Chapel Hill, NC Real Estate News

The real estate market in Chapel Hill and Orange County showed dramatic improvement in the fourth quarter with sales up 46.1% when compared to 2008. Much of this increase is attributable to the federal first time homeowner tax credit which was scheduled to expire November 30 before Congress extended and enhanced the program to include existing homeowners. This is evidenced by the fact that November  2009 home sales were more than double sales in November 2008, while in December closed sales were up only 6.7%. For calendar year 2009, home sales in Orange County ended down 10.6%. Sales through the first three quarters of 2009 were down 22% from 2008, after falling 28% for calender year 2008 when compared to 2007. The average price of Orange County homes sold in 2009 was $317,847, down 1.2...

Success! The opening reception for the new satellite gallery for the  at the  CBHPW office in Chapel Hill (that's Coldwell Banker Howard Perry and Walston in case you wondered) was a true success. Over 100 guests attended. We had wine and food on both levels of the office. At one point in the evening I was upstairs and wanted a break from the crowd so I went to downstairs gallery area. There were just as many people there! Clients of the agents in our office were especially interested in the art because nothing makes a new home feel special like an original work of art. The Morehead Planetarium at UNC Chapel Hill is set to go fully digital!  As a result of a $1.5 M grant from GlaxoSmithKline, the planetarium will reopen on February 5th with a state-of-the art system that, according to the UNC folks, "puts Morehead in the same class as the National Museum of Air and Space and the American Museum of Natural History."   The digital system features super high definition 4000 x 4000 pixel resolution, a 5.1 channel digital surround system, and reconfigured seating for better sight lines.  The new system, called fulldome digital video technology, will create an "immersive environment" in which each visitor is surrounded by the sights and sounds of the planetarium show.   To learn more, visit the Morehead Planetarium's site at http://www.moreheadplanetarium.org/

The Chapel Hill, NC Fire Department participates each year in a safety campaign called Keep The Wreath Green as a visual reminder to the local community of the danger posed by Christmas trees and other holiday decorations if they are not properly installed and monitored. The wreath hangs on the Chapel Hill fire station from the first day of December until the last and starts out decked with a large red bow and green lights. For every house fire during the month of December a green bulb is changed to a red one.     Today is Christmas Eve and fortunately there is but one red bulb on the wreath.      Trying to avoid the long lines (and poorly designed parking lot) at the Carrboro post office or the PO near University Mall?  Go to the Franklin St. downtown post office.       Students are gone and the parking is usually easy to find.  There aren't any lines.  The postal workers are NICE.  Another option is driving over the line to Chatham County and using the PO in Popes Hardware Store.       Popes also has all the do dads you go to the hardware store for but end up leaving Lowe's or Home Depot without because you can't find what you are looking for.   Happy Holidays!

If you have to sell a home that is unoccupied, due to death of owners, divorce, a move, whatever, one of the big questions is should you sell it with the furniture still in the house or move the furniture out?  Long ago, before I got into real estate, I had agents tell me to get everything out so potential buyers could see themselves and their furniture in the house.  Bad idea.  After I got in the business I realized what a big mistake that was!  You want the house to be furnished.  If it is empty, people see an empty house.  If it is well furnished, they see a home.  Big difference.  It is also amazing how ALL the little scratches, chips and dirt are MUCH more evident in an empty house. I'm not real crazy about referring to "Family Friendly" properties, towns, etc when I am talking with clients and potential clients.  Fair Housing issues and all, you know? But... BusinessWeek has published a ranking naming Chapel Hill, NC, as one of the top places in the country to raise kids.   The University influence on the public schools, the highly educated populace, great natural surroundings, and small town vibe seemed to click with them. I wasn't raised there.  Wonder what that portends for me?

        Recently I had an opportunity to combine two of my favorite things to do in the Triangle.  A friend of mine, who used to be a former chef, invited me to Southern Season's Cooking School in Chapel Hill. In the past I have written about my fondness for Southern Season, especially during the holilday season with their many basket choices, wine selection, and decorating ideas! I was going to do an update on the Stoneridge/Sedgefield neighborhood in Chapel Hill.  (Conveniently located in the Chapel Hill School District, but NOT in the city limits.  Thus no city taxes, but great schools.)  It also happens to be MY neighborhood, so I keep an extra close eye on it.  However, there is currently only one house on the maket and in the past year exactly ONE house has closed.  (There have been a few that came on, sat for a while, and were withdrawn.)The current house on the market has been on for a while and has had two price reductions.  No takers so far.  The house that did sell several months ago had been on the market for over a year, though it finally went at a decent price.  It was one of the smallest and lowest priced in the neighborhood and sold just before th...
