Ok, here comes my bias. . . What a game last night.  UNC 101, Duke 87.  UNC came out of the gate with a quick 10 point lead.  It was shortly after that when Duke pulled ahead and stayed ahead until the end of the first half.  The Tarheels came out in the second half and pulled out all the stops.  Did you see that 3-point shot by Hansbrough with 2 seconds to go on the shot clock?  It was an amazing basket.  Ty Lawson also had an incredible game.  This game had all the rivalry that we love to see in college basketball.  Oh, what a game. So I think this is why in North Carolina they say, "The Sky is Carolina Blue."  Go Heels! The 2008 Year End data are out for Chapel Hill and Orange County Closed sales in Chapel Hill and Orange County declined 29 in 2008.  Chapel Hill and Orange County did better than the rest of the Triangle where overall sales were down 35%. The average days on market for resale homes was 77 and the average days on market for new construction was 132.  The current supply based on 2008 closings is 7 months.  This tracks with the rest of the Triangle area market. The average sales price for Orange County was $322,100, which is down 8% compared with 2007. In Chapel Hill-Carrboro, the average sales price was $362,531, which is down 7% from 2007. In looking at single family homes ONLY in Chapel Hill-Carrboro, the average sales price was $464,440.  This represents a 3% decline from 2007. Althoug...

This past Wednesday, the Chapel Hill Town Council members and members of the UNC-Chapel Hill's Board of Trustees disagreed over what should be done with the remaining 750 acres of the 1,000 acre Carolina North site.  UNC plans to build an academic and research campus on 250 acres of the site, but would not agree to permanently preserve the remaining 750 acres of land as many on the Town Council want.  I live across the street from this tract of land.  It is a very beautiful piece of property with wonderful walking, mountain biking and running trails.  It is actually more property than UNC currently sits on.  That is an amazing fact.  It is my hope that as UNC develops this property, the beautiful and peaceful trails are preserved.  The Innovation Center, Carolina North's first building,...

Despite the economic recession, the Chapel Hill-Carrboro School system is continuing to move forward with the plans for the 11th elementary school. The new elementary school is proposed to be built in the Northside neighborhood between Caldwell and McMasters streets (this is very close to downtown Chapel Hill).  The first step in the development process, the concept plans, were submitted to the Town of Chapel Hill in December.  School Board Chairwoman Lisa Stuckey cautiously acknowledged that plans could change.   The school is tentatively scheduled to open in the August of 2011.  I will continue to discuss the progress on the development of this school.  I wonder what they will name this one. . .  Any ideas?

Chapel Hill-Carrboro School students continue to outperform their counterparts across North Carolina in reading, despite a drop in reading test performance as a result of significant changes made this year in the tests given to students grades 3-8.  These changes include setting higher standards for attaining proficiency.  These changes resulted in 78.5 percent of CHCCS students posting proficiency in reading compared to 93.4 percent in 2008.  The drop in scores in the Chapel Hill-Carrboro district is approximately ½ of the decline that has been seen statewide.  Raising standards is of course a good thing, but it will take a year or two before this evens out. Registration for Kindergarten Begins in FebruaryThe Chapel Hill-Carrboro City Schools will begin accepting registrations for kindergartners for Fall 2009 on Monday, February 2. To make it more convenient for families, forms may be printed from the district's website, www2.chccs.k12.nc.us/registration, or a registration packet may be received by mail by calling the registrar, Marlen Orio, and leaving your name and address.  Parents may also come by Lincoln Center to pick up a kindergarten registration packet and take it home.  All of these options allow the forms to be completed so parents may be more prepared before coming in to register. Only parents or legal guardians are permitted to register students. Registration forms may be returned in person to the registrar at Lincoln Center Mo...

A client recently asked me if there would be snow when they come to town at the end of January.  My response was, "Snow, what is snow?" Well, today we certainly have snow and it is beautiful. We have not had a good snow in Chapel hill, North Carolina in 4 years. I wanted to show you how much has accumulated so far. This is good for us. Take a look at the table on our deck. It’s time again for a year-end neighborhood real estate market update.  Since my mid-year update, no additional homes came on the market in Ironwoods so the stats remain the same.  The chart below shows the high, low and average figures for 2008. As a Realtor and neighbor, I am very happy to report that this year sales in Ironwoods were very strong.  Overall, sales are down a solid 30% in Chapel Hill and across the Triangle.  I was thrilled to see the responsiveness of the market to homes in Ironwoods.  All the homes that came on the market in Ironwoods sold quickly and got 98% of their asking price, on average.  There was only one house that had a price reduction.  Otherwise, the houses were priced right and sellers got most of what they were asking for.   Average Stats Based on 6 Sal...

  CHCCS to host multi-generational Inauguration viewing and dialogue A coalition of CHCCS student organizations will sponsor a multi-generational Inauguration viewing and dialogue event on Tuesday, January 20, 2009, from 11:30 am to 2:30 pm at Carrboro High School.
