Things are looking up in Asheville.  Showings are increasing, houses are selling and the inventory is slightly down. Our hardest hit was from last June through February this year. Now we are seeing very encouraging signs. It won't go quite to normal this year, I don't think, but it is on its way back up and I hope next year will be back to normal. Now is a great time to buy while prices are still a little soft and sellers still nervous.

Vacant Land, Lots, and Acreage Sales- Buncombe County, NC - April 2009 Buncombe County includes the cities or areas of Asheville, Leicester, Weaverville, Black Mountain, Arden, Skyland, Candler, and Biltmore Forest.    60 parcels of vacant land have been Sold in 2009 in Buncombe County with an Average Sold Price of $71,311, up from last month. The first 4 months have started off with a a slower rate of sales, which is not unusual for the time of year. This would indicate that investors, builders and speculators are waiting for the market to stabilize and to plan for the future growth of the area. GROVE PARK and Sunset Mountain Neighborhood.  Asheville's Grove Park-Sunset Mountain Neighborhood encompasses a large area that surrounds the world-famous Grove Park Inn. The Inn, built by Edwin Grove opened in 1913. The area surrounding the Inn became known as the "Grove Park."    Homes: Here you will find an interesting mix of historic and newer homes, tree-lined streets, incredible views of downtown Asheville and  absolutely no commercial zoning (although there are several properties zoned institutional and two churches.)  Many homes are adding to the "sustainability facotr" in the Grove Park area. Do you still have buyers that don't have a down payment looking for  home? I realize that owning a home is the American Dream but the reality is...,if a buyer can't save a few thousand dollars for a down payment, what makes you think they will be able to keep up with their mortgage payments? Just yesterday I told a buyer they should wait about a year so they can save a down payment. Yes..that was a difficult thing to do when sales are slow but I know that I will be rewarded in the future. Agents....lets do the right thing and council our buyers. We don't have to make a commission off everyone that seeks our services. Sometimes it is better to have them wait until they can afford to purchase a home. Why haven't you sold my home yet? WOW! Have you heard that lately? If you have you might want to critique your client follow up system.  After I list a home either my assistant or I call (email if they prefer) every week. If their home hasn't been shown that week we just talk about positive things in our market. Sometimes we talk about the beauty of our area. Maybe everything is in bloom or the leaves are starting to change. Just think of something that will make them feel good. They are so appreciative and usually tell us that their last agent never called them after listing their home. You may not sell their home in the six month listing period but guess what? The 2009 Buncombe Green Home Tour was a lively happening on the last Sunday of April.  The tour , which is  self-guided included about 50 Healthy-Built homes.
