Today I had calls from Memphis, TN; New York; Fall Church, VA; Bay Point, CA; and Randallstown, MD. It would be great if those calls were coming from clients but I will never know because I didn’t answer any of them. Truth is, I’m a successful Realtor and I no longer answer my phone.  I’m sure I’m not the only one who is fed up with the run away number of robo calls, scams, unwanted solicitations, and unwanted texts notifying me that I’m a winner (thanks, but I already know that).  The National Do Not Call program is a joke. I’ve had my cell phone number registered for years, but it’s done nothing to curb the phone calls. And now there is this thing called spoofing. According to the FCC Caller ID spoofing is when a caller deliberately falsifies the information transmitted to your caller...

We admit it....when it comes to living in Brevard, North Carolina we are biased. After living in Florida for 30+ years and watching the area morph from a nice Gulf-side community to a bloated, over-populated megalopolis we were ready for a change and anxious to leave the heat, humidity, hurricanes, and hectic lifestyle in our rear view mirror. We had vacationed here in western North Carolina for years, mainly in the Franklin and Cashiers area. But when it came time to choose a community where we could put down new roots, it was Brevard. Brevard, NC is everything you want in a small town.  It has plenty of shopping but if you need or want more, it's a 30 minute hop over to Asheville.  People live here who were born and raised here insuring that the rich mountain and farming cultures are s...

The news this month is all about the Brevard/Pisgah Forest market and the current "buying" season. One of the indicators that we consider when we talk about how the market is doing is how long it takes for homes to sell. You'll see that number indicated in listings as CDOM (cumulative days on market). The contrast between this year and last year is startling.  In the Brevard/Pisgah Forest area last April, the average days on market was 386.  April this year, that number dropped dramatically to 170.  We are seeing the most activity in that ever-popular price range $150,000 to $250,000 price range. It's back to being a seller's market in that price point with multiple offers and very few days on market.  There were 36 residential properties sold in Transylvania County last month and 25 of...

It's spring time in the mountains around Brevard, North Carolina.  That means the daffodils and tulips are blooming and the local farmers market will be opening soon.  It's also the time when Brevard real estate starts its year.  Memorial Day is when the official starting gun fires, but in the month or so leading up to that, you can sense a shift in the air.  From everything I'm reading and based on the drum beat I hear among my fellow REALTORS, 2015 is going to be a good year.So how are things looking so far? Transylvania County and the Brevard area continues to be very active. In fact in March, we nearly doubled in residential sales over the previous year.  The lions' share of sales continues to be $350,000 and under, a trend that has been steady the last 3-5 years.  Plus, while our a...

Today I learned the hard way that I need to add one more thing to my official "Seller Do's and Don'ts" manual. Today we were out with buyers and walked into a home they had wanted to see.  As we came through the front door we were assaulted (no, that is not over stating it) with an orange/citrus scent.  It may have been one of those scented air filters or it may have been some over used air freshener. Whatever it was, I was only in the house about 10 minutes when my lungs began to feel like they were in a vise grip and it was imperative that I get outside for some fresh air. It was a little scary, frankly, and my lungs continued to feel constricted the rest of the day. I have only a mild asthma condition and have never had a reaction to a scent like this in the past, but I clearly had o...

What home buyers are looking for in a new home is reflective of the current real estate market and the overall state of the economy. Home sellers should be aware of these current market trends so that they can highlight those features already existing in their home or, when possible and cost-effective, to do some updating that will include some of those sought after wish list items. So what are today’s home buyers looking for in a new home? According to a recent survey by the National Association of Home Builders, these are what home buyers seem to want most: 1. Energy Efficiency. Energy-star rated appliances, energy-star rated windows, and ceiling fans topped their list. Seeking to lower their overall energy costs, today’s cost-conscious buyers are no longer attracted to the two-story ...

The National Association of Realtors reports that 2012 saw total home sales at their highest level in five years and the lowest housing supply since May of 2005. Signs continue to indicate an improving housing market, spurred by low interest rates, less inventory, and rising demand. Potential buyers who stayed on the sidelines during the recession are getting off the fence and back into the market as their financial ability and confidence grows. If you are thinking that now is the time to prepare your Western North Carolina home for a spring sale, decluttering and organizing your home is an essential step before you put it on the market. Although organizing and decluttering your home may seem like an overwhelming undertaking, it is doable. Use some of these tips to make the task at hand...

No home seller wants their home to linger on the market but there can be a number of reasons that someone may have to sell their Western North Carolina house as quickly as possible. Selling your home quickly doesn’t have to be an impossible endeavor. Here are a few tips to consider to have your home ready for a fast sale: Stage Your Home Properly •Pack up all of your personal memorabilia. The potential buyers don’t need to see your life in the house, they need to be able to visualize their life in the house. Put away any objects you do not need on a daily basis. Books, pictures, personal décor, and other knick knacks that once added familiarity to your home may now appear as clutter to potential buyers. Arrange closets and cabinets to portray a spacious, neat, and orderly appearance. •A...

On one hand, Cadence Point is reminiscent of a classic neighborhood, with its inviting streetscape and homes that recreate a sense of Brevard’s architectural legacy. On the other, the entire community is designed for modern living, with a strong emphasis on sustainability. The home designs of Cadence Point react Brevard’s architectural history, which was impacted by two important events: the arrival of Charlestonians in the late 1800’s and the area’s economic boom of the late 1930’s and 1940’s. As a result, homebuyers will see ...

If your Western North Carolina home is currently on the market, or if you’re getting ready to put it on the market, it is important to do everything you can to give it a competitive edge. Home buyers value green improvements that make a home healthier, more comfortable and save on operating costs. Homes that are green sell quicker, and for more money, than a house that lacks environmentally friendly accommodations. Clearly, ‘green’ improvements are something buyers are looking for and sellers should be thinking about. Here are some eco-friendly home improvements to consider:   •High efficiency toilets, faucets, and shower heads are a great way to reduce water usage while also lowering costly water bills – just replacing aerators and shower heads, the average home will save $65. •As much...

The holiday season is a joyous time of year that we all look forward to. But it can also be a stressful and potentially dangerous season for your pets.  According to animal experts there are a number of things we can do to insure that Fido and Fluffy have a safe and happy holiday with the rest of the family. Holiday Food - The family is gathered around a table filled with a bounty of great food like turkey or ham, stuffing, buttery rich potatoes, gravy, and more. As tempting as it may be to slip your pet a bite or two of the family feast, don’t do it. These rich fatty foods can lead to Pancreatitis which can cause long term organ damage or death. Of course, never ever give your pet turkey bones. They can easily splinter causing intestinal blockage.  If you have a large pet that is prone...
