Monday night I got a call from someone whose area in South Dakota was in the midst of being whacked by a blizzard.  I guess it was the last straw for him.  He was ready to start investigating a move the Southern Outer Banks or SOBX as it is locally known.  Actually the blizzard was not the real reason for wanting to move, but I covered that in a post on the Crystal Coast Living blog. His call had come just hours after an email from a potential mountain dwelling client who is already scheduled to visit our area this summer.  The same blizzard had just dumped over two feet of snow on her Montana doorstep.  She was desperate for a picture of anything that was not white.  I sent her a link to some spring flower pictures that I took this weekend. I have spent a lot of time in the last three months working with clients who are interested in having a place where they have access to the water.In our area of Carteret County that generally means finding a "water access" community.  Here on the Southern Outer Banks, that usually involves a place which has a boat ramp and access to navigable water.My wife and I have been boating down here on the coast for about a year.  We have had to figure out a lot of the boating information for ourselves so it is still fresh in our memories.That has turned out to a very helpful skill when it comes to dealing with water access communities.The fact that I have a 20 ft skiff on a lift behind my house has been very useful. Sometimes work is just work.  There is no way around it. I recently had the opportunity to meet with a couple that had found one of my websites not long ago.They had decided to visit our area, the Southern Outer Banks, and compare it to some other places before they picked a spot to retire close to their two kids, one of whom lives in Alexandria, VA and the other in Columbia, SC.The day before they met with met, they drove around a little on their own.  They mainly hit our main highway, Route 24 and idled down Front Street in nearby Swansboro.The route they took is pretty what most people from out of town do when looking at the area.  Sometimes after doing that, they ask, "Where do all the people live?"That's a question I will answer in a moment or two.My couple showed up for the meeting and said they didn't really want to waste much of my ti...

The Labor Day weekend passed relatively quickly, and we got our next wave of tourists, the parents whose children are too young for school.This week has been a gorgeous week at the beach. It has almost been the icing on the cake of a very nice summer.  The weather, other than three weeks of low nineties and lots of humidity, has been nearly perfect. That appears like it is going to change.  Subtropical storm Gabrielle has been swirling around on our coast.I suspect it will cool off what is already a pretty cool real estate market.  Most buyers are still on the sidelines.  Many sellers are still hoping to get a high percentage of what properties went for just a year ago.  That doesn't making getting a meeting of the minds very easy.It is a challenging market and Gabrielle can either help...

This summer on the Carolina coast, we have a good balance of sun and moisture.  Other places like Roanoke, Virginia where the picture to the right was taken have not been so fortunate.It is drier than we have ever seen it in our nineteen years in Roanoke.I have a feeling that the real estate market is in a similar dry spell.  We have had more showers than we had last spring, but we still have not seen that soaking rain of buyers that we need to keep the Realtors® in our area going.Yet I have a feeling that just as we are on the edge of the fall season which might bring some substantial rains to Roanoke, we are also close to a change in the real estate market.I have had more calls in the last two weeks than have come in since I started last winter.It is heartening to have some calls and ...

While our market on NC's Crystal Coast is probably different from many markets, we certainly have faced many of the same challenges as other markets this year.Still I think we are showing some signs of life which we need to aggressively protect and nurture. We have also seen some special issues such as being named the county that is the number one hurricane target in the US. Numbers are sometimes funny.  I looked at the same statistics and drew a totally different conclusion.My thought was not that Carteret County was due to be hit since it had been a long time since the last one, but that maybe the county was less likely to be hit based on current weather patterns.  Only time will tell who is right.Weather is just as hard to predict as the housing market, but recently in our area we ha...

Both of our local papers, the Jacksonville Daily News, and the Carteret Times, had articles today about the holiday throngs being the best crowds in years.Yet when I worked the duty desk at the real estate office on July 3rd, there were no calls.New home starts continue to be weak.My guess is that this great holiday weekend is a beginning of a recovery for our area of Coastal North Carolina. Tourism is our lead generator.  I would guess that even in the days of the real estate bubble, there were few people who bought in the Southern Outer Banks without visiting first.Having great weather and plenty of people to enjoy it plants the seeds for people to consider a second home or perhaps to even consider our area for retirement.We have had just about everything going against us this year ex...

For two nights this week I have helped another real estate agent sell a lot in our neighborhood.  Actually I wasn't on the job.The first night I was kayaking back in from the river just as she and her client walked around the boardwalk and looked out the gut.The next night I was just coming in from the river in our new boat.  I could have been a prop again this afternoon.After a morning of fishing on the river, I headed over to the clubhouse and had a swim in the pool.  I was the only one there.Actually I wasn't needed today since the clients made their decision last night as I was coming in with the boat.Kayaking, boating, and swimming are nice ways to sell property.  Perhaps I could get a job as a prop. Yesterday was the the hottest day of the year here on the Crystal Coast.  We had a booth at the Swansboro Arts Festival.  As hard and hot as it is sometimes, standing out and talking to the public is a good way to gauge what is on people's minds.That works if you can get them to stop and have a conversation. We were giving away sun screen, ink pins, postcards, and maps.If we had known the heat was coming, a tanker truck full of lemonade, some wading pools and a watering station for the dogs might have gotten more people to visit with us.If we could have figured how to blow some cooling mist on people without making the street wet, we might have gotten some customers for life.In the extreme heat with a lack of any breeze, it was pretty hard even giving away the free stuff.  I am not a sh...

I recently had a really good experience with a client.  I put a lot of effort into my web presence and sometimes I wonder if I have the right balance, but a new client's recent comment seem to indicate that my web efforts are well worth it.In earlier posts, I had talked about the challenges of working with City-data.  I spent a few days and re-created my websites, Southern Outer Banks and Coastal Paradise, on my personal domain.  As you can see if you click on the links, I stripped out all advertising.  It was a lot of trouble.Yet by doing that and registering as a Realtor® with City-data and doing a business profile, I have been able to talk about some items that I believe are important to clients.Apparently my client was searching for information on flood zones and came up with a post...

I tried to get over to the beach this morning to get some sunrise pictures.  Unfortunately when I got to one of the ocean access points, at 5:55 am, the gate was still locked.The Emerald Isle, NC police who are usually very prompt were running a little behind schedule since I waited until the 6 am opening time and then left.I managed to catch this sunrise over Bogue Sound as I was heading back to the mainland.  I posted a few more shots at my Picasa Web Albums site. It was a beautiful ride back to the house in the cool morning air which had only warmed to 57 dgrees Fahrenheit. On the way home, I swung in and bought a copy of the Raleigh News & Observer to catch up on my favorite comics.I wasn't surprise to see the article, Double Threat, which listed Carteret County, NC as the most like...

I talked to a buyer yesterday who is planning on coming down to the beach next weekend.  She was looking for property with a few acres where she could keep a horse and her dogs and still not spend a fortune.Fortunately we had something that might fit the bill.
