “conveniences” with simple (not too costly) modifications and/or more substantial residential remodeling/ home modifications to fit lifestyle needs can start today. But where do yo...
