Closed home sales in the first quarter of 2010 were up 13.7% over the same period in 2009. Home showings were also up for the quarter with an increase of 17.4% versus first quarter 2009. The average sales price of homes in Orange County for the quarter was $349,290, down 19.8% from 2009. The median sales price of homes sold in the first quarter was down 21.1% from $360,000 to $284,000. The real estate market in Chapel Hill and Orange County showed dramatic improvement in the fourth quarter with sales up 46.1% when compared to 2008. Much of this increase was undoubtedly attributable to the federal first time homeowner tax credit which was scheduled to expire November 30 before Congress extended and enhanced the program to include existing homeowners. Despite a strong 4th quarter, home sa...

Over the many years that I have been in RE  in Chapel Hill I have seen an incredible number of agents come and go. Susprisingly twenty agents in the CBHPW Chapel Hill office have been with the company for 10 years or more. What traits do you think set these agents apart and keep them going year after year in a very difficult business?Last week I discovered some answers.Thursday morning CBHPW had a  breakfast for agents who have been with the company for 10 years or more.I didn't want to miss this event because it was honoring friends who were with the company when I started 11 years ago and have always been there for me.  Four agents in our office    had anniversary milestones that were celebrated at the breakfast - Linda Boucher 15 years and  Debbie Saleeby, Tommy Watts and Cotten Tyle...

This year the real estate industry especially the Mortgage business has experienced an overwhelming amount of increased regulation, enforcement, consolidation and major changes. These changes have often contributed to confusion among buyers, sellers and industry professionals as we attempt to keep pace with the almost daily changes, and interpret and implement new regulations. Guidelines affecting "Good Faith Estimates", "Condo Project Approvals", "APR", and "Truth In Lending" rules have stalled closings and in some cases caused cancellations of transactions. Effective June 1, 2010 Fannie Mae has issued lender mandates that if not properly managed could have far reaching effects on buyers, sellers and our ability to successfully close transactions. This initiative, called FNMA LL-2010-0...

In my neighborhood, folks walk...so when somebody plants a For Sale sign in the front yard, everybody knows. Of course, that's the general idea...to let everybody know that your great home is ready for a new owner. And your neighbors have more than a passing interest in your sale...they have a vested interest. They'll be keeping tabs on that sign. Once the Under Contract banner goes up they will want to know for how much your home sold and when it will close. If the Under Contract banner is slow in coming or never goes up they will draw their own conclusions...and some of them may be incorrect. So what is the secret language of the real estate sign? Realtors are bound by all kinds of rules when it comes to signage; local ordinances regarding size and placement within town/city limits, M...

There are a number of companies that offer home warranties to sellers during the listing period that are transferrable to buyers at closing for a fee, or that can be purchased for the buyer at closing. Typically coverage can include the major systems in a home such as the HVAC system, Water Heater, Attic Exhaust Fan, plumbing systems, electrical systems and most kitchen appliances. Warranty prices range  from about $390.00 on up to $600.00 for basic coverage depending on the warranty company. There is a wide variance in price for the "basic" warranties because each company may offer different features and benefits within their individual plans. Recently, a seller that I represented and who'd maintained a warranty on his property was able to get his water heater and garbage disposal repl...

So, it's official. I admit there is one thing I DO NOT like about living in North Carolina. Tree pollen. It's absolutely everywhere. I'm not kidding. EVERYWHERE. This is the one time of year I do not like having to be in and out of my car every five minutes. The yellow-green dust is so thick you can see it in the air and I cannot even think about how much of it I breathe in in the course of a day. It's in the driveway... On the grill... On the woodpile... On the deck... In the bird bath... On my cat... Did I mention my poor cat.... Thank goodness it is a short lived issue. I'll forget all about it when the azaleas are in bloom. Please excuse me now...I need to go take a shower....and rinse off my cat.
